Passive income is the gap in my financial plans at the moment. I started investing nearly 2 years ago but I’m so close to the beginning of that journey that I don’t quite see it as making income yet. I’ve been better with employer pensions and they’ve grown a really good amount over the last 12 months, but I won’t get my hands on them for a long time yet.

I found this to be a fascinating and most helpful book. It was so motivating I'm already working on three new streams of income, and about to start a fourth. Forget net worth! Cash flow is much more important, particularly if you're retired. Only one slight criticism of the book. It's a bit dated, but those few parts make little difference to its overall value. This is a buzzword I heard about through a few career coaches. Slowly more awareness is spreading that we can escape the rat race and find alternative ways of working, and indeed, the days of having to choose one particular career path are becoming outdated. The recession is forcing us to think of more imaginative ways to make a living and I am determined to use every skill and talent I have to start generating multiple income streams. I do remember you mentioning that & how it was your ticket to exit softly and give you time to build the passive income side. Most likely when I do exit it will either be through a sale of the business which would come along with a employment contract or if a worthy successor(s) can take it over, then the business is just another annuity throwing off income. Which all goes back to my point – since companies change in a lot of unpredictable ways, it makes more sense for passive income to just ride the market by investing in a Total Domestic Stock Market, Total Bond Market, and Total International index funds, with allocations that depend on your goals and time horizon. For income, withdraw 4% or less, depending on what research you believe, and you’ve got a pretty low risk strategy.
Great Article. If you think about it, it doesn’t make sense why every person in the WORLD doesn’t have multiple streams of income. Why is it the norm to have 1 source of income to pay for 15 expenses (mortgage, student loans, rent, food, phone, utilities, car note and etc). You have to do something different in order get a head and have some financial freedom or else you are going to stay in your situation at your J.O.B. (Just over broke). One aspect you might want to add to your scoring is “inflation protection”. At one end, bonds and CDs generally pay a fixed nominal coupon that doesn’t rise with inflation. Stock dividends and Real estate rents (and underlying property value) tend to. Not reallly sure how P2P lending ranks- though I suppose the timeframes are fairly short (1 year or less?) and therefore the interest you receive takes into account the current risk free rate + a premium for your risk. Now that I think about it, P2P lending probably deserves a lower score in the activity column than bonds too (since you probably need to make new loans more often).


Inspired by you, I started a tax/personal finance a month ago. I figured if it works out, it will create a good side income for me. If not, at least I can use the blog to build my brand as a tax lawyer. Other than that, my current investment portfolio is heavily focused on index funds because of its historical performance and tax & cost efficiency. My favorite type of semi-passive income was rental property because it was a tangible asset that provided reliable income. As I grew older, my interest in rental property waned because I no longer had the patience and time to deal with maintenance issues and tenants. Online real estate became more attractive, along with tax-free municipal-bond income once rates started to rise.
Real Estate Income – Since we moved up to Newport Beach, I started renting out my condo in San Diego. My monthly cash on cash return is $300(I charge $1,900 for rent and my total payments including mortgage, HOA, property tax and insurance are $1,600) but I also get back around $350 every month in principal and about a $150 tax savings per month. But even this income is inconsistent, since sometimes expenses will pop up like last month when I had to buy a new A/C for $3,000!
-The second brother has set up his stall in a very busy market place. It required some more starting investment but the returns were even more rewarding. On days like 31st December and 1st January, he easily earns 40,000 rupees. He is also very active on Facebook. Social media marketing helps a lot. Zomato rating of his stall is 3.9, and clearly, his focus on quality and customer satisfaction has paid off. Average monthly income is somewhere between 1 lac to 1.5 lac rupees.
Developing passive income is different. With the exception of one of my passive income streams (cryptocurrency mining), all of the others require real, hard work. Truly, I understand the barriers for people getting into building alternative income streams. I would say that most people WANT passive income, but truly aren’t willing to put in the blood, sweat, and tears to make it happen.

Needs and expenses never-end! Nobody has ever remained content with what they have and what they are. Everyone has a desire to get more and better of everything. However, in today’s age of inflation, just the monthly salary is hardly enough to meet the needs; spending on desires is just impossible. It has become important for the middle-class salaried group to have a secondary source of income, apart from their salary, which can be used to spend on desires. A low bank balance causes stress and tension for many and impacts their health as well. However, all these financial stresses can be eliminated by earning an extra amount or a second income, even if you have a full-time job.

Thirst for income is likely to continue with interest rates expected to stay low, keeping government bond yields low for longer and their valuations unattractive.  Looking past bonds, the prices of high-dividend shares are historically high, which limits the likelihood that their dividends will rise markedly from here.  Striving too high for an income target tends to push your portfolio further out on the risk spectrum.
