Another way to generate passive income is to invest and be a silent partner in a business. This is very risky, but with risk comes the potential for high returns. For example, several years ago both Lyft and Uber were looking for private investors to invest in their companies. Today, they are worth billions - but you as an investor would only reap that benefit if they go public via an IPO, or get acquired. So, it's risky.
In 2017, I ended up deploying roughly $611,000 into stocks and $604,327 into municipal bonds. The stock allocation should boost dividend income by about $12,500 a year, and the municipal-bond portion should boost income by about $18,000 a year after tax ($26,000 pre-tax). Therefore, total passive income gets an about $38,500 lift, which recovers over half of my $60,000 loss from selling the house.
Some good writing here! I am a realtor myself and frequently get in touch with clients that consider buying a realty estate a conservative of investing. I once heard of a transport company in Vienna, Austria, which focused their entire profit on buying eventually every house available in the downtown for about 80 years. There’s a lot to learn when it comes to making passive income online, especially if you’re not financially savy, this is a very helpful blog in that regard, with all the useful tools and reference materials, it certainly removes a lot of guesswork.


7) Never Withdraw From Your Financial Nut. The biggest downfall I see from people looking to build passive income is that they withdraw from their financial nut too soon. There’s somehow always an emergency which eats away at the positive effects of compounding returns. Make sure your money is invested and not just sitting in your savings account. The harder to access your money, the better. Make it your mission to always contribute X amount every month and consistently increase the savings amount by a percentage or several until it hurts. Pause for a month or two and then keep going. You’ll be amazed how much you can save. You just won’t know because you’ve likely never tested savings limits to the max.

The challenge I’m facing and, I know it’s a good problem, is that the SF real estate has shot up about 35% in the last couple years. I’m sure you’re experiencing the same thing! So as the net worth is rising, the yield on the total portfolio is going down. Right now, it seems the only way to increase the passive income will be to raise the rent in December and to invest some of that cash in stocks, which I’m nervous to do in this market. I also have a $60K inheritance coming my way in a few weeks. I could achieve that in a mere couple of years if I were to save excessively and dump my savings (and inheritance) into a Mortgage REIT via the stock market, most of which are shelling out above 10% returns in dividend payments. Is this a good strategy for me? Or am I being too hasty and assuming too much risk?
Based on my initial experience of passive income, I feel real that real estate is best vehicle to build long-term investment. I live in Los Angeles and was able to cash flow my first rental property. Ryan, a 5-year-old kid who reviews toys on his channel is one of the newest and youngest YouTube stars. With advertising revenue alone, his channel is estimated to make over $1 million a month.
This is a venture that is growing rapidly. You can create videos in just about any area that you like — music, tutorials, opinions, comedy, movie reviews — anything you want . . . then put them on YouTube. You can then attach Google AdSense to the videos, which will overlay your videos with automatic ads. When viewers click on those ads, you will earn money from AdSense.

How to Monetize: Affiliate marketing works well when you discuss products on your blog. For our fish tank blog, we would link to all the things you need to buy for an aquarium and then when people click on that link and buy that item (and other items they purchase with it with some exceptions) you get a percentage of the purchase. Amazon Associates is the best-known affiliate marketing program, but there are others like Impact Radius, ShareASale, Commission Junction, ClickBank and Rakuten too.

