The coolest part for me is a little part called Taxbot. It’s a cloud on the site that tracks all of my business expenses and you can download that to your phone, take a picture of your receipt and toss it. It also will track your mileage via GPS for you, when you need to. This has saved me so much time, and I feel so much more organized. You wouldn’t believe what I deal with during the Tax Season. Boxes and boxes of receipts, trying to piece it all together.

Love your articles. I think everyone is very different as far as how much passive income they need to meet their goals. I’ve read a lot of your articles and really enjoy your thoughts. I have a masters in finance and understand the math of keeping the debt but my emotions are such that I need to try to finish off paying off my last debt (mortgage) in the next two years. At 34 and only worth 525k I’m doing better than a lot of folks my age but it will be difficult for me to catch up in the passive income game without leverage. That is the main reason I recently created a website to try to bring passive income opportunities in my area to me.
It may soon go to just one since i am trying to sell the business. If i do sell it this year i be over 1 million dollar richer at 28 yr old. I know for sure that i will get to 3 to 5 million in 20 years from now by keep addind alowly. But if i sell the business then it would be a big jump… at least it would have taken me only 7 years for 1 million, they say the second comes easier right?
Vending machines are not completely passive but are similar to being a real estate investor with lower stakes. The key to making these successful is to get high value locations and negotiate good deals with the people who own those locations. You need to decide which machines you want to run, get the necessary licenses to operate them (you're selling items so you need to get sales licenses and whatnot from your state), buy the machines and a truck for the items in the machines, find a supplier of the products, and then finally you can secure locations. Finally, you need to service them periodically or hire someone to service them.

It takes some research to find a blog worth buying though, kind of like choosing the right rental property. There are some minimum criteria that should be met before you delve further. The blog should be at least 12 months old and get at least 10,000 visits a month with at least half those coming from search engines (meaning the site’s SEO is pretty good), and it should be under-monetized meaning the current owner isn’t fully exploiting the potential.
The age old argument of total return versus income has been, incorrectly imo, categorized as an either or proposition. We are going to do both. Right now I have a lot cash in an on line money market. I also have investments in 2 passive Index funds in a taxable account. We then have substantial 401ks/IRA’s which we won’t touch for at least 10 years. My wife will continue to max out her sep and we will continue to invest in the index funds although with a smaller amount. We have already factored that in. I looked at how to cut into the monthly deficit. Here is what I observed.

I need to create a passive income stream that has a definable risk profile.I have $250k cash as a safety net in my savings account getting a measily 40 bps but I am somewhat ok with this as it is Not at risk or fluctuation (walk street is tougher nowadays). i have 270k in equity in my house, thinking of paying off the mortgage but probably does make sense since my rate is 3.125 on a 30 yr. I have 275k in my 401(k) and another 45k in a brokerage account that is invested in stocks that pay dividends.

Thanks for writing this Mr. Samurai. I just got over the student loan hump but I feel pretty good about it at 27 having a graduate degree and being 100% debt free. Now that I’m on the other side it is good for my brain to absorb some of your knowledge regarding passive income investments. I love gleaning wisdom from older folks who have been there and done that. Mentors rock!
