The key here is to correctly project income and expenses in order to calculate cash flow (the free cash you can put in your pocket after all associated property expenses have been paid). You have to find out ways of creating multiple sources that are suitable for you and can add steady flow of income in your monthly salary basket. It could be as low as INR. 100/- per month but has to be steady.

I own several rental properties in the mid west and I live in CA. I have never even seen them in person. With good property management in place (not easy to find but possible) it is definitely possible to own cash flowing properties across the country. Awesome article…if this does not give somebody a clear roadmap, they probably were never going to get there in the first place! I’m kind of like you trying to figure out where to place “new” money and maturing CD’s in this low interest environment. Rates have to go up eventually…I dream of the days again where you can build a laddered bond portfolio paying 8%. I plan for a 5.5% blended rate of return, with big downside protection.
Active income is needed because you know you can always push away to bring in steady income. Passive income is needed to bring in a little extra on the side. You must ensure to never put all your eggs in one basket. When generating multiple streams of income, you must have different sources to rely on – because in the end, nothing is 100% reliable.

First of all, let's face the facts. Working 9 to 6, you won't have any time during the day. If you choose to have a second job during the evening hours, you'd get burnt out very easily. Chances are that you might under-perform in both the jobs. I recommend having a side business rather than a second job. Some investment of money and time would be required at first. I have come up with a few options that would require less work from you but would be a decent second source of income.

The Lake Tahoe property continues to be 100% managed by a property-management company. It feels amazing not to have to do anything.
