Lending Club went public in 2014 and is now worth about $1.7B. They advertise P2P lending returns of over 7% for well-diversified portfolios of over 100 notes. I’ve personally been able to achieve a 7.4% annual return over the past two years in a completely passive way by investing in A and AA notes. Others have achieved a 10% annual return through relatively minimum effort.
You are also free to choose a fund that is based on any index that you want. For example, there are index funds set up for just about every market sector there is — energy, precious metals, banking, emerging markets — you name it. Having discussed why it is important to have a second source of Income, let me now highlight some of the sources of a second income or second income ideas. A second source of Income typically means having regular income from a source other than your primary one. I have to agree. Our Duplex cost us 200k initially in 1998. Over time and completely refurbishing the property with historically appropriate sensitivity, we invested another 200k or so. We just had a realtor advise us we could ask 700k for it today. It nets us 30k annually after taxes, insurance and maintenance. We still have a loan on it which I have not taken into account, that will be paid off within 5 years if we keep it. My mental drama now is, while I am quite giddy over the prospect of earning a tidy sum of profit if I sell, what then would I do to equal the ROI and monthly income this thing generates? Rents are low, they should be 4k a month and will only go up. Tempted to keep it and not sell. And while I do have some stocks, I basically suck at them. I am much better at doing properties.

I agree mostly with the real estate advice. I’m looking for ways to take advantage of the condo I own to get up the rent from ~$0.90/ft to the $1.2-1.5/ft that seems more like the range in the same area. I’d have to put in a bit of capital (probably 10k on the low end for just the basics up to 40k if I wanted to remodel the kitchen and 2 bathrooms up to par with the area), so the return is likely there if those upgrades warrant $1.30/ft (given the unit is larger than most 2br/2ba in the area).


How passive it really is: Excellent – Once your ads are running, you could literally just sit back and watch the money roll in.  Again, you are spending money to make money here, so there is risk involved.  However, once the ads are set, the income can be very passive.  Keep in mind, you may need to monitor and possibly modify ads if they aren’t performing well.
The one thing I learned though from all those childhood experiences though is that you never can depend on one source of income. Eventually my mom caught on and stopped giving me all those extra bags of chips and I had to figure out a new way to make money. No matter how safe something seems there’s always the chance that you could lose that income and be stuck with nothing.

Connecting two entities is another great way to make extra money by spending less energy. So can always have an agreement with some business entity to give clients on referral basis and earn a commission. I recently hired a designer for some work and I asked him if he knows someone who can PRINT the designs for me. He referred me to his friend who done the printing work. I am sure he must have got some cut for the referral and there is nothing wrong in it. Its a smart way of earning money.

I remember years ago when one of the members of an FB group I joined talked about how he got offered a deal by a popular local car accessories store. In exchange for monthly discounts and freebies, he agreed to placing the store’s name and emblem on his car (via car wrap sticker). So pull out your thinking hats and get creative! Who knows, you might just land a sweet deal.

In 2012, even I wrote a 150-page eBook about severance package negotiations that still regularly sells about ~35 copies a month at $85 each (2nd edition for 2017) without any effort. In order to generate $2,975 a month or $35,700 a year in passive income as I do now, I would need to invest $892,500 in something that generates a 4% yield! Hi, in as much as the article in this blog appears to be a source for information for us folks who are perhaps a little older (and wiser) would it be possible to point a person who is extremely sceptical about earning extra income.. other than worked 9-5 for? ( that person of course is me). Who now in a few years should be retiring, problem is, no money there to retire on. So a second source of income/investing is critical to my wife and I.
I found this to be a fascinating and most helpful book. It was so motivating I'm already working on three new streams of income, and about to start a fourth. Forget net worth! Cash flow is much more important, particularly if you're retired. Only one slight criticism of the book. It's a bit dated, but those few parts make little difference to its overall value. If you're currently struggling with how you're going to survive after you retire, try Allen's approach. It will open your eyes.
Another great way to get started is to identify an area of interest you have. For instance, Robert Duff has been successful in building passive income by selling books on Amazon. Then, go out and start talking to people. Ask them, “What are you struggling with right now? What are your biggest pains? What’s something you wish existed that doesn’t?” That’ll give you some ideas about where to get started.
Investing in rental properties is an effective way to earn passive income. But it often requires more work than people expect.
