I think more and more people are recognizing the advantages of having multiple sources of income, thanks to the Great Recession. It was a real wake-up call to many good workers who lost jobs not because of poor performance but due to restructuring and cost-savings. Chris, however, is exposed to a large risk. You might not think of paying down debt as an income-generating activity, but it kind of is. Think of it this way: If you owe $10,000 and are paying 20% interest on it, that's $2,000 in interest payments annually. Ouch. If you're making monthly mortgage payments of $1,600 now, and you can reduce that to $1,300 per month by refinancing your home loan at a lower interest rate, you'll keep $300 in your pocket each month. Of course, refinancing isn't free -- there are closing costs. Still, if you plan to stay in your home long enough to more than break even, refinancing is well worth it. As an example, if your closing costs are $6,000 and you're saving $300 per month, you'll break even in 20 months -- less than two years!

Retirees are paying a high price as the world stimulates its way out of the GFC (Great Recession).  After a 30-year bull market to the lowest interest rates the world has ever seen, bonds have become highly priced and now don’t generate enough to meet income needs.  Just 5 years ago the average income from $100,000 invested in a 10 year Australian Government Bond (10yrs) was $5,600 p.a.  – now it’s less than half at $2,600 p.a.

Build a list in a particular niche and tell them stories. Create a bond. Build a relationship with them. It's important. I actually can’t get fired unless I do something truly horrible (or the state legislature gets rid of tenure). But I also have a spouse who likes to work and depending on how things change, I may need to leave my job for his career. So there are different levels of security. I agree mostly with the real estate advice. I’m looking for ways to take advantage of the condo I own to get up the rent from ~$0.90/ft to the $1.2-1.5/ft that seems more like the range in the same area. I’d have to put in a bit of capital (probably 10k on the low end for just the basics up to 40k if I wanted to remodel the kitchen and 2 bathrooms up to par with the area), so the return is likely there if those upgrades warrant $1.30/ft (given the unit is larger than most 2br/2ba in the area).
I read about early withdrawal penalties on IRAs/401Ks very often. Almost always with a statement of “locked up” or “can’t touch” until 59.5. I’m sure you and well informed readers as well know about SEPPs in regard to IRAs/401Ks. For those that don’t SEPPs aren’t perfect but they are a way to tap retirement funds penalty free and I will be using in the future as I have over half of my equity investments within retirement accounts. Your articles are so in-depth and helpful, I’ve never seen anything quite like it. I am a 22-yr old finishing my last semester of college, studying Computer Science and Psychology. I’m in a really good place with my finances (2k savings, no student debt, only expenses essentially rent, groceries, and utilities) and I want to get ahead financially so I can pay my parents back and save up a lot.

I agree that it is important to establish multiple sources of income, but I would be hesitant to group dividend stocks and real estate into the “multiple streams” bucket. Those are investments, and living off of investment income because you are in an emergency state is not a good plan. Cash flow from investments ebbs and flows more than the cash flow from a day job.


The first step is to think about what you can do that’s unusual or valuable to other people. Do you know a second language well enough to teach it to others, or have a skill like woodworking, crochet, or playing a musical instrument? People pay for all kinds of lessons. Just log onto the “services” section at Craigslist.org to start brainstorming what you could offer. If you’re not sure whether there’s a market for your skill, post an ad on Craigslist or on a local message board and see whether anyone contacts you about it.

The craziest part of this was I’d wake up in the morning and there would be more money in my bank account, from people who had bought my book overnight. When you think about it, an online store that sells something that’s digital is something that’s open 24 hours a day, 7 days a week, 365 days a year. Using tools, software and systems, you can automate the delivery process so you literally don’t have to do anything to serve that audience. That’s super powerful.
When a taxpayer records a loss on a passive activity, only passive activity profits can have their deductions offset instead of the income as a whole. It would be considered prudent for a person to ensure all the passive activities were classified that way so they can make the most of the tax deduction. These deductions are allocated for the next tax year and are applied in a reasonable manner that takes into account the next year's earnings or losses.
We’re currently at four and about to add a fifth. The more diverse the less risk. The less risk the lower the risk mitigation needs (ie insurance). We are high income but historically we’ve focused on the two w2 incomes and investment returns. At some early stages in your career focusing on your W-2 might yield better returns. Real Estate Income – Since we moved up to Newport Beach, I started renting out my condo in San Diego. My monthly cash on cash return is $300(I charge $1,900 for rent and my total payments including mortgage, HOA, property tax and insurance are $1,600) but I also get back around $350 every month in principal and about a $150 tax savings per month. But even this income is inconsistent, since sometimes expenses will pop up like last month when I had to buy a new A/C for $3,000!


