Finally, make sure you can service multiple types of clients. This is the best egg to have. Even for something as simple as a dog walking business, you can service multiple types of clients. For example, you can offer a puppy walking service and an adult walking service. You can have weekends at the park services. You can offer to take the dog to the groomers. Try to meet client’s individual needs.

​Network marketing, or multi-level marketing, seems to be on the rise. Companies such as Young Living Oils, Avon, Pampered Chef, and AdvoCare are all multi-level marketing companies. You can earn passive income through network marketing by building a team underneath you (often referred to as a down line.) Once you have a large team you can earn commissions off of their sales without having to do much.
If you need cash flow, and the dividend doesn’t meet your needs, sell a little appreciated stock. (or keep a CD ladder rolling and leave your stock alone). At the risk of repeating myself, whether you take cash out of your portfolio in the form of “rent”, dividend, interest, cap gain, laddered CD…., etc. The arithmetic doesn’t change. You are still taking cash out of your portfolio. I’m just pointing out that we shouldn’t let the tail wag the dog. IOW, the primary goal is to grow the long term value of your portfolio, after tax. Period. All other goals are secondary.

I live in Chicago, and I need to buy a quality rental to hold long term somewhere but I have no idea where, and I really don’t want to buy in Chicago. Chicago is insanely corrupt and in HUGE debt. I cant leave Chicago in the near term, I take care of an aging parent, and if I left, my salary would drop by 50%. Id still like to diversify into a rental property.. but I feel that if I just call up a stranger, they’d attempt to sell me their best pig with lipstick, and pressure me to jump on the deal before someone else ‘stole’ it. I have no problem hiring a property inspector from a different city, but don’t want to waste hundreds of dollars if the agent is steering us towards crap property after crap property. Secondly – and this is just quibbling – I’d change that risk score. The risk of private equity is incredibly high and should be considerably riskier than bonds! You are providing a typically very large amount of capital to one business that you agree to have no control over, and the success or failure of that business over a locked, predefined term determines your return. And in the few deals I’ve negotiated for clients, my experience has been that there are often management fees, performance fees, etc. that may cut into your potential gains, anyway. You’re putting a lot of eggs in one basket, and promising an omelet or two to the management no matter what. You really need to be confident that you found the next Uber before you take this giant risk!
I've got a $185,000 CD generating 3% interest coming due. Although the return is low, it's guaranteed. The CD gave me the confidence to invest more aggressively in risk over the years. My online interest income has come down since I aggressively deployed some capital at the beginning of the year and again during the February market correction. You'll see these figures in my quarterly investment-income update.
The coolest part for me is a little part called Taxbot. It’s a cloud on the site that tracks all of my business expenses and you can download that to your phone, take a picture of your receipt and toss it. It also will track your mileage via GPS for you, when you need to. This has saved me so much time, and I feel so much more organized. You wouldn’t believe what I deal with during the Tax Season. Boxes and boxes of receipts, trying to piece it all together.
After many years I finally achieved FI and my dividend portfolio basically covers my living expenses. My wife still works in wealth management and I also help her grow her client base. Just about to release a book that I co-authored called Victory Lap Retirement which will be a new source of income. Also plan on doing public speaking and seminars in support of the book which will be an additional new source of income. I will also be creating a Victory Lap website and blog to help sell the book and hopefully over time create a VL community. I will not advertise as I do not want to commit to when I have to produce a blog. I worked hard to get FI and I don’t want to give my freedom back by forcing myself into a set schedule if that makes sense. So basically I will end up with 5 sources of income including ss and most of them are aligned with my passion play. Not a bad way to go out.
Peer-to-peer lending ($1,440 a year): I've lost interest in P2P lending since returns started coming down. You would think that returns would start going up with a rise in interest rates, but I'm not really seeing this yet. Prosper missed its window for an initial public offering in 2015-16, and LendingClub is just chugging along. I hate it when people default on their debt obligations, which is why I haven't invested large sums of money in P2P. That said, I'm still earning a respectable 7% a year in P2P, which is much better than the stock market is doing so far in 2018!

