Another kind of dividend to collect is from real estate investment trusts, or REITs. They're companies that own real-estate-related assets, such as apartments, office buildings, shopping centers, medical buildings, storage units, and so on -- and they are required to pay out at least 90% of their earnings as dividends. They aim to keep their occupancy rates high, collect rents from tenants, and then reward shareholders with much of that income. Blogging is still going to take work starting out. Another way to wring income out of stocks, even if they don't pay dividends, is to buy stocks that you expect will appreciate in value over time and then, when you need income, sell some shares. Came to the U.S. as an immigrant in 1968 from a poor Asian country with only $100 in my pocket. Took advantange of 401-K savings plan by contributing 10% of my pay. My employer matched the first 6% savings (50 cents/dollar saved). Did not know anything about investment so 100% of 401-k money was invested in index 500. No other savings except 401-K. Retired in 1999 at 55 years old with about $1.2 million in 401-K and $450,000 lump sum pension which I rolled over to IRA. I invested this money in bonds and only buy equities (small cap index) whenever value drop to at least 50% of its high. I made a lot of money by investing in small cap index (ticker, IWM). Because of the risk involved, I don’t buy individual stock.

If you are unfortunate enough to find yourself no longer able to physically work in your chosen position, developing a skill set that will allow for a complete career change is a must. The passive income route as a second career is a great backup allowing you to hire out what you can’t physically do. Early on in my career I found I was unable to physically tolerate exposure to tobacco smoke. At that time, smoking was allowed in all offices, restaurants, etc. I was blindsided; who ever thought? I was just curious what your thought was on actively managing your properties vs. getting a property manager? I recently started using a property manager and it has been a wonderful experience. It’s like there is now complete radio silence from the property since everything goes through the manager. I used to spend tons of time driving to it and showing it to prospective renters, doing background checks, doing maintenance, etc. It was amazing how much of a drain it was just thinking about what might go wrong. Now with a property manager I just get a .pdf statement in my e-mail and the rent gets deposited in my account like magic! I’m a big fan of property managers and think they are worth twice what I pay them.

Well written piece, but I question the core premise. Why the fascination with maximizing “income” (passive or otherwise). Shouldn’t the goal simply be to maximize long-term after tax growth of your entire portfolio? If this takes the form of dividend paying stocks, so be it. But what if small caps are poised to outperform? What if you want to take Buffet’s or Bogle’s advice and just buy a broad market index like the S&P 500, (no matter what the dividend because you’ll just have it automatically reinvested to avoid the transaction fees).

I enjoy how you lay out real numbers. A lot of people wouldn’t do that. While you admit that you are somewhat conservative, I think the $1M in CD’s is just too conservative. Assuming you don’t need the cash flow now (which you say you just save anyways) then all that could be invested for potentially higher returns. For example, what if you bought San Francisco real estate along the way instead of CD’s. Or, an SP500 Index fund. I bet your average return would have been higher than 3.75%. Sure you could lose it, but the point is if you don’t need the cash flow now, you should try to increase that nut as high as possible until the day you actually need it. Your nut could be $5M right now if you had invested in asset classes other than CD’s for the last 14 years. Don’t get me wrong, you have done far better than me, but I guess I would take a little more risk if you don’t rely on that cash flow.

But in brief, it’s income that isn’t proportional to the time you physically put into acquiring it. It doesn’t mean it’s not without work or effort. It’s just that most of the work is done up front and it continues to pay off long after that initial effort. Real estate fits into that box. There’s definitely a spectrum but compared to what we do as doctors, where our compensation is directly linked to our time, most of these things are quite passive.

5) Determine What Income Level Will Make You Happy. Think back to when you made little to no income as a student. Now think back to the days when you just got started in your career. Were you happy then? Now go over every single year you got a raise or made more money doing something else. How did your happiness change at all, if any? Everybody has a different level of income that will bring maximum happiness due to different desires, needs, and living arrangements. It’s up to you to find out your optimum income level.
Reality One: We live in a competitive and fast changing world. Business has become highly specialized and niched because knowledge is growing exponentially, requiring specialized skills to employ it properly. Successfully competing in many widely varying fields is contradictory to the specialization and complexity required by our current business climate.
Finally, make sure you can service multiple types of clients. This is the best egg to have. Even for something as simple as a dog walking business, you can service multiple types of clients. For example, you can offer a puppy walking service and an adult walking service. You can have weekends at the park services. You can offer to take the dog to the groomers. Try to meet client’s individual needs.
Or, there is another theory for your primary salary – generate enough to have a little excess cash flow, but do it at a place that you can work stress free and have time to dabble in other projects.  A good friend of mine has this setup – he works 10-5 and makes $50,000 a year.  This allows him to easily cover all of his expenses, but the shorter hours and flexibility in his job allows him to pursue his secondary income generating ideas!

To be truly passive, the income source must require no effort on your part (after initial setup). Real estate, dividends, P2P lending…these are truly passive income sources.

I think you should use Financial Samurai to raise your passive income. You’ve already proven that you writing 3 articles a week is enough to not only sustain the site but grow it. Why not have more guest writers post articles? Since you started with the extra post each week I’m guessing traffic is above your normal growth rate. Leverage that up with more posts and my bet traffic will continue to grow.
I agree that it is important to establish multiple sources of income, but I would be hesitant to group dividend stocks and real estate into the “multiple streams” bucket. Those are investments, and living off of investment income because you are in an emergency state is not a good plan. Cash flow from investments ebbs and flows more than the cash flow from a day job.

Whether you take a “distribution” (aka free-cash-flow) in the form of a dividend, interest payment, capital gain, maturing ladder of a CD, etc, you are still taking the same amount of cash out of your portfolio. Don’t fall for the trap of sub optimizing your overall portfolio’s performance because your chasing some unimportant trait called “income”.

You can select any of the above-mentioned, based on your interest, skill, and capability to generate a second income source. However, these are just to name a few, there exists multiple ways to generate secondary income channel. You just need to identify the right one, which suits you the best. Remember there is no shortcut to success and you need to work hard to be successful and rich in the long run!

What spurred this blog post was an idea put forth by my friend at ESI Money in which he talks about how the first million is the hardest. ESI shares how his net worth growth has accelerated. The first million took 19 years of work (the clock starts when he started working, not at birth!) but the 2nd million took just 4 years and 9 months.
