I agree that it is important to establish multiple sources of income, but I would be hesitant to group dividend stocks and real estate into the “multiple streams” bucket. Those are investments, and living off of investment income because you are in an emergency state is not a good plan. Cash flow from investments ebbs and flows more than the cash flow from a day job.


In my situation, I knew that I would be leaving San Diego and quitting my job many months in advance. I knew when we’d be leaving but I didn’t know where we’d be heading(since my fiancee was applying to med school). That really forced me to think outside of the box and come up with some unique ways to make money, independent of our future location. Article writing is one of those things that isn’t at all glamorous, and few people will get excited about it.  With that said, it’s one of the easiest ways to set up your passive income stream.  To give you some perspective, I wrote about 120 articles late last year and have hardly written any since then.  Since that time, my articles have earned me over $700.   I continue to earn $70-90/month without having to do any additional work, which is something I look forward to every month.
How passive it really is: Excellent – Once your ads are running, you could literally just sit back and watch the money roll in.  Again, you are spending money to make money here, so there is risk involved.  However, once the ads are set, the income can be very passive.  Keep in mind, you may need to monitor and possibly modify ads if they aren’t performing well.
Great Article. If you think about it, it doesn’t make sense why every person in the WORLD doesn’t have multiple streams of income. Why is it the norm to have 1 source of income to pay for 15 expenses (mortgage, student loans, rent, food, phone, utilities, car note and etc). You have to do something different in order get a head and have some financial freedom or else you are going to stay in your situation at your J.O.B. (Just over broke). I applaud those who have found this site because they are taking the first step to change their life because like I always say, change your mind and your money will follow.

Hi, it’s probably been brought up before, but the statement “you can’t touch pre-tax retirement accounts without a penalty until 59.5” is incorrect. You can touch the traditional 401k accounts with a SEPP (substantially equal payment plan), and not pay the 10 percent penalty. You can also touch a Roth without the 10 penalty using the same strategy, although I understand you will pay taxes so you lose the Roth’s advantage. When I found this out, I stopped contributing to Roths because I wanted to retire early. Who knows if they will even live to age 59.5? So many people don’t!
This was a very inspirational article! I too spent 20+ years in a high-stress career selling a high-end product under a 100 percent commission plan; that is, no salary! I realized, after racking up millions of frequent flyer miles, that there had to be a better and less-stressful way of making a living. My goal was to design my own lifestyle free of corporate shackles, which required a pre-determined amount of passive income.
Making money in addition to a regular income can have a big impact on your finances. An extra $500 per month could go a long way in paying down debt or raising your investment. Diversifying your income streams is important, especially as wage remain stagnant. You decide how you want to produce the income. Either you ‘do something’ to generate the income- this is active income such as providing a service; or the income is generated without you having to ‘do anything,’ – this is passive income such as hosting an Airbnb. Just make sure you do not place all your eggs in one basket.
Although adding income streams takes time, creating them within your current business is faster and easier than starting completely new income streams from scratch. This method of generating extra sources of income works well for any size business in any industry. For example, Amazon.com started by selling books. Today it sells thousands of other products including its own product, the Kindle, is a print and digital publisher, and now produces television shows. Many service-based business owners add coaching and books to their income streams.

If you need cash flow, and the dividend doesn’t meet your needs, sell a little appreciated stock. (or keep a CD ladder rolling and leave your stock alone). At the risk of repeating myself, whether you take cash out of your portfolio in the form of “rent”, dividend, interest, cap gain, laddered CD…., etc. The arithmetic doesn’t change. You are still taking cash out of your portfolio. I’m just pointing out that we shouldn’t let the tail wag the dog. IOW, the primary goal is to grow the long term value of your portfolio, after tax. Period. All other goals are secondary.
Making legitimate passive income isn’t as difficult as you might think. Some of the best passive income ideas might take a little time to set up but can start cash flowing within a couple of months and will provide a consistent monthly income for years or more. The most important point is just to get started. You make exactly $0 on the passive income sources you never start.
We had a few property managers, but I wasn’t happy with their work. They didn’t really paid much attention to our properties and the tenant had a tendency to do whatever they wanted to. One tenant built a tree house at our old 4-plex. We didn’t find out about it until the neighbor sent a letter of complaint. If you have a good property manager, then keep them!
Highly-paid professionals (like doctors) should definitely be looking into multiple streams of income. In fact, more than anyone, we are in the best position to accelerate our growth towards financial freedom. We’re able to earn the necessary capital and immediately throw that money into creating additional streams very quickly. We just have to be strategic about it. Keep your expenses in check, and be disciplined about moving your earned income from your day jobs and straight into the money-making machines. There is a balance to be had here. You just have to figure out exactly where it is for you.

