Book sales ($36,000 a year): Sales of How to Engineer Your Layoff" continue to be steady. I expect book sales to rise once the economy starts to soften and people get more nervous about their jobs. It's always best to be ahead of the curve when it comes to a layoff by negotiating first. Further, if you are planning to quit your job, then there is no downside in trying to engineer your layoff so you can get WARN Act pay for several months, a severance check, deferred compensation, and healthcare.

7) Never Withdraw From Your Financial Nut. The biggest downfall I see from people looking to build passive income is that they withdraw from their financial nut too soon. There’s somehow always an emergency which eats away at the positive effects of compounding returns. Make sure your money is invested and not just sitting in your savings account. The harder to access your money, the better. Make it your mission to always contribute X amount every month and consistently increase the savings amount by a percentage or several until it hurts. Pause for a month or two and then keep going. You’ll be amazed how much you can save. You just won’t know because you’ve likely never tested savings limits to the max.
If you are unfortunate enough to find yourself no longer able to physically work in your chosen position, developing a skill set that will allow for a complete career change is a must. The passive income route as a second career is a great backup allowing you to hire out what you can’t physically do. Early on in my career I found I was unable to physically tolerate exposure to tobacco smoke. At that time, smoking was allowed in all offices, restaurants, etc. I was blindsided; who ever thought? It virtually removed me from most positions I had schooling for. As luck would have it, I had purchased a duplex while working and saved a small sum. When I had to leave my career, I made a down payment on another duplex doing any maintenance I could myself. If a physical setback of another sort should happen, I can hire.
My personal finance blogs were started with $100, but you can start a blog with $20 if you buy hosting on a monthly basis. That’s 4 Starbucks coffees or 4 packs of cigarettes many paycheck to paycheck people do find a way to buy. After six months of HARD work, my first site started generating $2,000 a month, and today, those three sites generate over $5,000 a month, while all I have put in was hosting for $100-ish every year each, and a website redesign for under $1,000 after three years. Freelance writing and translation jobs are also a sizable part of my income that did not require any upfront investment. Investing $10 a month in index funds is also a realistic way for many to build yet another income stream.

I enjoy how you lay out real numbers. A lot of people wouldn’t do that. While you admit that you are somewhat conservative, I think the $1M in CD’s is just too conservative. Assuming you don’t need the cash flow now (which you say you just save anyways) then all that could be invested for potentially higher returns. For example, what if you bought San Francisco real estate along the way instead of CD’s. Or, an SP500 Index fund. I bet your average return would have been higher than 3.75%. Sure you could lose it, but the point is if you don’t need the cash flow now, you should try to increase that nut as high as possible until the day you actually need it. Your nut could be $5M right now if you had invested in asset classes other than CD’s for the last 14 years. Don’t get me wrong, you have done far better than me, but I guess I would take a little more risk if you don’t rely on that cash flow.


We live in an exciting time. You can literally make money while you sleep. As an entrepreneur, you don’t get a steady paycheck. You can create financial stability when you create multiple streams of income and make some of them passive. Use these steps and tools. Don’t just run towards the online because these are still a lot of opportunities offline. Create systems and don’t try to do it all alone.

I would throw in some caution here: if your spouse works at the same company, or in the same industry as you, you are not diversified, and should something happen, you could be in a world of hurt.  Companies do go out of business, companies do lay employees off.  There is nothing wrong with working together, but realize that you are not diversified and you should be trying to maximize other income streams as a result.
I guess the people who bash this book would prefer to read a financial book by someone like Jane Bryant Quinn. How many people have made a fortune or any money at all following her advice? I rest my case.Or perhaps these bashers think the Road to Wealth is a college degree and work 9-5, 40 hours per week for 40 years and think that their employer will take real good care of them right? WRONG! Or perhaps these bashers feel the real key to wealth is to invest your 401 (k) money in your companies stock or you rate your wealth by your stock options huh? Ask employees invested in Lucent, Compaq or Enron how good they feel about retirement considering whats "left" in their company 401 (k) plan or by the value of their stock options (those who haven't been downsized that is).Robert Allens book is a excellent book for anyone who wants to reach permanent and rapid wealth. He teaches you how to invest with index funds and create cash flow with covered calls and options.He shows you how to 86 your job and start your own business through Network Marketing. He talks about the internet and licensing; real estate, discount mortgages and tax lien cerficates and then he shows you how to put it all together.Whats not to like about this book?I also recommend Who Stole the American Dream.For those who are happy with mediocity, keep your J-O-B *Which stands for just over broke) and read Jane Bryant Quinns book.
If you watched the video, he goes into a discussion about shocks (about 8 minutes in) like bad investments but how they don't really matter as much if r (rate of return) is greater than g, the rate of economic growth. If r = 5% and g = 1%, then you can lose 80% (the difference) and still be ahead because the return on the remaining 20% has paced with economic growth.