If you’re not sure whether there’s a market for your skill, post an ad on Craigslist or on a local message board and see whether anyone contacts you about it.
Leveraging the internet to create, connect, and sell is something every creative person should attempt to do. The only risk is lost time and a wounded ego. You can start a site like mine for as little as $2.95 a month with Bluehost and go from there. They give you a free domain name for a year. Forget all the add-ons. Not a day goes by that I’m not grateful for my site.

Blogging is a great way to stream in income. Some consider blogging as a passive income source and they are pretty much dead wrong. It takes a lot of hard work and time to build your blog into a viable business.  It is not a good get rich quick scheme, but with time and patience you can easily earn a full time income and even exceed what you make at your full time job if you are really good.
Another benefit of investing in rental properties is the loan pay down. If you obtain a loan to buy the property, each month your tenants are paying off part of the loan. Once the mortgage on the property has been paid off, your cash flow will increase dramatically, allowing your mediocre investment to skyrocket into a full-fledged retirement program.

Anybody can go to their local bank and open up a CD of their desired duration. Furthermore, a CD is FDIC insured for up to $250,000 per individual, and $500,000 per joint account.
Affiliate Marketing – Affiliate marketing is the practice of partnering with a company (becoming their affiliate) to receive a commission on a product. This method of generating income works the best for those with blogs and websites. Even then, it takes a long time to build up before it becomes passive. Love your articles. I think everyone is very different as far as how much passive income they need to meet their goals. I’ve read a lot of your articles and really enjoy your thoughts. I have a masters in finance and understand the math of keeping the debt but my emotions are such that I need to try to finish off paying off my last debt (mortgage) in the next two years. At 34 and only worth 525k I’m doing better than a lot of folks my age but it will be difficult for me to catch up in the passive income game without leverage. That is the main reason I recently created a website to try to bring passive income opportunities in my area to me.

I get excited every paycheck because I know my investments are going to increase by a decent chunk. I use Mint to keep a close eye on what the current value is at and make goal marks to hit. Every time I hit a goal, I do a little happy dance and decide what I want my next marker to be and when I want to hit it by. I’m nowhere close to being financially independent or even debt free, but it’s exciting to see the ground work being laid and watching it grow.
Now that you’ve chosen your market, find a way to start sharing your message, whether it’s a blog or podcast or Youtube channel, or whatever platform makes the most sense for your target market. Flynn says this is where you’ll start to build a fan base — and collect subscriber emails. You don’t need to get the whole world to follow you to make this work out financially. Wired cofounder Kevin Kelly wrote an article about 1,000 True Fans, which basically says that if you have 1,000 people paying you $100 a year, that’s a $100,000 a year. “You don’t need to serve everybody,”  says Flynn.
Investing in real estate: Investing in real estate offers more passive income cash potential - but more risk - than investing in stocks or bonds. You'll need substantial amounts of cash to invest in buying a home -- it usually takes 20% down to land a good home mortgage loan. But history shows that home prices usually rise over time, so buying home a for $200,000 and selling it for $250,000 over a five-year time period, for example, is a reasonable expectation when investing in real estate.
My suggestion is to move and rent out your old home. It’s a good way to start if you’re ready to move anyway. If you don’t want to move, then I don’t know. 🙂 Maybe just keep an eye out for a good deal. It’s great that you have income from other sources. They are small now, but I’m sure you can grow them if you put more time into them. It’s a good experience.

The least liquid of the private investments are when you invest directly into private companies yourself. You might not be able to get your money out for 5-10 years, depending on the success of the company and upcoming liquidity events.
First: I understand why you would say that such investments are restricted to only accredited investors, because generally, that’s true. There are means, under federal securities regulations and Blue Sky laws in each state, to sell interests to non-accredited investors – but usually those means are so heavily regulated and involve disclosures so similar to cumbersome registration requirements that it is not worth it for the seller to offer to non-accredited investors.

No matter what venture you undertake in life, you need a team.  I’m a firm believer in team work, even if it is just to bounce ideas off of, or to have someone tell you that you are off track.  For many individuals, this person is their spouse, who also brings some income diversity to the table.  Just like I mentioned above, if your spouse has income, try to maximize it.

