However, I think for those who are willing to do what it takes, the sky is the absolute limit. As an example, I’m trying to take a page out of FinancialSamauri’s book and create an online personal finance and investing blog. It is an enormous undertaking, and as a new blogger, there is a seemingly endless amount of work to be done. That said, I hope that one day I can not only generate some passive income from the hours of work I have put and will put into the project, but I hope to be able to help OTHERS reach their financial goals.
How do you do this?  Well, try to get the highest paying job you can!  Ask for a raise!  Utilize services, such as Glassdoor.com, to see how your salary competes with others in your same job.  Some companies really force employees to leave to get a raise, and then come back for another raise.   This industry jumping promotional strategy is very common and could work.
I actually spent a year and a half working as an affiliate marketer (mostly selling drumming related products – lessons, kits ect). 5 years on and one of my one page sites (which I’ve not touched) still nets me about $150 a month. I won’t be retiring off that but only really now appreciate the reverse pyramid approach to entrepreneurship (working for nothing initially but later being paid without effort!)

You need to save money after contributing to your 401k and IRAs since you can’t touch pre-tax retirement accounts without a penalty until 59.5. Ideally everyone should max out their pre-tax retirement funds first, but if you don’t have enough funds and want to retire earlier then a decision to have more accessible post tax money will still work.


Came to the U.S. as an immigrant in 1968 from a poor Asian country with only $100 in my pocket. Took advantange of 401-K savings plan by contributing 10% of my pay. My employer matched the first 6% savings (50 cents/dollar saved). Did not know anything about investment so 100% of 401-k money was invested in index 500. No other savings except 401-K. Retired in 1999 at 55 years old with about $1.2 million in 401-K and $450,000 lump sum pension which I rolled over to IRA. I invested this money in bonds and only buy equities (small cap index) whenever value drop to at least 50% of its high. I made a lot of money by investing in small cap index (ticker, IWM). Because of the risk involved, I don’t buy individual stock.

At this point then yes price appreciation is secondary bonus and we have an arguement of how and why Real Estate can be better than Growth Stocks in some scenarios and for some investors.

A highly successful doctor, lawyer, or publicist, for instance, cannot “inventory” their profits. I want to develop a passive income stream in the next 4 years, nothing grand, maybe an extra 500-1000 dollars a month, but I’m not sure how to go about it so I was wondering if you had any tips. I tried making three businesses (dog walking, house cleaning, and personal assistant) and while those all were succesful to varying degrees and earned me about 15-25 dollars an hour, they weren’t mobile and quiet honestly I don’t have the time to be a full time dog walker or run a house cleaning operation seeing as I’ll be in school, work, and athletics.

P2P lending is a legal business recognised by RBI: P2P lending platforms are legal and the RBI has categorised them as NBFC-P2P through a notification in August 2017. In October 2017, the RBI issued regulations for P2P lending. All P2P platforms are regulated by the RBI just like banks and NBFCs. So lending through P2P platforms is a legal business.
Real-estate crowdfunding ($9,600 a year): Once I sold my SF rental, it was natural to reinvest some of the proceeds into real-estate crowdfunding to keep sector exposure. Which all goes back to my point – since companies change in a lot of unpredictable ways, it makes more sense for passive income to just ride the market by investing in a Total Domestic Stock Market, Total Bond Market, and Total International index funds, with allocations that depend on your goals and time horizon. The craziest part of this was I’d wake up in the morning and there would be more money in my bank account, from people who had bought my book overnight. While it is important to find something that you love to do and turn it into a money making business, you do have to be cognizant of the return as you pointed out. There are many opportunities that I found and tried out that at the time seemed great. But when I took a step back, I realized that I was working a lot for very little income whereas other things I love doing brought in much more money.

Once I started blogging and connecting with other bloggers in the personal finance space, I saw how much potential was out there. And honestly, how much money some bloggers were making really shocked me. I distinctly remember one blogger telling me his website was making $30,000 per month….and this was 2009! To say this blew my mind is an understatement of epic proportions.
Why did P2P lending get a liquidity ranking of 6? It is quite possibly the most illiquid investment option you listed. You said you rank liquidity by “difficulty level of withdrawing your money without a massive penalty”, and for Lending Club notes, it’s not only difficult and extremely time consuming to sell all of your notes in their super illiquid market, but you would have to sell your notes at large losses to hope to get others interested in buying your notes. On top of that, it is impossible to withdraw your money any other way other than just waiting for interest/principal to pay off every month until maturity in 3 to 5 years. You can’t just one day tell Lending Club “I want to quit, please give me my money back.” One can even argue that it is less difficult to sell a home (in order to “withdraw” the money invested) than to withdraw all of their money from a P2P loan portfolio because it is very possible to sell a home before 3 to 5 years.
* Freelance writing: Quality freelance writing takes tremendous effort. Ironically, the better the quality of your writing, the more you don’t want to freelance and just keep the articles for your own site. Freelancing is a great way to earn side income, however, it’s not really for me. I’ll probably take on one or two freelance jobs maximum per year and write no more than four articles a month elsewhere.

Beats the typcial buy and hold (or is that buy and hope), dollar cost averaging and other so called sensible stategies which don't work unless you have a 20-30 year time horizon. I wanted to specifically call out one particular strategy within equity investing that bears mentioning – dividend growth investing is when you focus on stocks that not only pay a dividend but have a history of strong dividend growth. When I was first building my portfolio of individual stocks, I focused on buying companies with a history of dividends, a history of strong growth, and financials that supported a continuation of both.

I am 30 years old and am retired. Previously, I made a modest salary as an Army officer. I own three duplexes and a quadplex in central Texas (10 rental units in all), and each of the properties provide me with net rental yields in excess of 15%. The last deal is actually an infinite return as my partner paid the down payment in return for a 50/50 split on a property that would otherwise provide a net rental yield of 18%. The above net rental yields also factor in an excellent property management team who manages my properties while I pursue other investment opportunities. To date, I have never interacted with any of my tenants nor have I ever had to personally deal with any maintenance issues.
Real Estate Income – Since we moved up to Newport Beach, I started renting out my condo in San Diego. My monthly cash on cash return is $300(I charge $1,900 for rent and my total payments including mortgage, HOA, property tax and insurance are $1,600) but I also get back around $350 every month in principal and about a $150 tax savings per month. But even this income is inconsistent, since sometimes expenses will pop up like last month when I had to buy a new A/C for $3,000!

It takes a lot of hard work and time to build your blog into a viable business.  It is not a good get rich quick scheme, but with time and patience you can easily earn a full time income and even exceed what you make at your full time job if you are really good.

Instead of being a consumer on Udemy you can instead be a producer, create your own video course, and allow users to purchase it. For a person working for a wage, their source of income is their job, or their labor (aka their time that they sell to someone). But you can own a house, and rent it out, and when your renters pay you renter every month, the source of that income check is your rental property, or your house. It would just be called rental income. If you have money in the bank in an account that pays interest, those interest payments are another source of income. We can say the source is interest payments, or we can identify the asset that is generating rent, and say your money in the bank that is generating “rent” (aka interest) is your source of income.
