We’ve discussed how to get started building passive income for financial freedom in a previous post. Now I’d like to rank the various passive income streams based on risk, return, and feasibility. The rankings are somewhat subjective, but they are born from my own real life experiences attempting to generate multiple types of passive income sources over the past 16 years.

Price appreciation in that scenario is only a secondary means of growth, and arguably should be ignored as a predictor of returns when deciding on whether or not to invest in rentals. More important key performance indicators for rentals are net operating income and cash ROI. Appreciation, if it occurs, is a bonus.
If you have extra time with you over weekends or after your job, you can freelance and take small projects. There are many websites like elance.com , odesk.com or freelancer.com where you can earn money by working on projects. There are thousands of people in India who are working full time on these kind of freelancing websites and believe me, they are earning in lakhs. Look at it as a serious way of making money and not just a time pass activity.

What spurred this blog post was an idea put forth by my friend at ESI Money in which he talks about how the first million is the hardest. ESI shares how his net worth growth has accelerated. The first million took 19 years of work (the clock starts when he started working, not at birth!) but the 2nd million took just 4 years and 9 months. J Money took this same idea and started at $100k, which took him 7yrs 11mos. Each of the next $100k milestones took close to 18 months each to reach.
Pardon for being a bit of a newbie to true investing outside of a 401k. What about those of us who have 1) Just been laid off, and unable to find work due to lack of a degree (apparently 17 years in the industry with 5 certifications is just simply not enough – which is okay. It gave me the kick in the arse to get back to school finally) 2)Have three children to support (age 11 and under), and 3) Oh yeah – cannot find work. What do you recommend when the only source of positive revenue has ceased to come in and you now have less time than ever – due to responsibilities (i.e. doing well in university = academic scholarships means investment in time, plus spending 20 min breaks with kiddos) – to create positive sources of income ? I truly am wondering from an investor’s point of view how you would handle the pivot point of life if ever you had been faced with it. I realize this may be only imaginary, but at this point, I welcome your “what ifs” scenario on this one. You’ve truly done amazing work and I thank you for being so transparent.
​Network marketing, or multi-level marketing, seems to be on the rise. Companies such as Young Living Oils, Avon, Pampered Chef, and AdvoCare are all multi-level marketing companies. You can earn passive income through network marketing by building a team underneath you (often referred to as a down line.) Once you have a large team you can earn commissions off of their sales without having to do much.

I do remember you mentioning that & how it was your ticket to exit softly and give you time to build the passive income side. Most likely when I do exit it will either be through a sale of the business which would come along with a employment contract or if a worthy successor(s) can take it over, then the business is just another annuity throwing off income. Anyway, I’d enjoy writing a guest article after I survive the next few weeks of work and weddings.
Building a smartphone or tablet app requires a fair amount of technical expertise, but it can pay off handsomely if successful. It doesn't have to be particularly complex or chock-full of features either; a simple one that solves a problem or is entertaining enough to attract users works fine. You never know what may suddenly become popular. For example, the minimalist game Flappy Bird was such a craze that at one point its developer was earning $50,000 dollars a day through in-app advertising. Of course, expecting a success like that is foolhardy, but one can always hope.

Currently, all my passive income comes from real estate and because of your great articles on the subject I called to check out refinance options! I had no clue about CD laddering, dividend investing or P2P lending until two weeks ago when I started doing my research on where to put my hard earned money. I had been just saving it but when I looked at the terrible 0.01% return I said forget it! 2 % for me is a great way to start. It is better than what I have been getting outside of my real estate. Also, creating products is a must! I’m working on this type of royalty too. I find it so exciting to learn how to use your money to make money. Whether you take a “distribution” (aka free-cash-flow) in the form of a dividend, interest payment, capital gain, maturing ladder of a CD, etc, you are still taking the same amount of cash out of your portfolio. Don’t fall for the trap of sub optimizing your overall portfolio’s performance because your chasing some unimportant trait called “income”.

The type of business you should start depends on your passion and existing skill set. If you love baking, for example, you could consider starting a home-based cake or brownie business. Love to sew? Spend your free time creating the perfect crafts, then turn around and sell them with your own Etsy store. Love dogs? Consider watching dogs out of your own home and marketing your services on a website like Rover.com.
Hi, in as much as the article in this blog appears to be a source for information for us folks who are perhaps a little older (and wiser) would it be possible to point a person who is extremely sceptical about earning extra income.. other than worked 9-5 for? ( that person of course is me). Who now in a few years should be retiring, problem is, no money there to retire on. So a second source of income/investing is critical to my wife and I.

I had to get out. I like the way you have listed the ways to earn extra income and was quite surprise that you did not make mention of network marketing, which is a way to make extra income without quitting your regular, though most people view mlm as a pyramid scheme but the real pyramid scheme is a regular 9 to 5, because you can only have one president of a company at any given time and network marketing business model to promote product that can be used is really cheap to join and can offer a substantial extra income or what do you think?
To your point about Municipal Bonds, my concern is tax reform. While everything is mostly being worked behind closed doors (and likely wont ever see the light of day). There is still the chance they propose to limit the amount of the tax free nature of these bonds. While I dont sen panic in the streets, I do see a scenario where bond prices get additional pressure because municipalities have to increase rates due to people putting their money to work elsewhere.

You can find dividend stocks using Google Finance Stock Screener which is free to use. Set the search criteria for the P/E Ratio, and Dividend yield (shown as a percentage) criteria. You can set minimum and maximum values; in the dividend yield box, set it between 2 and 100. This will search for stocks that pay dividends worth between 2-100% of the current stock price.


One last thing to mention that I was truly impressed by, before you start your researching…. the panel of Gentlemen who put their minds together behind all of this, have such amazing, impressive backgrounds and innovative minds, it’s no wonder this is taking off so fast. Dividend stocks tend to be more mature companies that are past their high growth stage. Utilities, telecoms, and financial sectors tend to make up the majority of dividend paying companies. Tech, Internet, and biotech, on the other hand, tend not to pay any dividends because they are reinvesting most of their retained earnings back into their company for growth.

Great post Jim. While it is convenient to lump the entire dividend income as one passive stream, in reality, it is several. If you have 30 companies across 10 major industry sectors, each paying you dividends, then you can consider having 30 streams or at least 10 passive streams, from each of the diverse industry sectors. I find this more diverse than relying on rental income from one investment property tied to one location and one good tenant. Your point about website is absolutely valid – will be great to have Ten Factorial Rocks worth 7 figures in less than 5 years as you have done!
