Do you know of a successful business that needs capital for expansion? If so, you can become something of a small-time angel investor and provide that needed capital. But rather than offering a loan to a business owner, you instead take an equity position in the business. In this way, the business owner will handle the day-to-day operations, while you will act as a silent partner who also participates in the profits of the business.

In federal legislation, the key planks for the right to a useful and remunerative job included the National Labor Relations Act of 1935 and the Fair Labor Standards Act of 1938. After the war was the Employment Act of 1946, which created an objective for the government to eliminate unemployment; and the Civil Rights Act of 1964, which prohibited unjustified discrimination in the workplace and in access to public and private services. They remained some of the key elements of labor law. The rights to food and fair agricultural wages was assured by numerous Acts on agriculture in the United States and by the Food Stamp Act of 1964. The right to freedom from unfair competition was primarily seen to be achievable through the Federal Trade Commission and the Department of Justice's enforcement of both the Sherman Act of 1890 and the Clayton Act of 1914, with some minor later amendments. The most significant program of change occurred through Lyndon B. Johnson's Great Society. The right to housing was developed through a policy of subsidies and government building under the Housing and Urban Development Act of 1965. The right to health care was partly improved by the Social Security Act of 1965 and more recently the Patient Protection and Affordable Care Act of 2010. The Social Security Act of 1935 had laid the groundwork for protection from fear of old age, sickness, accident and unemployment. The right to a decent education was shaped heavily by Supreme Court jurisprudence and the administration of education was left to the states, particularly with Brown v. Board of Education. A legislative framework developed through the Elementary and Secondary Education Act of 1965 and in higher education a measure of improvement began with federal assistance and regulation in the Higher Education Act of 1965.

Unfortunately, it took a while for the real lessons to sink in. I was probably 20 or 21 when I read Rich Dad, Poor Dad the first time, which means I wasn’t exactly sure who I was yet. I knew I wanted to work hard and make money, but I wasn’t sure how. This made me a prime candidate for  multi-level marketing pitches, and the dream of “getting rich quick.”

Realtyshares is pretty cool. It allows you invest alongside other real estate investors in smaller increments than traditional syndicated investments. You typically invest in debt (tax liens) or equity (take a small ownership) in exchange for putting up capital. Rates can vary from 6% all the way to 19%. 3. Start as soon as possible. Building a livable passive-income stream takes a tremendously long time, largely because of declining interest rates since the late 1980s. Gone are the days of making a 5%-plus return on a short-term CD or savings account. People don’t realize how important this is. Recently an online marketing system, who had thousands of members who depended on it for their income, just shut down without notice. One morning all the members could no longer log in to their back office. Capture pages were gone, built in autoresponder gone, and their email list of subscribers were gone forever. Many were running solo ads and advertising. To make matters worse those who clicked on their links were redirected to the before-mentioned system creator’s new business and their own affiliate id’s. This means that any sale that was made went in their pocket off the backs of their now former members. Working from home is awesome but everyone who does it needs to be cautious and prepared. The best thing to do is earn multiple streams of income, just as this article talks about, and try to have control over your business. Don’t depend on all-ready-made systems. Make your own capture pages, have your own autoresponder, website, etc. This will go a long way to keeping your business alive and income flowing in.
You can uses tools such as Wordpress for your website platform. MailChimp to collect email addresses. Clickfunnels to create funnels and landing pages that are completely automated. Stripe to process payments. These are just a few tools I use but there are many more options for each part of your business. Find the ones that work for you and help you create systems. I’m a 45 year old business owner who also has focussed on diversifying my income streams. I have a short term vacation rental in Florida that I bought for $390k in 2012 and net rental income for the last three years has been growing steadily. 2015 I am at $70k gross right now but should end up at $80-85k with net around $45k plus we use the place about 35 nights a year.
I actually can’t get fired unless I do something truly horrible (or the state legislature gets rid of tenure). But I also have a spouse who likes to work and depending on how things change, I may need to leave my job for his career. So there are different levels of security. I’m never worried about us not having an income, but I do worry about being trapped in a specific job (or one of us being trapped with no job).

However, this comes back to the old discussion of pain versus pleasure. We will always do more to avoid pain than we will to gain pleasure. When our backs are against the wall, we act. While stocks are terrific income producers, they can be volatile. Every few years, the stock market tends to stagnate or drop for a while before recovering, and that can be problematic if you were counting on your stocks having a certain value at a certain time. One way to lock in an income stream is by buying a fixed annuity (as opposed to variable or indexed annuities, which can have steep fees and overly restrictive terms). In 2017, I ended up deploying roughly $611,000 into stocks and $604,327 into municipal bonds. The stock allocation should boost dividend income by about $12,500 a year, and the municipal-bond portion should boost income by about $18,000 a year after tax ($26,000 pre-tax). How do you do this?  Well, try to get the highest paying job you can!  Ask for a raise!  Utilize services, such as Glassdoor.com, to see how your salary competes with others in your same job.  Some companies really force employees to leave to get a raise, and then come back for another raise.   This industry jumping promotional strategy is very common and could work.

But in brief, it’s income that isn’t proportional to the time you physically put into acquiring it. It doesn’t mean it’s not without work or effort. It’s just that most of the work is done up front and it continues to pay off long after that initial effort. Real estate fits into that box. There’s definitely a spectrum but compared to what we do as doctors, where our compensation is directly linked to our time, most of these things are quite passive.

Yes, the streams may eventually make the millionaire, but it’s also true that the millionaire understands the importance of multiple income streams–without them, after all, he or she may never have broken the million dollar mark. Real estate crowdsourcing allows you to surgically invest as little as $5,000 into a residential or commercial real estate project for potentially 8 – 15% annual returns based off historical data. Such returns are much better than the average private equity, CD, bond market, P2P lending, and dividend investing returns. With P2P lending, borrowers can sometimes default and leave you with nothing. At least with real estate crowdsource investing, there’s a physical asset that’s backing your investment.
The craziest part of this was I’d wake up in the morning and there would be more money in my bank account, from people who had bought my book overnight. When you think about it, an online store that sells something that’s digital is something that’s open 24 hours a day, 7 days a week, 365 days a year. Using tools, software and systems, you can automate the delivery process so you literally don’t have to do anything to serve that audience. That’s super powerful.

The reverse can also be expected unless the rents rise too.  This rental increase might occur if we imagine interest rates are rising because the economic environment is improving.  At present, it is widely expected that rates will rise ever so slowly over many years.  Indeed the US has been looking for the courage to do this over recent months and they may start rising there soon.
