​Network marketing, or multi-level marketing, seems to be on the rise. Companies such as Young Living Oils, Avon, Pampered Chef, and AdvoCare are all multi-level marketing companies. You can earn passive income through network marketing by building a team underneath you (often referred to as a down line.) Once you have a large team you can earn commissions off of their sales without having to do much.
I invest about 5% of my pre tax income in 401k that my employer matches. Have close to 70k in cash in checking. Also,I liquidated around 40k in my 401k and not sure where to invest that in (bonds vs stocks) because of stocks trading at record high. Have a rental property that is paying itself now and I will pay off the mortgage completely in 5 years. My immediate concern is the cash in checking acct that’s not doing much. It’s obvious that stocks outperform real estate in terms of capital gains, but I would like to see S&P compare to Real Estate in SF, Manhattan, LA. Our house in NC was $80,000 20 years ago. It’s only $150,000 now. Same house in Santa Monica went from $200,000 to $1.8 million. People who happen to bought real estate in major metropolitan would have a natural positive association with real estate investment.

Retirees are paying a high price as the world stimulates its way out of the GFC (Great Recession).  After a 30-year bull market to the lowest interest rates the world has ever seen, bonds have become highly priced and now don’t generate enough to meet income needs.  Just 5 years ago the average income from $100,000 invested in a 10 year Australian Government Bond (10yrs) was $5,600 p.a.  – now it’s less than half at $2,600 p.a.

Increase in income Income per capita has been increasing steadily in almost every country.[5] Many factors contribute to people having a higher income such as education,[6] globalisation and favorable political circumstances such as economic freedom and peace. Increase in income also tends to lead to people choosing to work less hours. Developed countries (defined as countries with a "developed economy") have higher incomes as opposed to developing countries tending to have lower incomes.
Let’s say a company earns $1 a share and pays out 75 cents in the form of a dividend. That’s a 75% dividend payout ratio. Let’s say the next year the company earns $2 a share and pays out $1 in the form of dividends. Although the dividend payout ratio declines to 50%, due the company wanting to spend more CAPEX on expansion, at least the absolute dividend amount increases.

Current services for sale include designing a visually-appealing signature, creating a customized sound effect, making a tough decision, and writing a personalized rap song. Just as with crafty projects, you don’t want to over commit to something that won’t earn you a big return, but if you have a skill that easily translates into a quick service, then this could be a good strategy for you.
You can provide tuitions to many school or college going students if you are good in a particular subject. Teaching students is also a great way to earn money. This way you can also enhance your knowledge about the subject you were passionate about. You can also go online and register yourself at websites and portals. This way you can maximize your reach.
Right now, I’ve got my day job, some index funds, a small income from my blog (about a penny a day so far – ha!), and some knitting patterns I designed and have for sale at various sites around the internet (not surprisingly, that doesn’t bring in much either). I actually can’t get fired unless I do something truly horrible (or the state legislature gets rid of tenure). But I also have a spouse who likes to work and depending on how things change, I may need to leave my job for his career. So there are different levels of security. I’m never worried about us not having an income, but I do worry about being trapped in a specific job (or one of us being trapped with no job).

7) Never Withdraw From Your Financial Nut. The biggest downfall I see from people looking to build passive income is that they withdraw from their financial nut too soon. There’s somehow always an emergency which eats away at the positive effects of compounding returns. Make sure your money is invested and not just sitting in your savings account. The harder to access your money, the better. Make it your mission to always contribute X amount every month and consistently increase the savings amount by a percentage or several until it hurts. Pause for a month or two and then keep going. You’ll be amazed how much you can save. You just won’t know because you’ve likely never tested savings limits to the max.
One thing I’ve realized is this: It’s FAR easier to work for an employer than it is to develop durable passive income streams for the average person. Why? Because working for an employer in a place that “needs” you means that it’s possible to show up and give a 50% effort. You can show up, put in your time, go home, have a beer, watch TV, and rinse and repeat all without REALLY having to put in the effort.
Consider refinancing your mortgage if you haven’t done so in a while before interest rates go up further. Or consider leveraging cheap money responsibly to acquire hard assets. There’s a second downside to this model. Although I’ve done advertising and sponsorships in the past, and have made hundreds of thousands of dollars doing so, the truth is it takes a lot of time for this business model to start to generate income for you, because you need to build that audience first. In addition, what happens when you build your audience on a platform that ends up changing its algorithm, affecting how often you actually get seen by the audience you’ve built?
