Real Estate Income – Since we moved up to Newport Beach, I started renting out my condo in San Diego. My monthly cash on cash return is $300(I charge $1,900 for rent and my total payments including mortgage, HOA, property tax and insurance are $1,600) but I also get back around $350 every month in principal and about a $150 tax savings per month. But even this income is inconsistent, since sometimes expenses will pop up like last month when I had to buy a new A/C for $3,000!
This is a buzzword I heard about through a few career coaches. Slowly more awareness is spreading that we can escape the rat race and find alternative ways of working, and indeed, the days of having to choose one particular career path are becoming outdated. The recession is forcing us to think of more imaginative ways to make a living and I am determined to use every skill and talent I have to start generating multiple income streams. Before I was racking my brain for YEARS because I just couldn’t choose one career path! I am only just beginning on a small scale and am not making any real money as yet, but this year I will dig out the toolboxes I’m not currently using and set up various things that will hopefully bring in the pounds. ​Self Publishing is mainstream today. When you purchase an eBook off of Amazon there’s a pretty good chance you’re buying a self-published book. Self-publishing is also ridiculously easy. I tried this a few years ago and couldn’t believe how simple the process was. To self-publish a book you’ll first need to write and edit it, create a cover, and then upload to a program such as Amazon’s Kindle Direct Publishing. Don’t expect instant success though. There will need to be a lot of upfront marketing before you can turn this into a passive income stream.

Capital growth in your portfolio can offset the eroding effect of inflation.  But any capital gains that exceed the overall inflationary effect can be drawn off to augment your portfolio income.  Of course, you must first generate those gains by making thoughtful investment selections.  While allowing strongly growing assets to keep doing that, it is prudent not to allow them to become a dangerously large part of your portfolio lest they go off the boil.  So if you selectively trim profitable positions along the way, you can boost your income.

We are going to start with 1.5 years of all spending needs in cash. We will draw 1800 to 1900 per month. We will add to this from the index funds by taking a portion of the gains in good years to supplement. This is the total return portion of the equation. Obviously, if stocks decrease drastically over a 5 year period, then I would have to reload by selling some of the ETF holdings.

I've got a $185,000 CD generating 3% interest coming due. Although the return is low, it's guaranteed. The CD gave me the confidence to invest more aggressively in risk over the years. My online interest income has come down since I aggressively deployed some capital at the beginning of the year and again during the February market correction. Can you expound on the use of publicly-traded REITs as a passive income source? I’m 31 years old. No children. No wife. No dependents. (I am the closest thing to Ebenezer Scrooge you’ll ever see). My monthly expenses amount to less than $2,000 per month (most of which go to pay student loans) . I have a decent job making over $55K per year. I also have a $60K inheritance coming my way in a few weeks. I am absolutely crazy about achieving absolute financial independence, which for me would require a passive income of over $2000/month to cover my living expenses. I could achieve that in a mere couple of years if I were to save excessively and dump my savings (and inheritance) into a Mortgage REIT via the stock market, most of which are shelling out above 10% returns in dividend payments. Is this a good strategy for me? Or am I being too hasty and assuming too much risk?
It was easier recouping the lost $60,000 in rental-property income than I expected. For so long, my primary mindset for passive income was rental income. Having $815,000 less mortgage debt but still generating roughly the same amount of passive income with a much larger cash balance feels great. How to Monetize: Affiliate marketing works well when you discuss products on your blog. For our fish tank blog, we would link to all the things you need to buy for an aquarium and then when people click on that link and buy that item (and other items they purchase with it with some exceptions) you get a percentage of the purchase. Amazon Associates is the best-known affiliate marketing program, but there are others like Impact Radius, ShareASale, Commission Junction, ClickBank and Rakuten too.

5. Make sure you are properly diversified. Capital preservation is underrated. We saw a lost decade for tech stocks between 2000 and 2010 after the first dot-com bubble burst. It actually took 13 years for Nasdaq investors to get back to even. Investors in the Borsa Istanbul stock market index just gave up 10 years' worth of gains after they saw a plunge in their currency, partially due to increased tariffs by the US and a lack of confidence in the government. Your passive income needs to be properly diversified in order to take the hits.
