Consider refinancing your mortgage if you haven’t done so in a while before interest rates go up further. Or consider leveraging cheap money responsibly to acquire hard assets. LendingTree Mortgage has one of the largest lending networks online, and they will contact you immediately with their offers. You want lenders competing for your business, and get hard quotes so you can pit them against each other.
Think about it.  If you are saving for retirement, you are trying to save enough in investing to generate enough income to replace your primary salary.  Let’s take my friend’s example above: $50,000 a year.  To generate $50,000, you would need to have almost $1,700,000 saved, and be able to generate a 3% cash flow on that money (which is reasonable if invested in dividend paying stocks).

Flynn has created many different products. While his LEED exam is what got him started, he has both earned a commission from selling other people’s products and offered a commission to others who would sell his wares, and also recently created his first software, SmartPodcastPlayer.com, after realizing that most online podcast players offered only the basic stop/start/volume features. He hired a development team to create a superior one, which was a success from day 1. “We sold out 250 beta licenses in less than 24 hours, because I was addressing a need but also, I had built up an audience and trust with them … When you build that amount of trust with your audience, whatever you come out with, they will love.”

State and local tax refunds — You might have received a refund of your state or local income tax you claimed as an itemized deduction on your prior-year return. If so, usually a portion of your state or local income tax refund is taxable. However, even if you itemized, part of the refund could be tax-free. To learn more, see the State and Local Income Tax Refunds tax tip.
I’m on board with having more than one source of income, but I definitely want to make my “extra” income as passive as possible. I don’t want to end up pushing myself to always earn more, more, more and never enjoy the life I have. Having said that, it’s nice to have the security blanket. My blog doesn’t earn much, but I also know it could earn more if I really needed it to. It also helps to l

Investing is arguably the easiest way to make passive income.  The problem is most investments sound good in theory but don’t work out so well in practice.  And if you don’t have much experience or access to capital, let alone the time to work it all out, it can seem more or less impossible.  However, there is one smart way to invest that just might work.  Continue reading >
hey, help me out if you can. I did some research sometime back on generating income from the internet and came across a program that reviewers found very accessible and legit. The program’s name was in German and it totally escapes me, it started with an N, like, Nietsche or something that looked similar to that word. The creator, his package include how-to videos. Do you know what i am talking about?
Freelancing is basically a kind of work where people are self-employed as they take projects and some piece of work from some company or person but they are not the part of that company or organization. As opposed to a regular salary job where the payments are fixed and monthly, freelancing projects/assignments are paid per case basis. Hence a freelancer is not supposed to work full time for the company/person, instead they just need to finish only a specific task. Freelancing can be a full-time career for many professionals. And the most amazing part of freelancing is that it is not limited to a particular domain, from content to coding, freelance jobs are available in every domain. In India, Freelancing is not considered as a highly paid job, but that’s not true. Your earning capacity depends on your quality and quantity of work. If you want to earn more apart from your full-time salaried job, freelancing can be a great option for you. There are many online websites where you can find a freelancing job. You just need to give time to select and get a good project/assignment.
If you’ve ever thought to yourself, “I wish there was a product that did this,” then invent it! Create a product, medical or otherwise, and sell it as a company or get royalties for it. It’s not impossible to figure out, I have many friends who have taken a concept to market. Don’t overlook an invention as a fantastic means of attaining passive income.

Dividends made sense 40 years ago as a relatively simple rule of thumb, but after all the work done by John Bogle with index investing, and academics with Monte Carlo sims and the 4% rule, dividend investing just isn’t the simplest, cleanest way to invest or receive passive income anymore. It’s actually significantly more risky compared to index investing, because dividend companies are a much smaller share of the total global economy compared to the broader indices.
Passive income differs from active income which is defined as any earned income including all the taxable income and wages the earner get from working. Linear active income refers to one constantly needed to stay active to maintain the stream of income, and once an individual chooses to stop working the income will also stop, examples of active income include wages, self-employment income, martial participation in s corp, partnership.[4] portfolio income is derived from investments and includes capital gains, interest, dividends, and royalties.[5]

We have decided to invest in 2 ETFs, a multi asset allocation ETF (Fixed Inc, alts and div paying equities) and a preferred stock ETF. This will cover almost 45 percent of our deficit. We will be extremely diversified, can access the markets at a very low cost and the investments are liquid. On this pool of $, we have no plans to invade principal unless the investment grows by 20 percent, which we think is unlikely given the characteristics of the investments.
As an struggling young Engineer (back in the Carter era) I bought anything I could renovate then rent to justify paying the 18% interest. I never took vacations but worked on my properties all in the pursuit of passive income. I drove junk for many years & many months I just got by on credit cards. My friends & colleagues were amused by my ‘stupidity’ but most are still working to make enough for retirement.
However, I think for those who are willing to do what it takes, the sky is the absolute limit. As an example, I’m trying to take a page out of FinancialSamauri’s book and create an online personal finance and investing blog. It is an enormous undertaking, and as a new blogger, there is a seemingly endless amount of work to be done. That said, I hope that one day I can not only generate some passive income from the hours of work I have put and will put into the project, but I hope to be able to help OTHERS reach their financial goals.
Regardless, it took me around 18 months to start turning a profit online. It started with around $100 per month, then grew to $200 per month. Then it kept growing and growing until, eventually, the money I earned online surpassed what I earned in my regular, 9-5 job. That was last year, and my online income is still growing. Believe it or not, it all came from starting this simple, yet effective, blog.

My dad is in  a similar situation as we speak, things have not been going well for him at work (but I do think he has himself to blame) and seems likely he will get let go.  Mr. Budgets and I both see how our parents are and we totally want to be on the other end of the spectrum when it comes to how they handle money. It motivates us to save and invest even more.