I wanted to specifically call out one particular strategy within equity investing that bears mentioning – dividend growth investing is when you focus on stocks that not only pay a dividend but have a history of strong dividend growth. When I was first building my portfolio of individual stocks, I focused on buying companies with a history of dividends, a history of strong growth, and financials that supported a continuation of both.
Reality One: We live in a competitive and fast changing world. Business has become highly specialized and niched because knowledge is growing exponentially, requiring specialized skills to employ it properly. Successfully competing in many widely varying fields is contradictory to the specialization and complexity required by our current business climate.

What I Do: I’ve set up multiple investment accounts outside my main operations bank that deals with working capital e.g checking, paying bills. By transferring my money to a couple brokerage accounts and two other banks as soon as it hits my main bank I no longer have temptation to spend on frivolous things. As a result, I can wake up 10 years later and reap the rewards of compounding. My 401(k) is the best example where constant contributions over 18 years has grown to over $500,000 without any savings pain given it just became a part of life. Real estate is also a fantastic asset class for the long term. It’s fantastic to enjoy your home, pay down your mortgage each month, and end up with a paid off asset that has likely appreciated during your time of ownership. 
Awesome article…if this does not give somebody a clear roadmap, they probably were never going to get there in the first place! I’m kind of like you trying to figure out where to place “new” money and maturing CD’s in this low interest environment. Rates have to go up eventually…I dream of the days again where you can build a laddered bond portfolio paying 8%. I plan for a 5.5% blended rate of return, with big downside protection.

The first thing to do is figure out what you are good at and more importantly, what you enjoy doing. You may be able to type extremely fast. Maybe you have excellent negotiation skills. You may be great walking dogs and enjoy the needed exercise. Maybe you have a knack for growing gardens that homeowners in your neighbourhood covet. Tons of people are out there who do not possess the skills you have. You may have a needed skill that can generate a lucrative income in your spare time.

"Rental properties provide a source of passive income and the possibility of overall appreciation of the property with tax advantages," Lou Cannataro, partner at Cannataro Park Avenue Financial, tells Bustle. "Our generation and those to follow will not have pensions, and social security is 'iffy,' at best. Rental properties can provide that constant income (people always need a place to live) that is not directly tied to the marketplace and one cannot outlive."

Though it can take a while to build up enough cash to put a 20% down payment on an investment property (the typical lender minimum), they can snowball fairly quickly. The key here is to correctly project income and expenses in order to calculate cash flow (the free cash you can put in your pocket after all associated property expenses have been paid). However you have to be sure to include the cost of a property manager in your calculations unless you want to manage the property yourself. Even with a property manager, you may be required to make large repair decisions every now and then – so while this is not a 100% passive activity, you are not directly trading your time for money like traditional employment.
You might not think of paying down debt as an income-generating activity, but it kind of is. Think of it this way: If you owe $10,000 and are paying 20% interest on it, that's $2,000 in interest payments annually. Ouch. Pay off that $10,000, though, and you'll be keeping that $2,000 in your pocket. It's very much like earning a guaranteed 20% return on the debt that you retire, and 20% annual returns are way more than you can expect from the stock market or elsewhere. Note that some credit cards may be charging you 25% or even 30% interest, so paying such debt off as soon as possible is a no-brainer financial goal.

While some people tend to use a savings account at the same bank where they have their checking account, make sure it's a high-interest one, not just a convenient one. "For short-term savings that you have parked in a savings account for easy access, you can often make more money just by researching whether you're getting the best interest rate," Goudreau says. If you are a photographer looking to diversify your income stream, putting together styled stock photo packages can be lucrative. For example, a package of 15 wedding-themed stock photos for $10. You can then market this to any bloggers or businesses who are in the wedding business for their use (photos of different engagement rings styles are super popular). Through this method, it’s possible to make a continuous stream of income off of photos you’ve taken once (similar to a licensing deal).

