The craziest part of this was I’d wake up in the morning and there would be more money in my bank account, from people who had bought my book overnight. When you think about it, an online store that sells something that’s digital is something that’s open 24 hours a day, 7 days a week, 365 days a year. Using tools, software and systems, you can automate the delivery process so you literally don’t have to do anything to serve that audience. That’s super powerful.

Also, chances are that other people want to know what you know. So whether you write an eBook on dating or tips on how to fix your car, once you write, self-publish the book, and let it go, it can sit on a site like Amazon and sell itself. Of course, you can market it, too, but that's another story! Some sites let you keep most of the earnings, while others do not.
My suggestion is to move and rent out your old home. It’s a good way to start if you’re ready to move anyway. If you don’t want to move, then I don’t know. 🙂 Maybe just keep an eye out for a good deal. It’s great that you have income from other sources. Hi, in as much as the article in this blog appears to be a source for information for us folks who are perhaps a little older (and wiser) would it be possible to point a person who is extremely sceptical about earning extra income.. other than worked 9-5 for? ( that person of course is me). Who now in a few years should be retiring, problem is, no money there to retire on. So a second source of income/investing is critical to my wife and I.

I have not. While I am intrigued with the possibility of making online income, it seems to be less passive then how I want to spend my time. Regarding your blog / site, you have done quite well for yourself. However, you have to keep pumping out content or your site would eventually go out of business. That sounds like more of a commitment then I would want. Regarding your book sales, it is probably relatively passive now, but certainly was not when you were writing the book. Now if you love it, great. Just not for me.

I’m looking for ways to take advantage of the condo I own to get up the rent from ~$0.90/ft to the $1.2-1.5/ft that seems more like the range in the same area. I’d have to put in a bit of capital (probably 10k on the low end for just the basics up to 40k if I wanted to remodel the kitchen and 2 bathrooms up to par with the area), so the return is likely there if those upgrades warrant $1.30/ft (given the unit is larger than most 2br/2ba in the area).
The thing is, I’m not talking about buying brick-and-mortar buildings. I tried that many years ago with my father-in-law, and with devastating results. We tried to buy a duplex once, and the deal fell apart after we realized we weren’t really prepared for the purchase. I secretly wanted to become a landlord, but at the same time, I knew it wasn’t for me.
The biggest surprise is real estate being second to last on my Passive Income Ranking List because I’ve written that real estate is my favorite investment class to build wealth. Physical real estate doesn’t stack up well against the other passive income sources due to the lack of liquidity and constant maintenance of tenants and property. The returns can be huge due to rising rental income AND principal over time, much like dividend investing. If you are a “proactive passive income earner” like myself, then real estate is great.
It’s nice to have 2,3, or 4 phases. We have different phases too. Right now, Mrs. RB40 is still working. Once she retires, then we’ll rely on my online income, rental income, and our taxable accounts for at least 5 years while we build our Roth IRA ladder. After that, it will be a mixture of online income, taxable account, and Roth withdrawal. Until we’re qualified for social security benefit.

Have a low barrier to entry. You can’t start a real-estate empire if you don’t have the capital required to buy property. You can’t drive for Uber if you don’t own a car. You can’t start a travel blog if you’re stuck in the middle of nowhere Kansas. You get the point. Every side hustle has a barrier to entry, make sure you pick one where you meet the requirements. But remember, the lower the barrier to entry, the more competition there normally is.

Venture Debt – I invested $120,000 in my business school friend’s venture debt fund. He started his own after spending 8 years at one of the largest venture debt funds as a Managing Partner. I’m very focused on income generating assets in this low interest rate environment. The true returns are yet to be seen, as the fund has a 5-7 year life before it returns all its capital.
As for me, I started focusing on passive income last year, but have owned rentals for 5 years. $25k now outside retirement accounts in mostly real estate. Looking to invest another $500k cash into real estate to get about $65k, and then 1031 under performers next year to hopefully boost that a bit higher. Heavy in real estate, but feels lower risk than the stock market to me if you have cashflowing properties. Real estate is inflation adjusted, and built in cashflow raise when the loan pays off.

Speaking of selling stuff online, that's another mostly passive way to generate income. You could generate an income stream for a while by clearing out your basement or attic and selling items on eBay or elsewhere. This can be especially effective with collections. If you have lots of games or jigsaw puzzles that are taking up space and not being used, they can be great sources of income. You might reap a lot by selling new and used clothing you don't need.

Highly-paid professionals (like doctors) should definitely be looking into multiple streams of income. In fact, more than anyone, we are in the best position to accelerate our growth towards financial freedom. We’re able to earn the necessary capital and immediately throw that money into creating additional streams very quickly. We just have to be strategic about it. Keep your expenses in check, and be disciplined about moving your earned income from your day jobs and straight into the money-making machines. There is a balance to be had here. You just have to figure out exactly where it is for you.

When withdrawing money to live on, I don’t care how many stock shares I own or what the dividends are – I care about how much MONEY I’m able to safely withdraw from my total portfolio without running out before I die. A lot of academics have analyzed total market returns based on indices and done Monte Carlo simulations of portfolios with various asset allocations, and have come up with percentages that you can have reasonable statistical confidence of being safe.
I was just curious what your thought was on actively managing your properties vs. getting a property manager? I recently started using a property manager and it has been a wonderful experience. It’s like there is now complete radio silence from the property since everything goes through the manager. I used to spend tons of time driving to it and showing it to prospective renters, doing background checks, doing maintenance, etc. It was amazing how much of a drain it was just thinking about what might go wrong. Now with a property manager I just get a .pdf statement in my e-mail and the rent gets deposited in my account like magic! I’m a big fan of property managers and think they are worth twice what I pay them.

We pitched to an angel investor group. They were very excited about the idea but wanted to know who amongst us (doctor, accountant, salesman) was doing the coding. Nah you misunderstood me. I’m working 50 hours a week now to get residency and only taking a couple of classes. I’ll be working 10-20 hours a week when I go back to schoool full time a year from now. I tried working 35 hours and school full time but got burned out last year so no more of that. My grades are so-so. I got a 3.7gpa in all my GE’s and really on a conservative basis planning to remain around there which would mean 1 B for every 2 A’s. To get residency realistically I got to earn 300 dollars in taxable income a week for a year, and in the meantime am allowed to go to school part time given the fact that I can pay for school with the money I have earned within the period I began to establish residency, so no outside cash because my bank accounts will be audited at the end of the year.
Why did P2P lending get a liquidity ranking of 6? It is quite possibly the most illiquid investment option you listed. You said you rank liquidity by “difficulty level of withdrawing your money without a massive penalty”, and for Lending Club notes, it’s not only difficult and extremely time consuming to sell all of your notes in their super illiquid market, but you would have to sell your notes at large losses to hope to get others interested in buying your notes. On top of that, it is impossible to withdraw your money any other way other than just waiting for interest/principal to pay off every month until maturity in 3 to 5 years. You can’t just one day tell Lending Club “I want to quit, please give me my money back.” One can even argue that it is less difficult to sell a home (in order to “withdraw” the money invested) than to withdraw all of their money from a P2P loan portfolio because it is very possible to sell a home before 3 to 5 years.
I’m a 45 year old business owner who also has focussed on diversifying my income streams. I invest about 5% of my pre tax income in 401k that my employer matches. Have close to 70k in cash in checking. Also,I liquidated around 40k in my 401k and not sure where to invest that in (bonds vs stocks) because of stocks trading at record high. Have a rental property that is paying itself now and I will pay off the mortgage completely in 5 years. My immediate concern is the cash in checking acct that’s not doing much.
