The key liability that remains, as human capital dwindles, should be funding one’s retirement income. Given the blended retirement pattern discussed in this column last March, we can expect that some retirees will start spending their financial capital and others will keep building it, at least for a while. Do you know how your investor clients plan to blend remaining human capital with their (hopefully growing) financial capital and social capital to meet their remaining (and, one hopes, limited to retirement income) liabilities?
Real-estate crowdfunding ($9,600 a year): Once I sold my SF rental, it was natural to reinvest some of the proceeds into real-estate crowdfunding to keep sector exposure. I didn't invest a lot in some of my favorite real-estate investment trusts because I felt a rising interest-rate environment would be a stronger headwind for REITs. But if I could be more surgical with my real-estate investments by identifying specific investments in stronger employment-growth markets, I thought I could do better.
That strategy seems waaaayyyy less risky than actively picking stocks of supposedly “reliable” stocks that issue dividends, which could be cut at any time due to shifting industry trends and company performance. Dividend investing feels like an overly complex old-school way of investing that doesn’t have a very strong intellectual basis compared to index investing.
One great way to generate a passive income is through affiliate marketing. Now, this does depend on the size of your list. Yes, size matters when it comes to your list. Especially if you're looking to make some serious money and do it on autopilot. But, list-building takes time. It doesn't happen overnight. And you need to add value to your list or you become obsolete.
As an struggling young Engineer (back in the Carter era) I bought anything I could renovate then rent to justify paying the 18% interest. The United States is the largest source of international tourists to India, while European Union nations and Japan are other major sources of international tourists.[253][254] Less than 10% of international tourists visit the Taj Mahal, with the majority visiting other cultural, thematic and holiday circuits.[255] Over 12 million Indian citizens take international trips each year for tourism, while domestic tourism within India adds about 740 million Indian travellers.[253]
Finally, I imagine the biggest debate with my ranking is Creating Your Own Product as the #1 passive income source. If most people have never created their own product, then it’s easy to give it a thumbs down. There won’t be much complaint about Private Equity Investing being in last place because most people are not accredited investors. But given I believe that plenty of people can create their own product if they try, pushback is inevitable because a lot of people simply don’t try!
Having discussed why it is important to have a second source of Income, let me now highlight some of the sources of a second income or second income ideas. A second source of Income typically means having regular income from a source other than your primary one. This means, if you belong to a salaried class, you might want an income from some other source and if you are from a business class, you might want an income from some other business. You can be as creative as it gets. Some good sources of Income are highlighted below:
As a private lender, you can lend to anyone in your social circle. For example, many home rehabbers need access to a source of capital they can tap into very quickly in order to fund the initial purchase of their properties. You can partner with a rehabber who uses your capital for a short-term in exchange for an interest rate that is mutually agreed upon.
For example, writing a book is a passive income stream. You write it once and sell it over and over. The word passive is a little deceptive because you need to market the book. Nevertheless, compared to non-passive sources of income, which you need to do over and over to make money, such as providing a service, passive income streams require less time once they’re created. Other forms of passive income include other written works (i.e., courses), audio or video creations, affiliate marketing, licensing your idea, franchising, or continuity programs (i.e., memberships).

The term Multiple Streams of Income in a way voices and explains itself. It’s the theory of earning more than one type of income from more than one source. Generating multiple sources of income is a key to wealth creation, it becomes even more special when you’re doing it with a passive income which does not really require a lot of time and efforts from you (We’ll talk more about that later).

Perhaps you’re into video games, specific brands of clothing, or something else. Whatever it is, with a little research, it’s possible to turn your knowledge into cash with an eBay store. Multiple Streams of Income is chock full of advice. The investing advice is also great and certaintly better than what you will find say in JBQ's ridiculous book which cost many people millions in lost dollars. I saw a review here by Mr. Donoghue. My guess is that some people will try to bury that untill mindless 1 star reviews. If you can scroll back and read it, I highly recommend that you do. It shows a system of investing that yielded huge returns even during the Clinton "bear market."

One of the things I'm surprised your article doesn't mention is the tax advantages of this type of investment. The depreciation and rehab costs (purchasing distressed properties) can be huge deductions to ones income taxes, which none of the others have. Then, along with the appreciation of real estate, this passive income investment outperforms the notion of maxing out my 401k as well.
I enjoy how you lay out real numbers. A lot of people wouldn’t do that. While you admit that you are somewhat conservative, I think the $1M in CD’s is just too conservative. Assuming you don’t need the cash flow now (which you say you just save anyways) then all that could be invested for potentially higher returns. For example, what if you bought San Francisco real estate along the way instead of CD’s. Or, an SP500 Index fund. I bet your average return would have been higher than 3.75%. Sure you could lose it, but the point is if you don’t need the cash flow now, you should try to increase that nut as high as possible until the day you actually need it. Your nut could be $5M right now if you had invested in asset classes other than CD’s for the last 14 years. Don’t get me wrong, you have done far better than me, but I guess I would take a little more risk if you don’t rely on that cash flow.