* I use Personal Capital to track all my finances in one place. It’s much easier to use their free software to follow 28 accounts on one platform than to log into various accounts to check my balances. They’ve also got great tools for x-raying your portfolio for excessive fees, recommending a more optimized asset allocation, and planning for retirement with their Retirement Planner.
I enjoy how you lay out real numbers. A lot of people wouldn’t do that. While you admit that you are somewhat conservative, I think the $1M in CD’s is just too conservative. Assuming you don’t need the cash flow now (which you say you just save anyways) then all that could be invested for potentially higher returns. For example, what if you bought San Francisco real estate along the way instead of CD’s. Or, an SP500 Index fund. I bet your average return would have been higher than 3.75%. Sure you could lose it, but the point is if you don’t need the cash flow now, you should try to increase that nut as high as possible until the day you actually need it. Your nut could be $5M right now if you had invested in asset classes other than CD’s for the last 14 years. Don’t get me wrong, you have done far better than me, but I guess I would take a little more risk if you don’t rely on that cash flow.
I see you include rental income, e-book sales and P2P loans as part of your passive income. Do you not consider your other internet income as passive? Is that why it’s not in the chart? Or did you not include it because you would rather not reveal it at this point? (I apologize if this question was already answered – I didn’t read through all the comments, and it’s been about a week since I actually read this post via Feedly on my phone)
Secondly – and this is just quibbling – I’d change that risk score. The risk of private equity is incredibly high and should be considerably riskier than bonds! You are providing a typically very large amount of capital to one business that you agree to have no control over, and the success or failure of that business over a locked, predefined term determines your return. And in the few deals I’ve negotiated for clients, my experience has been that there are often management fees, performance fees, etc. that may cut into your potential gains, anyway. You’re putting a lot of eggs in one basket, and promising an omelet or two to the management no matter what. You really need to be confident that you found the next Uber before you take this giant risk!
* Freelance writing: Quality freelance writing takes tremendous effort. Ironically, the better the quality of your writing, the more you don’t want to freelance and just keep the articles for your own site. Freelancing is a great way to earn side income, however, it’s not really for me. I’ll probably take on one or two freelance jobs maximum per year and write no more than four articles a month elsewhere.
The original version of Barbara Winter’s book, Making a Living Without a Job, came out in 1993, and in it, she recommended creating multiple "profit centers," as opposed to building a single income stream. Over ten years later,  Robert Allen, the real estate entrepreneur, also wrote a couple books promoting the idea of multiple streams of income. Back then, building more than one source of income was difficult, time-consuming, and expensive. Fortunately, things have changed today. The Internet has made it easier, faster, and more affordable to generate multiple income streams.
How To Engineer Your Layoff – In 2012, it took me four months of absolute focus and two years of data to publish my first e-book about helping people negotiate a severance. The book went through over 30 revisions by four people. Then I updated the book for 2018 with 50 more pages (150 pages total) using more successful case studies and highlighting more strategies for those who want to break free with money in their pocket.
People don’t realize how important this is. Recently an online marketing system, who had thousands of members who depended on it for their income, just shut down without notice. One morning all the members could no longer log in to their back office. Capture pages were gone, built in autoresponder gone, and their email list of subscribers were gone forever. Many were running solo ads and advertising. To make matters worse those who clicked on their links were redirected to the before-mentioned system creator’s new business and their own affiliate id’s. This means that any sale that was made went in their pocket off the backs of their now former members. Working from home is awesome but everyone who does it needs to be cautious and prepared. The best thing to do is earn multiple streams of income, just as this article talks about, and try to have control over your business. Don’t depend on all-ready-made systems. Make your own capture pages, have your own autoresponder, website, etc. This will go a long way to keeping your business alive and income flowing in.

If you are unfortunate enough to find yourself no longer able to physically work in your chosen position, developing a skill set that will allow for a complete career change is a must. The passive income route as a second career is a great backup allowing you to hire out what you can’t physically do. Early on in my career I found I was unable to physically tolerate exposure to tobacco smoke. At that time, smoking was allowed in all offices, restaurants, etc. I was blindsided; who ever thought? It virtually removed me from most positions I had schooling for. As luck would have it, I had purchased a duplex while working and saved a small sum. When I had to leave my career, I made a down payment on another duplex doing any maintenance I could myself. If a physical setback of another sort should happen, I can hire.


Among the many passive-income opportunities that exist, interest is a very popular one, along with dividends. Unfortunately, we've been living in an environment of ultra-low interest rates for many years now, so even a savings account with $100,000 in it might only grow by $1,000 or $2,000 per year. Interest rates seem to be rising, though, so take heart -- and know that in many past years, bank accounts and CDs and bonds have paid rates of 5%, 8%, and even 10% or more.

Refinancing your mortgage is a passive income generator? Yup, it sure can be. If you're making monthly mortgage payments of $1,600 now, and you can reduce that to $1,300 per month by refinancing your home loan at a lower interest rate, you'll keep $300 in your pocket each month. Of course, refinancing isn't free -- there are closing costs. Still, if you plan to stay in your home long enough to more than break even, refinancing is well worth it. As an example, if your closing costs are $6,000 and you're saving $300 per month, you'll break even in 20 months -- less than two years!
How passive it really is: Excellent – Once your ads are running, you could literally just sit back and watch the money roll in.  Again, you are spending money to make money here, so there is risk involved.  However, once the ads are set, the income can be very passive.  Keep in mind, you may need to monitor and possibly modify ads if they aren’t performing well.