It is hard to do both but you’re not supposed to. You’re supposed to get your safety net down THEN try to do high wire acrobatics above it – not set up the two at the same time. So get retirement and your emergency fund squared away, then consider the stock market (taxable) and real estate. There’s no rush! Don’t let others dictate your future because they don’t have the same priorities as you. 🙂

If you need cash flow, and the dividend doesn’t meet your needs, sell a little appreciated stock. (or keep a CD ladder rolling and leave your stock alone). At the risk of repeating myself, whether you take cash out of your portfolio in the form of “rent”, dividend, interest, cap gain, laddered CD…., etc. The arithmetic doesn’t change. You are still taking cash out of your portfolio. I’m just pointing out that we shouldn’t let the tail wag the dog. IOW, the primary goal is to grow the long term value of your portfolio, after tax. Period. All other goals are secondary.
1) If your property is not under rent control, you have the ability to raise rent to market prices with proper warning. In SF, I have to give tenants a one month warning for up to a 10% increase and a two month warning for up to 60%. Rent control limits to an inflation index, usually around 2% a year, which is why initial pricing and tenant turnover is important for better profitability.
P.S. I also fail to understand your fascination with real estate. Granted we’ve had some impressive spikes along the way, especially with once in a life time bubble we just went through. But over the long term (see Case Shiller real estate chart for last 100 years ) real estate tends to just track inflation. Why would you sacrifice stock market returns for a vehicle that historically hasn’t shown a real return?
I've now only got an SF rental condo and a Lake Tahoe vacation rental in my real-estate-rental portfolio. Although I miss my old house, I certainly don't miss paying $23,000 a year in property taxes and another mortgage, and dealing with leaks and managing terrible tenants. I drove by the other day and couldn't believe how much noisier and busier the street was than where I currently live. I wouldn't be comfortable raising my son there.

What I’m doing: I view passive income as funny money to keep myself sane during this long journey. I estimate 2-10 years to get to my goal depending on how active I am. The dollars created are just points one can accumulate. I’ve made passive income goals for each passive income type and check in at least once a year like I am now to make sure I’m on track. My favorite type of semi-passive income was rental property because it was a tangible asset that provided reliable income. The appeal of these passive income sources is that you can diversify across many small investments, rather than in a handful of large ones. When you invest directly in real estate, you have to commit a lot of capital to individual projects. When you invest in these crowdfunded investments, you can spread your money across many uncorrelated real estate ventures so individual investments don't cause significant issues.
Good ranking FS, I’d have to agree with the rankings. And it looks like your portfolio covers five of the six! Some people consider real estate passive will others classify it as active. But every scenario is different, whether you are doing all the maintenance and managing yourself, or you are contracting out a lot of the work. Obviously it takes a lot more time and effort than purchasing a 36 month CD and “setting it and forgetting it.”
Whether you take a “distribution” (aka free-cash-flow) in the form of a dividend, interest payment, capital gain, maturing ladder of a CD, etc, you are still taking the same amount of cash out of your portfolio. Don’t fall for the trap of sub optimizing your overall portfolio’s performance because your chasing some unimportant trait called “income”.

Freelancing is short term project you need to take from someone and complete it in pre-decided time. Once a project is completed you will be paid and there is no further term with the company. There are many websites where people post projects. Many people are working as freelancer full time. Websites like WorknHire or Freelancer are great places to start.

I want to develop a passive income stream in the next 4 years, nothing grand, maybe an extra 500-1000 dollars a month, but I’m not sure how to go about it so I was wondering if you had any tips. I’m so-so as a writer, and am currently finishing up my second book (just write as a hobby), and in the past made about 30-50 dollars an hour as a free lance writer but that was a couple of years back, it was only for about 10-20 hours a month, and the gig just dried up. I just got particularly lucky with that. I’ve tried online poker as a means in the past, and which I learned A) was not passive income but hard work and B) I have an addictive personality which resulted in me losing the 4g I earned in 6 weeks over the span of 72 hours so that’s out of the picture. I also partook in some illegal selling of things when I was younger, but being a little older and wiser the risk-reward ratio for possibly ending up in Jail just doesn’t match up. I tried making three businesses (dog walking, house cleaning, and personal assistant) and while those all were succesful to varying degrees and earned me about 15-25 dollars an hour, they weren’t mobile and quiet honestly I don’t have the time to be a full time dog walker or run a house cleaning operation seeing as I’ll be in school, work, and athletics.


If you’re considering real estate for your portfolio, let me give you some advice: Don’t jump in without a ton of research. It’s not as easy as they make it look on shows like Flip or Flop. There’s a lot that goes into becoming a successful landlord or flipping houses for a profit. Plus, a lot can go wrong and your mistakes can eat up your profits quickly.
I think more and more people are recognizing the advantages of having multiple sources of income, thanks to the Great Recession. It was a real wake-up call to many good workers who lost jobs not because of poor performance but due to restructuring and cost-savings. They never considered themselves to be vulnerable and they were. We do have multiple streams of income and a fully-funded emergency fund, which has helped my family weather the ups and down life has brought us, including job loss.

As a millennial in my mid-20’s, i’m only just starting out on my journey (to what hopefully will be at least 5 streams of income one day) and i’m trying to save all that I can to then make my money work harder and invest. It’s difficult though because a lot of people say you should be saving for retirement and have an emergency fund (which is so true) but then on the other hand, we are told to take risks and invest our money (usually in the stock market or real estate). And as a millennial it’s so hard to do both of these things sometimes.
