In order to generate $10,000 in Net Operating Profit After Tax (NOPAT) through a rental property, you must own a $50,000 property with an unheard of 20% net rental yield, a $100,000 property with a rare 10% net rental yield, or a more realistic $200,000 property with a 5% net rental yield. When I say net rental yield, I’m talking about rental income minus all expenses, including a mortgage, operating expenses, insurance, and property taxes.

Article writing is one of those things that isn’t at all glamorous, and few people will get excited about it.  With that said, it’s one of the easiest ways to set up your passive income stream.  To give you some perspective, I wrote about 120 articles late last year and have hardly written any since then.  Since that time, my articles have earned me over $700.   I continue to earn $70-90/month without having to do any additional work, which is something I look forward to every month.
Unfortunately, I can’t answer that conclusively one way or the other. It all depends on you, what you like to do, your work ethic, personality, etc. If you are a good writer perhaps you could write a book and make money that way. Coaching – I’ve been coaching ever since I was in college and I love it. And since I coach a club team, the time commitment averages only about 10 hours a week. The money isn’t great if you depend on it for living but it’s the perfect secondary source of income since it’s very easy for me to get hired as a coach(and it’s tax free through business deductions).

In January 2018, I missed my chance of raising the rent on my new incoming tenants because it didn't come to mind until very late in the interview process. I didn't write about my previous tenant's sudden decision to move out in December 2017 after 1.5 years, because they provided a relatively seamless transition by introducing their longtime friends to replace them. I didn't miss a month of rent and didn't have to do any marketing, so I felt I'd just keep the rent the same.

The coolest part for me is a little part called Taxbot. It’s a cloud on the site that tracks all of my business expenses and you can download that to your phone, take a picture of your receipt and toss it. Great breakout of some common items that are (mostly) accessible to individuals. My biggest issue with p2p is the ordinary interest it generates and the ordinary tax that we have to pay. That really takes a bite out of the returns. Fortunately, I opened an IRA with one of the providers to juice the return with zero additional risk. 6-8% nominal returns over a long period of time will make me very happy. It should end up as 5-7% of the portfolio anyway, so nothing too significant.

But do it not for the money but for your interest. A positive distraction is what you need.

People get sucked into wealth and profits and become influenced joiners from the use pressure tactics.
Multiple Streams of Income is chock full of advice. The investing advice is also great and certaintly better than what you will find say in JBQ's ridiculous book which cost many people millions in lost dollars. I saw a review here by Mr. Donoghue. My guess is that some people will try to bury that untill mindless 1 star reviews. If you can scroll back and read it, I highly recommend that you do. It shows a system of investing that yielded huge returns even during the Clinton "bear market."
We are going to start with 1.5 years of all spending needs in cash. We will draw 1800 to 1900 per month. We will add to this from the index funds by taking a portion of the gains in good years to supplement. This is the total return portion of the equation. Obviously, if stocks decrease drastically over a 5 year period, then I would have to reload by selling some of the ETF holdings.
Which all goes back to my point – since companies change in a lot of unpredictable ways, it makes more sense for passive income to just ride the market by investing in a Total Domestic Stock Market, Total Bond Market, and Total International index funds, with allocations that depend on your goals and time horizon. For income, withdraw 4% or less, depending on what research you believe, and you’ve got a pretty low risk strategy.
The biggest surprise is real estate being second to last on my Passive Income Ranking List because I’ve written that real estate is my favorite investment class to build wealth. Physical real estate doesn’t stack up well against the other passive income sources due to the lack of liquidity and constant maintenance of tenants and property. I found this to be a fascinating and most helpful book. It was so motivating I'm already working on three new streams of income, and about to start a fourth. Forget net worth! Cash flow is much more important, particularly if you're retired. Only one slight criticism of the book. It's a bit dated, but those few parts make little difference to its overall value. Thanks for the info…I kind of figured it is really not that expensive to live if you are not an extravagant person. I could definitely figure out how to funnel expenses through a part time business…I think I keep thinking along the lines that I’m going to be paying the same tax rate after retirement, but reality is you could get pretty lean and mean if one focused on it. On a scale of 1-10 with 10 being utter panic mode, how worried are you about your “pile” lasting through a 50 year retirement now that you are a couple years into it?

Now that I think about it, P2P lending probably deserves a lower score in the activity column than bonds too (since you probably need to make new loans more often).
