Writing an e-book is very popular among bloggers, as many have noted that “it’s just a bunch of blog posts put together!” You will not only have to make an investment of time and energy to create the e-book, but market it correctly. However, if marketed correctly (through blogging affiliates in your niche, for example), you could have residual sales that last a very long time.

I first discovered the power of passive income when I was a senior in high school. I purchased a rental income a little less than a year ago but there have been some hiccups so I don’t think there’s much income from that as of now. We’re currently at four and about to add a fifth. The more diverse the less risk. The less risk the lower the risk mitigation needs (ie insurance). We are high income but historically we’ve focused on the two w2 incomes and investment returns. At some early stages in your career focusing on your W-2 might yield better returns. Once you’ve got a certain level marginal gains from raises begins to decline. We’re at that stage where alternative income importance is increasing.
What I did: I first identified my favorite places in the world to live: San Francisco, Honolulu, Paris, Amsterdam, New York City, and Lake Tahoe. I then looked up the median rent and housing prices for each city. Then I factored in private education costs for two kids to be conservative given I may not have two kids and public schools are often good enough. After calculating all vital costs, I then did a self-assessment of how happy I was making $50,000, $100,000, $150,000, $200,000, $250,000, $350,000, $500,000, and $750,000. I decided working 20 hours a week making $200,000 a year is the best income balance for maximum happiness. 
Right now we have five, but we’ll probably cut that down to four at ER next year. Current: W-2, business income, rental income, interest on personal loan plus accounts, dividends and cap gains. Future: subtract W-2 for the most part, not counting little “fun work” projects. If we were looking to live the high life, we might aim for the millionaire’s seven sources, but we feel like our four sources will let us live very comfortably with plenty of contingency plans in place. 🙂

In expensive cities like San Francisco and New York City, net rental yields can fall as low as 2%. This is a sign that there is a lot of liquidity buying property for property appreciation, and not so much for income generation. This is a riskier proposition than buying property based on rental income. I have not. While I am intrigued with the possibility of making online income, it seems to be less passive then how I want to spend my time. Regarding your blog / site, you have done quite well for yourself. However, you have to keep pumping out content or your site would eventually go out of business. That sounds like more of a commitment then I would want. Regarding your book sales, it is probably relatively passive now, but certainly was not when you were writing the book. Now if you love it, great. Just not for me.

It’s obvious that stocks outperform real estate in terms of capital gains, but I would like to see S&P compare to Real Estate in SF, Manhattan, LA. Our house in NC was $80,000 20 years ago. It’s only $150,000 now. Same house in Santa Monica went from $200,000 to $1.8 million. People who happen to bought real estate in major metropolitan would have a natural positive association with real estate investment.

Investing in a local business can be a risky proposition but one with good returns if you're able to do it successfully. Becoming a silent partner is great because you don't need to do any work – it can be less great if the business doesn't do well. Sometimes you can become a silent partner in a business because they need cash and are unable to get financing from the bank – this was common during the last recession. A perfectly good business with cash flow issues is the ideal target for this type of investment.

I found this to be a fascinating and most helpful book. It was so motivating I'm already working on three new streams of income, and about to start a fourth. Forget net worth! Cash flow is much more important, particularly if you're retired. Only one slight criticism of the book. It's a bit dated, but those few parts make little difference to its overall value. Dividend investing is right up there for sure. You don’t have to charge $48. You can charge <$10 to boost sales. The internet has enabled so many creatives to publish their works at a low cost. People will surprise themselves if they try to create like when they were in school. The other reason why I have Creating Products edging out dividends is because of the much higher POTENTIAL to make a lot more money. For example, $20,000 a year in book sales requires $570,000 in dividend investments to replicate the same amount. Plus, there is capital risk. With book sales, there is a correlation with EFFORT, and you are not beholden to the whims of the markets.

First: I understand why you would say that such investments are restricted to only accredited investors, because generally, that’s true. There are means, under federal securities regulations and Blue Sky laws in each state, to sell interests to non-accredited investors – but usually those means are so heavily regulated and involve disclosures so similar to cumbersome registration requirements that it is not worth it for the seller to offer to non-accredited investors.


If you need cash flow, and the dividend doesn’t meet your needs, sell a little appreciated stock. (or keep a CD ladder rolling and leave your stock alone). At the risk of repeating myself, whether you take cash out of your portfolio in the form of “rent”, dividend, interest, cap gain, laddered CD…., etc. The arithmetic doesn’t change. You are still taking cash out of your portfolio. I’m just pointing out that we shouldn’t let the tail wag the dog. IOW, the primary goal is to grow the long term value of your portfolio, after tax. Period. All other goals are secondary.

Now I’ve been using Swagbucks for a while and have found the money works out to just under $2 an hour so this isn’t something that’s going to make you rich. You’d have to work 2,500 hours to make $5,000 so that’s about three and a half months, non-stop. The thing with Swagbucks though is you can do it when you’re doing something else so I flip through surveys and other stuff while I’m cooking dinner or flipping channels.
Highly-paid professionals (like doctors) should definitely be looking into multiple streams of income. But every scenario is different, whether you are doing all the maintenance and managing yourself, or you are contracting out a lot of the work. What are your thoughts on an Immediate Annuity as a passive income vehicle? I suppose it’s not a great investment since you never get your principal back, but the risk is zero and the cash flow is fairly good, approaching 6% currently. And, since you are guaranteed payments for life, you may not care that you never see your principal again anyway since you’ll be dead!

I guess I just don’t understand why the specific importance of focusing on “dividends” instead of focusing on the total return of your investment, including stock appreciation.
