Dividends made sense 40 years ago as a relatively simple rule of thumb, but after all the work done by John Bogle with index investing, and academics with Monte Carlo sims and the 4% rule, dividend investing just isn’t the simplest, cleanest way to invest or receive passive income anymore. It’s actually significantly more risky compared to index investing, because dividend companies are a much smaller share of the total global economy compared to the broader indices.
Self Publishing is mainstream today. When you purchase an eBook off of Amazon there’s a pretty good chance you’re buying a self-published book. Self-publishing is also ridiculously easy. I tried this a few years ago and couldn’t believe how simple the process was. To self-publish a book you’ll first need to write and edit it, create a cover, and then upload to a program such as Amazon’s Kindle Direct Publishing. Don’t expect instant success though. There will need to be a lot of upfront marketing before you can turn this into a passive income stream.
OK, I know what you're thinking — maybe you're not a writer. However, as Tamez says above, chances are, you're an expert sy ~something~. Also, chances are that other people want to know what you know. So whether you write an eBook on dating or tips on how to fix your car, once you write, self-publish the book, and let it go, it can sit on a site like Amazon and sell itself. Of course, you can market it, too, but that's another story! Some sites let you keep most of the earnings, while others do not.
What I find most interesting is the fact that I had never considered options like LendingTree or realityshares for other income sources. Investing in property has been too much of bad luck for people that I know personally, so I am interesting in getting involved in a situation where I would have to be dealing with maintenance issues or tenants. There are services for you to do that, but I had not come across any that didn’t eat most if not all of the earnings. Then again, I live in the NY area. Investing in the midwest would not be reasonably possible for me, directly, but reading about realityshares is something I am going to look into further. That might be a real possibility.
Network marketing, or multi-level marketing, seems to be on the rise. Companies such as Young Living Oils, Avon, Pampered Chef, and AdvoCare are all multi-level marketing companies. You can earn passive income through network marketing by building a team underneath you (often referred to as a down line.) Once you have a large team you can earn commissions off of their sales without having to do much.
Overall income potential: Excellent – Although it’s very possible to make $0 with a niche site if it doesn’t receive traffic, you can also make a lot of money if you rank well for good keywords. I need to create a passive income stream that has a definable risk profile.I have $250k cash as a safety net in my savings account getting a measily 40 bps but I am somewhat ok with this as it is Not at risk or fluctuation (walk street is tougher nowadays). i have 270k in equity in my house, thinking of paying off the mortgage but probably does make sense since my rate is 3.125 on a 30 yr. I have 275k in my 401(k) and another 45k in a brokerage account that is invested in stocks that pay dividends.
This is mostly passive once you have it all set up, but it does take a lot of work at the beginning. Real estate investing also requires occasional maintenance. Quick question. I’m 21 years old and currently working full time (50 hours a week averaging about 12 dollars an hour. I was working 35 making enough to get by and save a little, but I read your post on the notion of working more than 40 to get ahead and decided a third job was best while I’m getting residency to get lower- instate tuition at OSU. So props, you had a direct influence on my life.)
You’re right Ed, it does require capital to get income from a rental property. However, I started hustling when I was a teen, baby-sitting, teaching younger kids the piano, doing homework with middle schoolers, being a French and Spanish tutor, none of which requires an initial investment. As do pet sitting, housekeeping, lawn mowing, house painting, and many gigs around.
