1) If your property is not under rent control, you have the ability to raise rent to market prices with proper warning. In SF, I have to give tenants a one month warning for up to a 10% increase and a two month warning for up to 60%. Rent control limits to an inflation index, usually around 2% a year, which is why initial pricing and tenant turnover is important for better profitability.

Lending Club went public in 2014 and is now worth about $1.7B. They advertise P2P lending returns of over 7% for well-diversified portfolios of over 100 notes. I’ve personally been able to achieve a 7.4% annual return over the past two years in a completely passive way by investing in A and AA notes. Others have achieved a 10% annual return through relatively minimum effort.
California had a per capita income of $29,906 during the five-year period comprising years 2010 through 2014. About every third county and every third place in California had per capita incomes above the state average. Though somewhat counterintuitive, this implies that counties and places with per capita incomes even slightly exceeding that of the state can be classified as "high income" given the natural division of places into a top third (high), middle third (medium), and lower third (low) when ranked by per capita income. Hence, the upper third of all places in this ranking have a per capita income with a lower bound roughly equal to that of the state, about $30,000. The median place and county in California had a per capita income of roughly $25,000, and the lower third of both types of geographies had per capita incomes with an upper bound of about $20,000. Places and counties with the highest per capita income were concentrated in the San Francisco Bay Area, which has a relatively high cost of living. Those with the lowest per capita incomes were concentrated in the Central Valley, an economy in which agriculture assumes a primary role.
Generating multiple streams of income can have a major impact on your finances. Even an extra income of $500 each month could go a long way towards paying down debt or increasing your investments. We often hear about the importance of diversifying our investments, but diversifying our income streams is just as important, particularly in difficult economic times.
For example, you might take photos and have them available for a fee at sites such as shutterstock.com or istockphoto.com. Similarly, you can create and upload designs at sites such as zazzle.com and cafepress.com, where people can buy them imprinted on shirts, mugs, and so on. Similarly, if you write an e-book (which can be as short as 6,000 or so words), you might find that people are interested in buying it, perhaps via Amazon.com's direct publishing service.

Currently we have a duplex and a condo that we rent out. I manage the properties myself so it does take a little time. The rental properties are mostly passive, but I have to do some work occasionally. Recently, I had a tree trimming company out to trim the maple in the back and remove some dead arborvitaes along the fence. We decided to replace the arborvitaes with potted bamboos to help screen the property. So this past weekend, we split a pot of bamboo and planted some mint in the garden. That one sentence sounded easy, but it took us 3 hours to do. We carted an old pot of bamboo from our balcony and it was a struggle. That thing must have weighed 100 lbs. Anyway, we’re willing to put some work into the duplex because we plan to relocate there at some point. Also, the rental income shows up as negative income in our tax due to depreciation. That’s a nice side benefit to being a landlord.
I am 30 years old and am retired. Previously, I made a modest salary as an Army officer. I own three duplexes and a quadplex in central Texas (10 rental units in all), and each of the properties provide me with net rental yields in excess of 15%. The last deal is actually an infinite return as my partner paid the down payment in return for a 50/50 split on a property that would otherwise provide a net rental yield of 18%. The above net rental yields also factor in an excellent property management team who manages my properties while I pursue other investment opportunities. To date, I have never interacted with any of my tenants nor have I ever had to personally deal with any maintenance issues.

