Anthony, nice setup! To your question about the rental mortgages, you haven’t said what interest rate you are paying. As a start, if you are paying more than the risk free rate (Treasury bills) which you probably are, then a true apples to apples comparison would be yes, pay off the mortgage. But, if you are comfortable taking more risk, you have other options to invest in which you *hope* will yield you more over the coming years. You also didn’t say whether the rentals generate net income and if so, how much? What is the implied rate of return on the equity you have invested in them? If you pay the mortgages off, you’ll have even more equity tied up, will the extra net income make that worthwhile? Maybe you should use the money to buy more rentals instead, if purchase opportunities still exist in your town. … this is less of an answer than a framework to analyze the decision, hope it is helpful.
Investing in coins and collectibles: Buffalo nickels and Spiderman comic books are good examples of coins and collectibles that can rise in value, and thus offer opportunity for passive income investors. You'll need to get up to speed on the value of any coin or collectible under consideration, but once you do so, you're on the way to price appreciation on a commodity you'll be paying a lower price to buy, and will garner a higher price when you sell.
These are most of the ways that I use to try and diversify my income. Add them all up and they’re still nowhere near my day job income but they’re getting closer every day. No matter how much you make it’s imperative to start thinking about additional ways to make money. Real estate and investing are some of the best passive sources of income but it’s also important to think of alternative active sources of income. For most people, those two things will never be able to equal your day job pay but secondary active sources could one day replace your day job whether you want it to or not.

What I’m doing: My realistic goal is to have a blended annual return of 2x the risk free rate. With a current 5% hurdle, I am not paying down mortgages that cost less than 4%. Debt at 5% is a wash. My realistic blue sky scenario is a 3-4X rate of return over the risk free rate which can be achieved with property, stocks so far for the past five years, and certain private equity investments. Where I am dragging is my blended average CD interest rate of roughly 3% from an old CD coming due. I’ve rolled some money into a 12-month CD with CIT Bank at 2.5%. It’s the best rate I can find.

I am 30 years old and am retired. Previously, I made a modest salary as an Army officer. I own three duplexes and a quadplex in central Texas (10 rental units in all), and each of the properties provide me with net rental yields in excess of 15%. The last deal is actually an infinite return as my partner paid the down payment in return for a 50/50 split on a property that would otherwise provide a net rental yield of 18%. I want to develop a passive income stream in the next 4 years, nothing grand, maybe an extra 500-1000 dollars a month, but I’m not sure how to go about it so I was wondering if you had any tips. I’m so-so as a writer, and am currently finishing up my second book (just write as a hobby), and in the past made about 30-50 dollars an hour as a free lance writer but that was a couple of years back, it was only for about 10-20 hours a month, and the gig just dried up. Tax Deducted at Source (TDS) is a means of collecting income tax in India, under the Indian Income Tax Act of 1961. Any payment covered under these provisions shall be paid after deducting prescribed percentage. In January 2018, I missed my chance of raising the rent on my new incoming tenants because it didn't come to mind until very late in the interview process. I didn't write about my previous tenant's sudden decision to move out in December 2017 after 1.5 years, because they provided a relatively seamless transition by introducing their longtime friends to replace them. The author speaks in circles a lot in this book. This is more of a motivational book than showing you how to do what the title suggests. Think of it as an "Idea Book". With that said, if you are looking for ideas on how you can diversify your income, then this book isn't terrible. But if you need to know step by step, then this IS NOT the book for you. If you are like me, you already know the concepts this book is referring to, you just do not know HOW to get started. I got one thing from this book that I thought was helpful -- "Tax Lien Certificates" -- look it up!
It may soon go to just one since i am trying to sell the business. If i do sell it this year i be over 1 million dollar richer at 28 yr old. I know for sure that i will get to 3 to 5 million in 20 years from now by keep addind alowly. Amazing that you saved between 50% to 75% living in NYC…I think that is one thing holding me back…the cost of living here. I’d like to invest in real estate, but I can barely afford to buy a place to live. I don’t need a large income to be happy, but I probably do need an income to support living in NYC as we don’t plan on leaving. The only thing I’m doing at the moment is saving in my 401K, IRA and a I dabble in stocks and P2P lending.

If you have specialized knowledge in a certain topic, you can put together an online course to teach others. For example, if you have experience in real estate investing, you can create an online course “Real Estate Investing 101”. The benefit of an online course is that once you create the course material, you can sell it to as many people as you want.
Let’s say a company earns $1 a share and pays out 75 cents in the form of a dividend. That’s a 75% dividend payout ratio. Let’s say the next year the company earns $2 a share and pays out $1 in the form of dividends. Although the dividend payout ratio declines to 50%, due the company wanting to spend more CAPEX on expansion, at least the absolute dividend amount increases.
What I like about p2p investing on Lending Club is the website’s automated investing tool. You pick the criteria for loans in which you want to invest and the program does the rest. It will look for loans every day that meet those factors and automatically invest your money. It’s important because you’re collecting money on your loan investments every day so you want that money reinvested as soon as possible.

