No one wants to plan for a loss but it is always better to be prepared. US have recently seen a real estate meltdown that has caused the entire economies of the world to go into recession. So, it is very important to foresee such meltdowns and be prepared for losses. A second income source will ensure that you have enough rotational money to see you through losses.

How do you do this?  Well, try to get the highest paying job you can!  Ask for a raise!  Utilize services, such as Glassdoor.com, to see how your salary competes with others in your same job.  Some companies really force employees to leave to get a raise, and then come back for another raise.   This industry jumping promotional strategy is very common and could work.

Regardless, it took me around 18 months to start turning a profit online. It started with around $100 per month, then grew to $200 per month. Nah you misunderstood me. I’m working 50 hours a week now to get residency and only taking a couple of classes. I’ll be working 10-20 hours a week when I go back to schoool full time a year from now. I tried working 35 hours and school full time but got burned out last year so no more of that. My grades are so-so. I got a 3.7gpa in all my GE’s and really on a conservative basis planning to remain around there which would mean 1 B for every 2 A’s. To get residency realistically I got to earn 300 dollars in taxable income a week for a year, and in the meantime am allowed to go to school part time given the fact that I can pay for school with the money I have earned within the period I began to establish residency, so no outside cash because my bank accounts will be audited at the end of the year.

I have only dabbled in drop-shipping before when I had an eCommerce platform 6 years ago or so. I think it is something that you could do on the side, but you would want to do in depth research on the industry you want to get into before setting up shop. It may be a little less passive up front, but over time you could take your hands off the wheel.

A lot of people these days are moving towards the two job concept. Amongst the people i know who have applied this in their life; the primary reason is that the 9 to 5 job pays their bills, lets the fire burning in the kitchen, and the second job is where their passion lies. I need to create a passive income stream that has a definable risk profile.I have $250k cash as a safety net in my savings account getting a measily 40 bps but I am somewhat ok with this as it is Not at risk or fluctuation (walk street is tougher nowadays). i have 270k in equity in my house, thinking of paying off the mortgage but probably does make sense since my rate is 3.125 on a 30 yr. I have 275k in my 401(k) and another 45k in a brokerage account that is invested in stocks that pay dividends.
First of all, let's face the facts. Working 9 to 6, you won't have any time during the day. If you choose to have a second job during the evening hours, you'd get burnt out very easily. Chances are that you might under-perform in both the jobs. I recommend having a side business rather than a second job. Some investment of money and time would be required at first. I have come up with a few options that would require less work from you but would be a decent second source of income.
These numbers seem counterintuitive for most of us in the financial advice industry. Do we not expect our contribution to the investor’s welfare to be proportionately larger than what these numbers show? Is the median annual income from financial capital really this small? I do remember you mentioning that & how it was your ticket to exit softly and give you time to build the passive income side. Most likely when I do exit it will either be through a sale of the business which would come along with a employment contract or if a worthy successor(s) can take it over, then the business is just another annuity throwing off income. Anyway, I’d enjoy writing a guest article after I survive the next few weeks of work and weddings.
As a millennial in my mid-20’s, i’m only just starting out on my journey (to what hopefully will be at least 5 streams of income one day) and i’m trying to save all that I can to then make my money work harder and invest. It’s difficult though because a lot of people say you should be saving for retirement and have an emergency fund (which is so true) but then on the other hand, we are told to take risks and invest our money (usually in the stock market or real estate). And as a millennial it’s so hard to do both of these things sometimes.

What I find most interesting is the fact that I had never considered options like LendingTree or realityshares for other income sources. Investing in property has been too much of bad luck for people that I know personally, so I am interesting in getting involved in a situation where I would have to be dealing with maintenance issues or tenants. There are services for you to do that, but I had not come across any that didn’t eat most if not all of the earnings. Then again, I live in the NY area. Investing in the midwest would not be reasonably possible for me, directly, but reading about realityshares is something I am going to look into further. That might be a real possibility.
Another way to generate passive income is to invest and be a silent partner in a business. This is very risky, but with risk comes the potential for high returns. For example, several years ago both Lyft and Uber were looking for private investors to invest in their companies. Today, they are worth billions - but you as an investor would only reap that benefit if they go public via an IPO, or get acquired. So, it's risky.

Article writing is one of those things that isn’t at all glamorous, and few people will get excited about it.  With that said, it’s one of the easiest ways to set up your passive income stream.  To give you some perspective, I wrote about 120 articles late last year and have hardly written any since then.  Since that time, my articles have earned me over $700.   I continue to earn $70-90/month without having to do any additional work, which is something I look forward to every month.

Real estate crowdsourcing allows you to surgically invest as little as $5,000 into a residential or commercial real estate project for potentially 8 – 15% annual returns based off historical data. Such returns are much better than the average private equity, CD, bond market, P2P lending, and dividend investing returns. With P2P lending, borrowers can sometimes default and leave you with nothing. At least with real estate crowdsource investing, there’s a physical asset that’s backing your investment.
However, I think for those who are willing to do what it takes, the sky is the absolute limit. As an example, I’m trying to take a page out of FinancialSamauri’s book and create an online personal finance and investing blog. It is an enormous undertaking, and as a new blogger, there is a seemingly endless amount of work to be done. I am 30 years old and am retired. Previously, I made a modest salary as an Army officer. I own three duplexes and a quadplex in central Texas (10 rental units in all), and each of the properties provide me with net rental yields in excess of 15%. The last deal is actually an infinite return as my partner paid the down payment in return for a 50/50 split on a property that would otherwise provide a net rental yield of 18%. The above net rental yields also factor in an excellent property management team who manages my properties while I pursue other investment opportunities. To date, I have never interacted with any of my tenants nor have I ever had to personally deal with any maintenance issues.
The thing is, I’m not talking about buying brick-and-mortar buildings. I tried that many years ago with my father-in-law, and with devastating results. We tried to buy a duplex once, and the deal fell apart after we realized we weren’t really prepared for the purchase. I secretly wanted to become a landlord, but at the same time, I knew it wasn’t for me.

What spurred this blog post was an idea put forth by my friend at ESI Money in which he talks about how the first million is the hardest. ESI shares how his net worth growth has accelerated. The first million took 19 years of work (the clock starts when he started working, not at birth!) but the 2nd million took just 4 years and 9 months. J Money took this same idea and started at $100k, which took him 7yrs 11mos. Each of the next $100k milestones took close to 18 months each to reach.