For 2018, he’s most interested in arbitraging the lower property valuations and higher net rental yields in the heartland of America through RealtyShares, one of the largest real estate crowdfunding platforms based in SF. He sold his SF rental home for 30X annual gross rent in 2017 and reinvested $550,000 of the proceeds in real estate crowdfunding for potentially higher returns.
I prefer assets that make me a high return for the lowest amount of work possible (semi-passive involvement). And assets that pay me in several unique ways. Cash flow is only one way RE makes money for me. I also get principal reductions, appreciation, tax advantages (depreciation), and I control the rental increases on a yearly basis. Plus a majority of the capital is provided by the secondary market on 30 year fixed low interest rate debt.
Perhaps a coworker purposefully tries to make your life miserable because they resent your success. Maybe you get passed over for a promotion and a raise because you weren’t vocal enough about your abilities, and mistakenly thought you worked in a meritocracy. Or maybe you have a new boss who decides to clean house and hire her own people. Whatever the case may be, you will eventually tire.
5) Determine What Income Level Will Make You Happy. Think back to when you made little to no income as a student. Now think back to the days when you just got started in your career. Were you happy then? Now go over every single year you got a raise or made more money doing something else. How did your happiness change at all, if any? Everybody has a different level of income that will bring maximum happiness due to different desires, needs, and living arrangements. It’s up to you to find out your optimum income level.
Thanks for the info…I kind of figured it is really not that expensive to live if you are not an extravagant person. I could definitely figure out how to funnel expenses through a part time business…I think I keep thinking along the lines that I’m going to be paying the same tax rate after retirement, but reality is you could get pretty lean and mean if one focused on it. On a scale of 1-10 with 10 being utter panic mode, how worried are you about your “pile” lasting through a 50 year retirement now that you are a couple years into it?
Another benefit of investing in rental properties is the loan pay down. If you obtain a loan to buy the property, each month your tenants are paying off part of the loan. Once the mortgage on the property has been paid off, your cash flow will increase dramatically, allowing your mediocre investment to skyrocket into a full-fledged retirement program.
I've now only got an SF rental condo and a Lake Tahoe vacation rental in my real-estate-rental portfolio. Although I miss my old house, I certainly don't miss paying $23,000 a year in property taxes and another mortgage, and dealing with leaks and managing terrible tenants. I drove by the other day and couldn't believe how much noisier and busier the street was than where I currently live. I wouldn't be comfortable raising my son there.

If you’re considering real estate for your portfolio, let me give you some advice: Don’t jump in without a ton of research. It’s not as easy as they make it look on shows like Flip or Flop. There’s a lot that goes into becoming a successful landlord or flipping houses for a profit. Plus, a lot can go wrong and your mistakes can eat up your profits quickly.
Or, there is another theory for your primary salary – generate enough to have a little excess cash flow, but do it at a place that you can work stress free and have time to dabble in other projects.  A good friend of mine has this setup – he works 10-5 and makes $50,000 a year.  This allows him to easily cover all of his expenses, but the shorter hours and flexibility in his job allows him to pursue his secondary income generating ideas!
Those are the different sources of income for our household in 2015. It’s good to have a solid earned income, but you need investment income to become wealthy. The key is to save a significant percentage of your income and invest consistenly. This will create different streams of investment income which will compound over time. If you make a lot of earned income, but don’t have much investment income, then there might be a problem. This probably means you spend most of it and aren’t investing enough. That’s not good because earned income do not last. We all get old sometime and you can’t work forever.

This was a very inspirational article! I too spent 20+ years in a high-stress career selling a high-end product under a 100 percent commission plan; that is, no salary! I realized, after racking up millions of frequent flyer miles, that there had to be a better and less-stressful way of making a living. If an investor puts $500,000 into a candy store with the agreement that the owners would pay the investor a percentage of earnings, that would be considered passive income as long as the investor does not participate in the operation of the business in any meaningful way other than placing the investment. When a taxpayer records a loss on a passive activity, only passive activity profits can have their deductions offset instead of the income as a whole. It would be considered prudent for a person to ensure all the passive activities were classified that way so they can make the most of the tax deduction. These deductions are allocated for the next tax year and are applied in a reasonable manner that takes into account the next year's earnings or losses.

Stocks (shares) paying dividends are typically a reliable source of income but they have higher risk of capital losses than cash and bonds. If you need cash flow, and the dividend doesn’t meet your needs, sell a little appreciated stock. (or keep a CD ladder rolling and leave your stock alone). At the risk of repeating myself, whether you take cash out of your portfolio in the form of “rent”, dividend, interest, cap gain, laddered CD…., etc. The arithmetic doesn’t change. You are still taking cash out of your portfolio. I’m just pointing out that we shouldn’t let the tail wag the dog. IOW, the primary goal is to grow the long term value of your portfolio, after tax. Period. All other goals are secondary.
I just graduated college in May and was fortunate enough to secure an entry level consulting position that pays 55k/yr (a little less than ~35k after 401K, other benefits, and the lovely taxes that government bestows upon us). I started from “scratch” with my finances and have ~$2.3k in an online savings account. Since starting work a couple of weeks ago, I’ve had an aggressive savings plan (saving around ~40-50% of my monthly income). A number of operations have supported access to safe water sources and sanitation services, and the better management of water resources, including giving 4.2 million rural people an improved water supply (from 2013). For our fish tank blog, we would link to all the things you need to buy for an aquarium and then when people click on that link and buy that item (and other items they purchase with it with some exceptions) you get a percentage of the purchase. Amazon Associates is the best-known affiliate marketing program, but there are others like Impact Radius, ShareASale, Commission Junction, ClickBank and Rakuten too.
I like to think about having an additional source of income as being sort of like an insurance policy. I interviewed one young woman who taught aerobics classes in the evenings after spending her days working as a videographer for news organizations. When she was unexpectedly laid off from her day job, she quickly doubled her aerobics teaching load and was able to keep herself afloat until she found a new full-time job. Some more examples of income multi-streaming are a teacher I know who sells used baby clothes out of her home and a young couple who run a small Internet business on the weekends. Just like these people, you can also pick a profitable project or create a business that matches your lifestyle.