Sell an eBook Online – Self Publishing is mainstream today. When you purchase an eBook off of Amazon there’s a pretty good chance you’re buying a self-published book. Self-publishing is also ridiculously easy. I tried this a few years ago and couldn’t believe how simple the process was. To self-publish a book you’ll first need to write and edit it, create a cover, and then upload to a program such as Amazon’s Kindle Direct Publishing. Don’t expect instant success though. There will need to be a lot of upfront marketing before you can turn this into a passive income stream.
Well, the number seven may not be magical, but it does seem these concepts are two sides of the same coin. Yes, the streams may eventually make the millionaire, but it’s also true that the millionaire understands the importance of multiple income streams–without them, after all, he or she may never have broken the million dollar mark. So, he or she continues to increase their streams of income.

Once you start to see some success, don’t be led astray by the money. While Flynn does use affiliate marketing to make money, he only ever recommends products that he has personally used and likes. He is inundated by offers to earn $50 per sale through commission on products he has never even tried. “I’m like, ‘I don’t even know you, I don’t know what this product can do, and I don’t know if this product will help my audience.’ I only use products I’ve used before, because that trust you have with your audience is the most important thing in the world.” He says if you do recommend a product for the incredible commission but your audience has a bad experience with it, your credibility will be shot.
A Risk Score of 10 means no risk. A Return Score of 1 means the returns are horrible compared to the risk-free rate. A Feasibility score of 10 means everybody can do it. A Liquidity Score of 1 means it’s very difficult to withdraw your money without a massive penalty. An Activity Score of 10 means you can kick back and do nothing to earn income. To make the ranking as realistic as possible, every score is relative to each other. Furthermore, the return criteria is based off trying to generate $10,000 a year in passive income.
My personal finance blogs were started with $100, but you can start a blog with $20 if you buy hosting on a monthly basis. That’s 4 Starbucks coffees or 4 packs of cigarettes many paycheck to paycheck people do find a way to buy. After six months of HARD work, my first site started generating $2,000 a month, and today, those three sites generate over $5,000 a month, while all I have put in was hosting for $100-ish every year each, and a website redesign for under $1,000 after three years. Freelance writing and translation jobs are also a sizable part of my income that did not require any upfront investment. Investing $10 a month in index funds is also a realistic way for many to build yet another income stream.
Many people like writing blogs but only a few know that it can fetch you money as well. You can sign up with different companies as a promoter (or an affiliate) to promote their certain product or services on your blogs and websites. The payment method can be either a flat fee or a percentage of the amount of the sale completed, depending on your agreement.
Those who choose to focus on passive income will need either family money, funds from investors, or the nerve to borrow large sums by taking on debt to fund the purchase of assets. The easiest to understand is someone who takes out substantial bank loans to build an apartment building or buy rental houses. Although this can turn a very small amount of equity into a large cash flow stream, it is not without risk. When using borrowed money, the margin of safety is much smaller because you can’t absorb the same degree of setback before defaulting and finding your balance sheet obliterated.
Who cares, especially when very conservatively, the ultimate passive income includes a six digit or more base lease, plus an estimated additional six digits or more for rate increases and another six digits for more for various smaller and one bigger technology increase at 25 years. All four (base, rate, smaller and mega technology increases) combined, certainly could yield much more depending upon inflation, rate increases and technology increases?

2. Treat Passive Income like a game, cheating is using your spouses income in this game. I understand some of the premise behind this, but I’m married, my wife has an income and we have a rental house that we consider ours. I’m not sure how I would count this since we also use another part of our own home(also rental income) to pay down the Rental house.
Dividend Income: Dividend income is wonderful because it is completely passive and is taxed at only 15% if you are in the 25%, 28%, 33%, and 35% income tax bracket. If you are in the 39.6% income tax bracket you will pay a 20% tax on your dividends. My dividend income portfolio mainly consist of dividend equity and bond ETFs such as DVY, VYM, MUB, TLT, and IEF. Total stock and bond income is a little over $100,000 a year due to a heavy accumulation of stocks and municipal bonds after selling my house.
We had a very small interest income from our saving and reward checking accounts. The rate is low and I tend to invest rather than keep a lot of cash around. I also have some income from my P2P lending account at Prosper.com. The ROI of my Prosper account is much better than the rate at my bank, around 8%. Lastly, we have some interest income from our bond funds, but these are all in our retirement account so they are not taxed at this time.
