For those willing to take on the task of managing a property, real estate can be a powerful semi-passive income stream due to the combination of rental and principal value appreciation. But to generate passive income from real estate, you either have to rent out a room in your house, rent out your entire house and rent elsewhere (seems counterproductive), or buy a rental property. It’s important to realize that owning your primary residence means you are neutral the real estate market. Renting means you are short the real estate market, and only after buying two or more properties are you actually long real estate.
We pitched to an angel investor group. They were very excited about the idea but wanted to know who amongst us (doctor, accountant, salesman) was doing the coding. When they heard we were outsourcing it, the wind went out of their sails immediately. They did want to meet with us again once we brought a coder on board but that person proved elusive to find. Coders in our area are looking for the steady paycheck, not willing to gamble on a startup.

Investing in Index Funds – I use Vanguard for this, but there are several reputable sites out there that allow you to do the same thing. It’s a good way to invest excess cash that you don’t need now and use it to diversify your portfolio. I’m not going to make a specific recommendation here, but Vanguard does have a page that will make a recommendation to you based on your risk tolerance. This is generally going to require more up-front money than Lending Club (probably $1,000+), but if you have the money, it’s something to consider.
I am still working on my passive income, however I like multiple income streams even more. My favorite is capital gains because it is one of the lowest rates. One of the best passive income streams is a pension/Social Security. As I near retirement, I like the concept of it supporting my needs and my 401k supporting my wants. In addition, my brokerage accounts are all at capital gains rates. Don’t misunderstand, I am still working on adding more because I like multiple income streams!

I live in Chicago, and I need to buy a quality rental to hold long term somewhere but I have no idea where, and I really don’t want to buy in Chicago. Chicago is insanely corrupt and in HUGE debt. I cant leave Chicago in the near term, I take care of an aging parent, and if I left, my salary would drop by 50%. Id still like to diversify into a rental property.. but I feel that if I just call up a stranger, they’d attempt to sell me their best pig with lipstick, and pressure me to jump on the deal before someone else ‘stole’ it. I have no problem hiring a property inspector from a different city, but don’t want to waste hundreds of dollars if the agent is steering us towards crap property after crap property. I’m looking for broad advice. Any constructive reply appreciated. Thanks guys.
With passive income sources, you can go long periods of time without doing work, yet still earn income. In some cases, that income can expand without much additional input from you. For example, if I build a website in 5 hours and after a month, it has only made $50, my time to that point was worth $10/hour. It doesn’t stop there, however. In a year, if the site has earned $600, the value of those initial 5 hours grows to $120/hour. As time goes on, that number can continue to grow indefinitely.
No one should turn down wind farming’s ultimate passive income for the next 30 or more years … even 60 years when there is a positive cash flow on the sum total of all base payments when computing inflation for the next 60 years based on the previous 60 years, as long as the next era’s energy resource is not perfected (at which time they would not renew the option for the second 30 years).
This was a very inspirational article! I too spent 20+ years in a high-stress career selling a high-end product under a 100 percent commission plan; that is, no salary! I realized, after racking up millions of frequent flyer miles, that there had to be a better and less-stressful way of making a living. My goal was to design my own lifestyle free of corporate shackles, which required a pre-determined amount of passive income.
Others may define it more narrowly, but to me, PPC arbitrage basically involves setting up PPC ads (via Google AdWords or similar platform) and directing the traffic that results from ad clicks to a landing page or straight to an affiliate link (which many platforms don’t allow anymore). The goal is obviously to earn more from the affiliate income than spent on the ad clicks. You aren’t adding any value, but merely earning more from traffic than what it costs you to generate that traffic.