Everything passive first takes active energy. The time to put in the effort is when we are young and not ravaged by disease or burdened by family obligations. I remember being able to snowboard from 9am until 4pm every day for a year. Now, I’m lucky to last from 11am until 2pm without wanting to go to the hot tub and drink a bucket full of beer! If we can appreciate how lucky we are when we are young, we’ll be able to maximize our vitality and live financially freer when we are older.
Thirst for income is likely to continue with interest rates expected to stay low, keeping government bond yields low for longer and their valuations unattractive.  Looking past bonds, the prices of high-dividend shares are historically high, which limits the likelihood that their dividends will rise markedly from here.  Striving too high for an income target tends to push your portfolio further out on the risk spectrum.

A number of operations have supported access to safe water sources and sanitation services, and the better management of water resources, including giving 4.2 million rural people an improved water supply (from 2013). A $250 million urban water supply and sanitation project is to increase the sustainable water supply and sanitation services in Addis Ababa and selected cities, providing 1 million people in urban areas with improved water sources, 2.7 million with improved water supply services, and 200,000 with sanitation services. AbigailP That’s a really valid point, and I totally understand that piling more work on top of your day job isn’t for everyone. Before I started freelancing, I relied only on my day job because I was too drained to focus on other things by the time I got home. I think I’m used to it now, but it’s not easy, especially with chronic fatigue. Having a network to fall back on, or having a Plan B, is still very valuable.
What I Do: I’ve set up multiple investment accounts outside my main operations bank that deals with working capital e.g checking, paying bills. By transferring my money to a couple brokerage accounts and two other banks as soon as it hits my main bank I no longer have temptation to spend on frivolous things. As a result, I can wake up 10 years later and reap the rewards of compounding. My 401(k) is the best example where constant contributions over 18 years has grown to over $500,000 without any savings pain given it just became a part of life. Real estate is also a fantastic asset class for the long term. It’s fantastic to enjoy your home, pay down your mortgage each month, and end up with a paid off asset that has likely appreciated during your time of ownership. 
I've got a $185,000 CD generating 3% interest coming due. Although the return is low, it's guaranteed. The CD gave me the confidence to invest more aggressively in risk over the years. My online interest income has come down since I aggressively deployed some capital at the beginning of the year and again during the February market correction. You must sacrifice the pleasures of today for the freedom you will earn tomorrow. In my 20s, I shared a studio with my best friend from high school and drove beater cars worth less than 10% of my annual gross income. I'd stay until after 7:30 p.m. at work in order to eat the free cafeteria food. International vacations were replaced with staycations since work already sent me overseas two to four times a year. Clothes were bought at thrift shops, of course.

Nobody gets early FI investing in bonds, CD’s, or even stocks unless they make a huge income or are extremely frugal or a combination of both. Paper assets just don’t provide enough returns. Business income can be great but it is typically not as semi-passive as I would like and there is a relatively high failure rate. That is if you can monetize an ideal to begin with. RE investing needs to be higher ranked IMO as a way that the “average guy” can become FI.
Real estate crowdsourcing allows you to surgically invest as little as $5,000 into a residential or commercial real estate project for potentially 8 – 15% annual returns based off historical data. Such returns are much better than the average private equity, CD, bond market, P2P lending, and dividend investing returns. With P2P lending, borrowers can sometimes default and leave you with nothing. At least with real estate crowdsource investing, there’s a physical asset that’s backing your investment.

Developing passive income is different. With the exception of one of my passive income streams (cryptocurrency mining), all of the others require real, hard work. Truly, I understand the barriers for people getting into building alternative income streams. I would say that most people WANT passive income, but truly aren’t willing to put in the blood, sweat, and tears to make it happen.
Investing in Index Funds – I use Vanguard for this, but there are several reputable sites out there that allow you to do the same thing.  It’s a good way to invest excess cash that you don’t need now and use it to diversify your portfolio.  I’m not going to make a specific recommendation here, but Vanguard does have a page that will make a recommendation to you based on your risk tolerance.  This is generally going to require more up-front money than Lending Club (probably $1,000+), but if you have the money, it’s something to consider.

While some people tend to use a savings account at the same bank where they have their checking account, make sure it's a high-interest one, not just a convenient one. "For short-term savings that you have parked in a savings account for easy access, you can often make more money just by researching whether you're getting the best interest rate," Goudreau says.