Marin County had by far the highest per capita income during that period ($58,004); its per capita income was almost $10,000 higher than San Francisco County, which ranked second in that regard. ​Self Publishing is mainstream today. When you purchase an eBook off of Amazon there’s a pretty good chance you’re buying a self-published book. Self-publishing is also ridiculously easy. I tried this a few years ago and couldn’t believe how simple the process was. To self-publish a book you’ll first need to write and edit it, create a cover, and then upload to a program such as Amazon’s Kindle Direct Publishing. Don’t expect instant success though. There will need to be a lot of upfront marketing before you can turn this into a passive income stream.

Good suggestions. I have many of these. One word about the “app” idea. I had a great idea related to personal taxes that I tried to get off the ground with my accountant as a partner. I would say it’s difficult to do this unless you have a coder on your team. Hiring someone is not really viable financially unless the app is simple. When we finally got the quote for a coder to write what we wanted (and after doing lots of mock ups ourselves and getting a demo for investors) the estimate was about 750k just to really get started.
However, when you lack the money, you need time. You'll need to invest the upfront time now in order to reap the benefits of automatic income later. It just doesn't happen overnight. So don't expect it to. However, you can do this without quitting your day job. All it takes is some sincere effort over a consistent period, and voila! But, to get there, you'll need to consistently burn the midnight oil or get up at the crack of dawn. Your choice.

I invest about 5% of my pre tax income in 401k that my employer matches. Have close to 70k in cash in checking. Also,I liquidated around 40k in my 401k and not sure where to invest that in (bonds vs stocks) because of stocks trading at record high. Have a rental property that is paying itself now and I will pay off the mortgage completely in 5 years. My immediate concern is the cash in checking acct that’s not doing much. What's crazy is that my book income is more than my SF condo-rental income. Yet I didn't have to come up with $1.2 million of capital (the minimum cost to buy my condo today) to create my book. All I needed to create my book was energy, effort, and creativity. I truly believe that developing your own online product is one of the best ways to make money.
Vending machines are not completely passive but are similar to being a real estate investor with lower stakes. The key to making these successful is to get high value locations and negotiate good deals with the people who own those locations. You need to decide which machines you want to run, get the necessary licenses to operate them (you're selling items so you need to get sales licenses and whatnot from your state), buy the machines and a truck for the items in the machines, find a supplier of the products, and then finally you can secure locations. Finally, you need to service them periodically or hire someone to service them.

Rentals, just like stocks, throw off cash. With rentals we call that cash “rent”, and with stocks we call it dividends. A significant difference however is that the S&P 500 has appreciated at ~6% per year (above inflation) for the last 100 years…..Real Estate has had almost 0 growth above inflation. So are rents higher than dividends? Maybe, maybe not. But unless you got one heck of a deal, the delta in rent over dividends will have a very tough time making up for the 6% per year difference in appreciation.

Refinancing may not be worth it to you, depending on your situation and interest rates, but maybe a reverse mortgage is just what you need. It's typically an option well worth considering for those in or near retirement. A reverse mortgage is essentially a loan, with the amount borrowed not having to be repaid until you die, sell your home, or stop living in it (perhaps because you moved to a nursing home or died). At that time, the home can be sold to cover the debt -- or your heirs can pay it off and keep the home. Reverse-mortgage income is often tax-free, which is another big plus. The amount you get can be delivered in monthly installments, providing very passive and reliable income in retirement.
An obvious example is over exposure to bank stocks, which have been excellent investments for over a century.  Though a foundation of most portfolios, bank stocks do involve more risk at certain stages of the economic cycle than many realise.  Being less exposed to bank shares in the last few months could have preserved some capital.  So, a more diversified approach can help mitigate some of these risks.