I was so excited when I opened a higher interest savings account and I started getting ‘real’ passive income. Instead of 5 cents from my bad savings account, now I get $10 a month in interest for just keeping my emergency fund full! If I saw a nickel on the street, I’d pick it up but it’s not too exciting. If I saw $10 laying on the street and picked it up, it would make my week! The account is like finding that $10 on the ground every month 😉

I think more and more people are recognizing the advantages of having multiple sources of income, thanks to the Great Recession. Article writing is one of those things that isn’t at all glamorous, and few people will get excited about it.  With that said, it’s one of the easiest ways to set up your passive income stream.  To give you some perspective, I wrote about 120 articles late last year and have hardly written any since then.  Since that time, my articles have earned me over $700.   I continue to earn $70-90/month without having to do any additional work, which is something I look forward to every month.
One of the best ways to build wealth is to get a handle on your finances by signing up with Personal Capital. They are a free online platform which aggregates all your financial accounts on their Dashboard so you can see where you can optimize. Before Personal Capital, I had to log into eight different systems to track 28 different accounts (brokerage, multiple banks, 401K, etc) to track my finances. Now, I can just log into Personal Capital to see how my stock accounts are doing, how my net worth is progressing, and where my spending is going.
You can select any of the above-mentioned, based on your interest, skill, and capability to generate a second income source. However, these are just to name a few, there exists multiple ways to generate secondary income channel. You just need to identify the right one, which suits you the best. Remember there is no shortcut to success and you need to work hard to be successful and rich in the long run!

I prefer assets that make me a high return for the lowest amount of work possible (semi-passive involvement). And assets that pay me in several unique ways. Cash flow is only one way RE makes money for me. I also get principal reductions, appreciation, tax advantages (depreciation), and I control the rental increases on a yearly basis. Plus a majority of the capital is provided by the secondary market on 30 year fixed low interest rate debt.
Sell an eBook Online – Self Publishing is mainstream today. When you purchase an eBook off of Amazon there’s a pretty good chance you’re buying a self-published book. Self-publishing is also ridiculously easy. I tried this a few years ago and couldn’t believe how simple the process was. To self-publish a book you’ll first need to write and edit it, create a cover, and then upload to a program such as Amazon’s Kindle Direct Publishing. Don’t expect instant success though. There will need to be a lot of upfront marketing before you can turn this into a passive income stream.

We pitched to an angel investor group. They were very excited about the idea but wanted to know who amongst us (doctor, accountant, salesman) was doing the coding. When they heard we were outsourcing it, the wind went out of their sails immediately. They did want to meet with us again once we brought a coder on board but that person proved elusive to find. Coders in our area are looking for the steady paycheck, not willing to gamble on a startup.
Came to the U.S. as an immigrant in 1968 from a poor Asian country with only $100 in my pocket. Took advantange of 401-K savings plan by contributing 10% of my pay. My employer matched the first 6% savings (50 cents/dollar saved). Did not know anything about investment so 100% of 401-k money was invested in index 500. No other savings except 401-K. Retired in 1999 at 55 years old with about $1.2 million in 401-K and $450,000 lump sum pension which I rolled over to IRA. I invested this money in bonds and only buy equities (small cap index) whenever value drop to at least 50% of its high. I made a lot of money by investing in small cap index (ticker, IWM). Because of the risk involved, I don’t buy individual stock.
Anthony, nice setup! To your question about the rental mortgages, you haven’t said what interest rate you are paying. As a start, if you are paying more than the risk free rate (Treasury bills) which you probably are, then a true apples to apples comparison would be yes, pay off the mortgage. But, if you are comfortable taking more risk, you have other options to invest in which you *hope* will yield you more over the coming years. You also didn’t say whether the rentals generate net income and if so, how much? What is the implied rate of return on the equity you have invested in them? If you pay the mortgages off, you’ll have even more equity tied up, will the extra net income make that worthwhile? Maybe you should use the money to buy more rentals instead, if purchase opportunities still exist in your town. … this is less of an answer than a framework to analyze the decision, hope it is helpful.