This can be a little easier said than done, but if you have a large social media following, you can definitely earn money promoting a product or advertising for a company. You can even combine this with different marketing campaigns if you are an influencer and have your own blog (advertisement + affiliate income). This is how many bloggers make money! Again, it is not 100% passive but once set up correctly and then scaled, can be surprisingly lucrative.
Freelancing is short term project you need to take from someone and complete it in pre-decided time. Once a project is completed you will be paid and there is no further term with the company. There are many websites where people post projects. Many people are working as freelancer full time. Websites like WorknHire or Freelancer are great places to start.

What I find most interesting is the fact that I had never considered options like LendingTree or realityshares for other income sources. Investing in property has been too much of bad luck for people that I know personally, so I am interesting in getting involved in a situation where I would have to be dealing with maintenance issues or tenants. There are services for you to do that, but I had not come across any that didn’t eat most if not all of the earnings. Then again, I live in the NY area. Investing in the midwest would not be reasonably possible for me, directly, but reading about realityshares is something I am going to look into further. That might be a real possibility.


Reality Two: You have a limited amount of time on this planet to implement your business plans and strategies, while also trying to balance the needs of family, health, spirituality, recreation, relationships, and much more. Do you really want to spend your limited time nursing more than one stream of income? Happiness has more to do with balancing life than making tons of money.
Before agreeing to house-sit, draw up a dos and don'ts type agreement with your client. This ought to include how many hours it is acceptable to leave the house in the night and during the day, who can come and visit you, as well as detailing agreed plant watering and any cleaning duties, the pets' routines and whether food will be provided for you throughout your stay.
This world is a dangerous place to live, not because of the good people that often act in irrational and/or criminally wrongdoing ways within the confines of their individual minds, core or enterprise groups, but because of the good people that don’t do anything about it (like reveal the truth through education like Financial Samauri is doing!). I first discovered the power of passive income when I was a senior in high school. I started a mobile billboard business where I would rent a small piece of land from someone who had land along a busy highway. Then I would place one of my billboard trailers on the land and rent out the ad space on the billboard. I would usually charge about $300 per month for the ad space, meanwhile I was only paying $50 per month to the landowner for the ground rent. I got to the point to where I had 9 billboard faces and was making quite a substantial income for someone in high school. I really learned how passive income could free up my life… this business is what lead me into investing in real estate.
I’ve been researching a path to financial independence, and the wealth of knowledge here is amazing, but at times overwhelming. I’m honestly not quite sure where to start. Whether it be paying off debt (which I’ve always heard is priority 1), or sinking money into realtyshares or CDs for growth. I’d love to generate a passive income (in a few years time) to supplement some of my day job to have time to spend with my little one during her golden childhood years, but not sure if there’s even a right order to go about it.

Some good writing here! I am a realtor myself and frequently get in touch with clients that consider buying a realty estate a conservative of investing. I once heard of a transport company in Vienna, Austria, which focused their entire profit on buying eventually every house available in the downtown for about 80 years. That must be some of a passive income!
I truly believe generating $10,000 a year online can be done by anybody who is willing to dedicate at least two years to their online endeavors. There are a couple of problems with direct investment in real estate though. It’s expensive to buy even a single property, a minimum of tens of thousands of dollars, and there’s no way most investors can build a portfolio of different property types and in different regions to protect from those risks when you have all your money in just one or two investments.

Now that I’m on the other side it is good for my brain to absorb some of your knowledge regarding passive income investments. I love gleaning wisdom from older folks who have been there and done that. Mentors rock!

Maybe such a business is owning a McDonald’s franchise or something. If one has the capital (Feasibility Score 2), then the returns might be good (Return Score 6). But the Risk Score is probably under a 5, b/c how many times have we seen franchise chains come and go? Like, what happened to Quiznos and Jamba Juice? A McDonald’s franchise was $500,000… probably much more now?
