It is hard to do both but you’re not supposed to. You’re supposed to get your safety net down THEN try to do high wire acrobatics above it – not set up the two at the same time. So get retirement and your emergency fund squared away, then consider the stock market (taxable) and real estate. There’s no rush! Don’t let others dictate your future because they don’t have the same priorities as you. 🙂

At the risk of repeating myself, whether you take cash out of your portfolio in the form of “rent”, dividend, interest, cap gain, laddered CD…., etc. The arithmetic doesn’t change. You are still taking cash out of your portfolio. I’m just pointing out that we shouldn’t let the tail wag the dog. IOW, the primary goal is to grow the long term value of your portfolio, after tax. Period. All other goals are secondary.
Hi, in as much as the article in this blog appears to be a source for information for us folks who are perhaps a little older (and wiser) would it be possible to point a person who is extremely sceptical about earning extra income.. other than worked 9-5 for? ( that person of course is me). Who now in a few years should be retiring, problem is, no money there to retire on. So a second source of income/investing is critical to my wife and I.

The book is not bad but it's not that great either. Think of it as an idea book in which you see him mention something and then research it futher. The rambling just becomes too much as you move along to the point where it becomes annoying to read. The tone the author uses is very nonchalant and he doesn't really explain anything. Ideas are just thrown out.
Think about it.  If you are saving for retirement, you are trying to save enough in investing to generate enough income to replace your primary salary.  Let’s take my friend’s example above: $50,000 a year.  To generate $50,000, you would need to have almost $1,700,000 saved, and be able to generate a 3% cash flow on that money (which is reasonable if invested in dividend paying stocks).

You can select any of the above-mentioned, based on your interest, skill, and capability to generate a second income source. However, these are just to name a few, there exist multiple ways to generate a secondary income channel. You just need to identify the right one, which suits you the best. Article writing is one of those things that isn’t at all glamorous, and few people will get excited about it.  With that said, it’s one of the easiest ways to set up your passive income stream.  To give you some perspective, I wrote about 120 articles late last year and have hardly written any since then.  Since that time, my articles have earned me over $700.   I continue to earn $70-90/month without having to do any additional work, which is something I look forward to every month.

5) Determine What Income Level Will Make You Happy. Think back to when you made little to no income as a student. Now think back to the days when you just got started in your career. The age old argument of total return versus income has been, incorrectly imo, categorized as an either or proposition. We are going to do both. Right now I have a lot cash in an on line money market. I also have investments in 2 passive Index funds in a taxable account. We then have substantial 401ks/IRA’s which we won’t touch for at least 10 years. My wife will continue to max out her sep and we will continue to invest in the index funds although with a smaller amount. We have already factored that in. When we were brainstorming with a client of ours to generate second line of income, he identified that he has some great knowledge in the area of terrace gardening. He could see that he can help families with large enough terrace to setup their own balcony garden and earn some fees over weekends or extra time.
This would only require the investment of your time. Start with a blog on something you love. It could be anything. From a travel blog containing pictures of your travels to a sports blog dedicated to your favorite team/sport. You can blog about anything and everything. It doesn't matter. But write regularly! I see you include rental income, e-book sales and P2P loans as part of your passive income. Do you not consider your other internet income as passive? Is that why it’s not in the chart? Hi, I’m an 18yr old who is about to enter college with a substantial amount of federal aid and scholarships but it is nowhere near enough to pay for the full amount. I know that I will be in debt but I need to figure out a way to generate multiple sources of income somehow to let money flow within the 4-6 years I will be in college. When I’m done with schooling I don’t want to be suffocating in my debt so much where I won’t be able to do anything in life.
I remember seeing a number of my co-workers get laid off in 2008 and many of them had only worked for the one company. They had mortgages to pay, colleges to pay and families to support and they were scared out of their minds for what they would do next. After watching that happen, I vowed that I wouldn’t suffer the same fate. It’s one of the main reasons I started my own company. I tell people now that instead of one boss (i.e. one company), I have hundreds of bosses and it makes me feel more secure about my longterm prospects.
