1) If your property is not under rent control, you have the ability to raise rent to market prices with proper warning. In SF, I have to give tenants a one month warning for up to a 10% increase and a two month warning for up to 60%. Rent control limits to an inflation index, usually around 2% a year, which is why initial pricing and tenant turnover is important for better profitability.
Writing an e-book is very popular among bloggers, as many have noted that “it's just a bunch of blog posts put together!” You will not only have to make an investment of time and energy to create the e-book, but market it correctly. Will this pattern — representing the prior generation — hold true of the baby boomers?
The growth in the IT sector is attributed to increased specialisation, and an availability of a large pool of low-cost, highly skilled, fluent English-speaking workers – matched by increased demand from foreign consumers interested in India's service exports, or looking to outsource their operations. The share of the Indian IT industry in the country's GDP increased from 4.8% in 2005–06 to 7% in 2008. In 2009, seven Indian firms were listed among the top 15 technology outsourcing companies in the world.
How do you do this? Well, try to get the highest paying job you can! Ask for a raise! Utilize services, such as Glassdoor.com, to see how your salary competes with others in your same job. Some companies really force employees to leave to get a raise, and then come back for another raise. This industry jumping promotional strategy is very common and could work.
Until the liberalisation of 1991, India was largely and intentionally isolated from world markets, to protect its economy and to achieve self-reliance. Foreign trade was subject to import tariffs, export taxes and quantitative restrictions, while foreign direct investment (FDI) was restricted by upper-limit equity participation, restrictions on technology transfer, export obligations and government approvals; these approvals were needed for nearly 60% of new FDI in the industrial sector. The restrictions ensured that FDI averaged only around $200 million annually between 1985 and 1991; a large percentage of the capital flows consisted of foreign aid, commercial borrowing and deposits of non-resident Indians. India's exports were stagnant for the first 15 years after independence, due to general neglect of trade policy by the government of that period; imports in the same period, with early industrialisation, consisted predominantly of machinery, raw materials and consumer goods. Since liberalisation, the value of India's international trade has increased sharply, with the contribution of total trade in goods and services to the GDP rising from 16% in 1990–91 to 47% in 2009–10. Foreign trade accounted for 48.8% of India's GDP in 2015. Globally, India accounts for 1.44% of exports and 2.12% of imports for merchandise trade and 3.34% of exports and 3.31% of imports for commercial services trade. India's major trading partners are the European Union, China, the United States and the United Arab Emirates. In 2006–07, major export commodities included engineering goods, petroleum products, chemicals and pharmaceuticals, gems and jewellery, textiles and garments, agricultural products, iron ore and other minerals. Major import commodities included crude oil and related products, machinery, electronic goods, gold and silver. In November 2010, exports increased 22.3% year-on-year to ₹850.63 billion (US$12 billion), while imports were up 7.5% at ₹1,251.33 billion (US$17 billion). The trade deficit for the same month dropped from ₹468.65 billion (US$6.5 billion) in 2009 to ₹400.7 billion (US$5.6 billion) in 2010.
The key liability that remains, as human capital dwindles, should be funding one’s retirement income. Given the blended retirement pattern discussed in this column last March, we can expect that some retirees will start spending their financial capital and others will keep building it, at least for a while. A lot of people don’t even know about my life insurance business, but it’s a huge part of my success. Like my other big projects, however, I started it to help people. It’s obvious, but every successful product solves a problem or fills a need- if the problem must be solved quickly, even better. What’s an urgent need? How about a car repair when you’re stuck on the side of the road (‘had the transmission on my car give out on a highway exit ramp. I don’t recommend it). Another good example is heat or air conditioning repair at home.
As can be seen from the above table, the corpus of Rs1.41 crore has been invested in a debt fund that conservatively yields around 9.75% per annum. So the idle money earns debt fund yields while a portion of the corpus is withdrawn each month for a period of 15 years till the age of 60. For simplicity, we have considered annual periods but the annual SWP of Rs.18,27,000 will translate into monthly income of around Rs1,52,250. Additionally, since the withdrawal is structured as an SWP, the capital gains tax will only apply on the return portion and not on the principal portion which makes this method a lot more popular and tax efficient.

How passive it really is: Excellent – Once your ads are running, you could literally just sit back and watch the money roll in. Again, you are spending money to make money here, so there is risk involved. However, once the ads are set, the income can be very passive. Keep in mind, you may need to monitor and possibly modify ads if they aren’t performing well.

I own several rental properties in the mid west and I live in CA. I have never even seen them in person. With good property management in place (not easy to find but possible) it is definitely possible to own cash flowing properties across the country. Not for everyone and not without it’s drawbacks, but it seems to be working for me so far. I’m happy to answer any questions about my experience with this type of investing.
However, until we get another reset in valuations (I’m calculating a 40% to 50% correction is justified ), I’ve moved largely to the sidelines. Beginning in July 2013, I began slowly reducing equity exposure and am now sitting firm at 40% with the balance in various forms of 5 yr cd’s and short duration bonds. This is down from over 60% when I ramped up to take advantage of the March 2009 lows.

I always figured I lived lean enough (and had enough saved up) that I could handle things even without my main source of income. However, after leaving my job last year and having a tough time with freelancing, I realized not having a job was more of a mental drain than a money one. I like knowing I have control and can call on another source of income and increase it when I need to.
Multiple streams of Income covers this strategy. I highly recomend you read it if for that reason alone. Beats the typcial buy and hold (or is that buy and hope), dollar cost averaging and other so called sensible stategies which don't work unless you have a 20-30 year time horizon. Ask anyone who saw their investments plumet during the Jimmy Carter years back in the 70's how long they had to wait to get their investments back up to break even level. Want to take a guess? Would you believe 15 years? That is close.
If the income is for personal services performed partly in the United States and partly outside the United States, you must make an accurate allocation of income for services performed in the United States. In most cases, other than certain fringe benefits, you make this allocation on a time basis. That is, U.S. source income is the amount that results from multiplying the total amount of pay by the fraction of days in which services were performed in the U.S. This fraction is determined by dividing the number of days services are performed in the United States by the total number of days of service for which the compensation is paid.
