What I find most interesting is the fact that I had never considered options like LendingTree or realityshares for other income sources. Investing in property has been too much of bad luck for people that I know personally, so I am interesting in getting involved in a situation where I would have to be dealing with maintenance issues or tenants. There are services for you to do that, but I had not come across any that didn’t eat most if not all of the earnings. Then again, I live in the NY area. Investing in the midwest would not be reasonably possible for me, directly, but reading about realityshares is something I am going to look into further. That might be a real possibility.
Making money in addition to a regular income can have a big impact on your finances. An extra $500 per month could go a long way in paying down debt or raising your investment. Diversifying your income streams is important, especially as wage remain stagnant. You decide how you want to produce the income. Either you ‘do something’ to generate the income- this is active income such as providing a service; or the income is generated without you having to ‘do anything,’ – this is passive income such as hosting an Airbnb. Just make sure you do not place all your eggs in one basket.
Who cares, especially when very conservatively, the ultimate passive income includes a six digit or more base lease, plus an estimated additional six digits or more for rate increases and another six digits for more for various smaller and one bigger technology increase at 25 years. All four (base, rate, smaller and mega technology increases) combined, certainly could yield much more depending upon inflation, rate increases and technology increases?
As for me, I started focusing on passive income last year, but have owned rentals for 5 years. $25k now outside retirement accounts in mostly real estate. Looking to invest another $500k cash into real estate to get about $65k, and then 1031 under performers next year to hopefully boost that a bit higher. Heavy in real estate, but feels lower risk than the stock market to me if you have cashflowing properties. Real estate is inflation adjusted, and built in cashflow raise when the loan pays off.
Retirees are paying a high price as the world stimulates its way out of the GFC (Great Recession). After a 30-year bull market to the lowest interest rates the world has ever seen, bonds have become highly priced and now don’t generate enough to meet income needs. Just 5 years ago the average income from $100,000 invested in a 10 year Australian Government Bond (10yrs) was $5,600 p.a. – now it’s less than half at $2,600 p.a.
