You can select any of the above-mentioned, based on your interest, skill, and capability to generate a second income source. However, these are just to name a few, there exist multiple ways to generate a secondary income channel. You just need to identify the right one, which suits you the best. Case Schiller only tracks price appreciation of RE. RE as rental investment vehicle is measured primarily on rental yield or cap rate or some other measure. Price appreciation in that scenario is only a secondary means of growth, and arguably should be ignored as a predictor of returns when deciding on whether or not to invest in rentals. More important key performance indicators for rentals are net operating income and cash ROI. Appreciation, if it occurs, is a bonus.

You can find dividend stocks using Google Finance Stock Screener which is free to use. Set the search criteria for the P/E Ratio, and Dividend yield (shown as a percentage) criteria. You can set minimum and maximum values; in the dividend yield box, set it between 2 and 100. This will search for stocks that pay dividends worth between 2-100% of the current stock price.
I invest about 5% of my pre tax income in 401k that my employer matches. Have close to 70k in cash in checking. Also,I liquidated around 40k in my 401k and not sure where to invest that in (bonds vs stocks) because of stocks trading at record high. Have a rental property that is paying itself now and I will pay off the mortgage completely in 5 years. My immediate concern is the cash in checking acct that’s not doing much. You’ve probably seen Facebook ads portraying the “laptop” lifestyle from entrepreneurs trying to sell you on one of their programs. You see what they’re offering and understand that the way they travel and make an income is through people buying their course.

I have not. While I am intrigued with the possibility of making online income, it seems to be less passive then how I want to spend my time. Regarding your blog / site, you have done quite well for yourself. However, you have to keep pumping out content or your site would eventually go out of business. That sounds like more of a commitment then I would want. Regarding your book sales, it is probably relatively passive now, but certainly was not when you were writing the book. Now if you love it, great. Just not for me.

Dividend investing is right up there for sure. You don’t have to charge $48. You can charge <$10 to boost sales. The internet has enabled so many creatives to publish their works at a low cost. People will surprise themselves if they try to create like when they were in school. The other reason why I have Creating Products edging out dividends is because of the much higher POTENTIAL to make a lot more money. For example, $20,000 a year in book sales requires $570,000 in dividend investments to replicate the same amount. Plus, there is capital risk. With book sales, there is a correlation with EFFORT, and you are not beholden to the whims of the markets.

Multiple Streams of Income is chock full of advice. The investing advice is also great and certaintly better than what you will find say in JBQ's ridiculous book which cost many people millions in lost dollars. I saw a review here by Mr. Donoghue. The one thing I learned though from all those childhood experiences though is that you never can depend on one source of income. Eventually my mom caught on and stopped giving me all those extra bags of chips and I had to figure out a new way to make money. No matter how safe something seems there’s always the chance that you could lose that income and be stuck with nothing.
Blogs and authority websites are different than niche websites, because they generally imply on-going content generation.  Sure, I could stop writing on this blog today and let it sit forever, but that’s not the intention of the blog.  Furthermore, blogs and authority websites tend to include a community or social aspect.  We have Facebook pages and Twitter accounts (can someone explain to me why the hell I haven’t made a Facebook page yet?), and we discuss various topics in the comments of each article or blog post.  Although SEO does affect traffic, community is more important.
I’m a 45 year old business owner who also has focussed on diversifying my income streams. I have a short term vacation rental in Florida that I bought for $390k in 2012 and net rental income for the last three years has been growing steadily. 2015 I am at $70k gross right now but should end up at $80-85k with net around $45k plus we use the place about 35 nights a year.

I’m looking at accepting a professor job. It’ll be more than a 50% pay cut. But I’ll have the same life you describe – endless summers and an entire month every winter to ski. I’m thinking in the end, eventually, I might even end up wealthier in more ways than one. Happy people tend to be the most successful. I have no desire to diversify. Dividend stocks allude me. CDs seem like a good choice for older people, but I have time on my hands and real estate knowledge, so I’m sticking with what I know, despite the fact that most people will tell me it is foolish and I should diversify.

Real Estate Income – Since we moved up to Newport Beach, I started renting out my condo in San Diego. My monthly cash on cash return is $300(I charge $1,900 for rent and my total payments including mortgage, HOA, property tax and insurance are $1,600) but I also get back around $350 every month in principal and about a $150 tax savings per month. But even this income is inconsistent, since sometimes expenses will pop up like last month when I had to buy a new A/C for $3,000!
I think it’s funny how 1500 is the amount of extra income you mention because that’s what I’m shooting for! If I can make that much more each month to supplement my regular income, I will have almost all of my school debt payed off in one year! I’m really motivated. Came to the U.S. as an immigrant in 1968 from a poor Asian country with only $100 in my pocket. Took advantange of 401-K savings plan by contributing 10% of my pay. My employer matched the first 6% savings (50 cents/dollar saved). Did not know anything about investment so 100% of 401-k money was invested in index 500. No other savings except 401-K. Retired in 1999 at 55 years old with about $1.2 million in 401-K and $450,000 lump sum pension which I rolled over to IRA. I invested this money in bonds and only buy equities (small cap index) whenever value drop to at least 50% of its high. I made a lot of money by investing in small cap index (ticker, IWM). Because of the risk involved, I don’t buy individual stock.

Hi, in as much as the article in this blog appears to be a source for information for us folks who are perhaps a little older (and wiser) would it be possible to point a person who is extremely sceptical about earning extra income.. other than worked 9-5 for?