What I’m doing: My realistic goal is to have a blended annual return of 2x the risk free rate. With a current 5% hurdle, I am not paying down mortgages that cost less than 4%. Debt at 5% is a wash. My realistic blue sky scenario is a 3-4X rate of return over the risk free rate which can be achieved with property, stocks so far for the past five years, and certain private equity investments. The first time I did affiliate marketing was way back in the day on my architecture exam website. I wish I had more time to put into real estate. Given the run up since 2012, I may even be interested in selling my condo that I currently rent out. I need to get it appraised to really see what it’s worth, but I think conservatively it’s gone up ~50%, although rent is probably only up ~10% or so. I am bullish on rents going up in the future… mostly in line with inflation, or perhaps even slightly faster due to constricted credit and personal income growth which should provide a solid supply of renters. At this point, I just don’t want to manage the property. I’ll probably look into a property manager as my time is likely worth turning it into a nearly passive investment.

When you go shopping, do you use cash, your debit card, or a credit card? Instead, why not use a cash-back credit card and make money while you shop? It sounds contradictory, but Goudreau elaborates. "With a great cash-back card, you can make money when you spend money," she says. "The key is to keep your spending rates the same and pay your balance off in full at the end of every month. How do you do this?  Well, try to get the highest paying job you can!  Ask for a raise!  Utilize services, such as Glassdoor.com, to see how your salary competes with others in your same job.  Some companies really force employees to leave to get a raise, and then come back for another raise.   This industry jumping promotional strategy is very common and could work.
No one should turn down wind farming’s ultimate passive income for the next 30 or more years … even 60 years when there is a positive cash flow on the sum total of all base payments when computing inflation for the next 60 years based on the previous 60 years, as long as the next era’s energy resource is not perfected (at which time they would not renew the option for the second 30 years).
Ask yourself how many hours a week do you spend sitting in silence, coming up with an idea and working on your idea? We’re so busy with our jobs that our childhood creativity sadly vanishes at some point in our lives. There are food bloggers who clear over $15,000 a month. There are lifestyle bloggers who make over $10,000 a month while living in Thailand. And there are even personal finance bloggers who’ve sold their sites for multi-millions.
Great breakout of some common items that are (mostly) accessible to individuals. My biggest issue with p2p is the ordinary interest it generates and the ordinary tax that we have to pay. That really takes a bite out of the returns. Fortunately, I opened an IRA with one of the providers to juice the return with zero additional risk. 6-8% nominal returns over a long period of time will make me very happy. To your point about Municipal Bonds, my concern is tax reform. While everything is mostly being worked behind closed doors (and likely wont ever see the light of day). There is still the chance they propose to limit the amount of the tax free nature of these bonds. While I dont sen panic in the streets, I do see a scenario where bond prices get additional pressure because municipalities have to increase rates due to people putting their money to work elsewhere.

1. I started with doing tuitions , even after I picked my first work. Being in IT, I always had 5 days a week schedule but tuition/coaching is a time-tested way to earn clean money. I was teaching Mathematics to class X people. And if your pupil do good, like what happened when I was teaching this lady (in 1995) whose parents have given up on her, she was a in a plush school and I don't know what worked, she got such good marks that they hunted me down for a big pack of sweets after her X board exam, then that is extremely rewarding. You can start from your home, do evening class then move to a rented place and so on. It is very tiring but as I said, noone would short-change a teacher.

I live in NYC where I never thought buying rental property would be possible, but am looking into buying rental property in the Midwest where it cash flows and have someone manage it for me (turnkey real estate investing I guess some would call it). I agree with what Mike said about leverage and tax advantages, but I’m still a newbie to real estate investing so I can’t so how it will go. I have a very small amount in P2P…I’m at around 6.3% It’s okay but I don’t know how liquid it is and it still is relatively new…I’d prefer investing in the stock market.
It’s obvious that stocks outperform real estate in terms of capital gains, but I would like to see S&P compare to Real Estate in SF, Manhattan, LA. Our house in NC was $80,000 20 years ago. It’s only $150,000 now. Same house in Santa Monica went from $200,000 to $1.8 million. People who happen to bought real estate in major metropolitan would have a natural positive association with real estate investment.

A few people who started their own YouTube channel when the video-sharing site was in its nascent stage are now millionaires. Now that YouTube has become immensely popular with hordes of people running their own channels, making a million dollars is considerably more difficult, but earning a respectable sum of money is still possible. As always, you'll need to find a niche that isn't yet saturated and focus on making engaging videos around it. Once you start raking up views and subscriptions, the money will start flowing in with minimum effort on your part.

I am a very hard worker and am willing to do whatever it takes to make a substantial income but my questions for you is how could I do this at college?
