The craziest part of this was I’d wake up in the morning and there would be more money in my bank account, from people who had bought my book overnight. When you think about it, an online store that sells something that’s digital is something that’s open 24 hours a day, 7 days a week, 365 days a year. Using tools, software and systems, you can automate the delivery process so you literally don’t have to do anything to serve that audience. That’s super powerful.

Big question is how to fix the target for Second Income. Very simple, if your Monthly Expense is 50k & residential property can yield rent of 25k then you need 3 residential units i.e. one for self and two for second income source.
Self-Employed Income: This is a big shot played by you, where every shot is decided and executed by you. Where the success of your work is determined and expressed by your belief and performances. Yes, there are some demerits of the same for suppose you are sick or want a vacation; still you have to run the show and cannot be completely unavailable for a long time from your establishment.
Regardless, it took me around 18 months to start turning a profit online. It started with around $100 per month, then grew to $200 per month. Venture debt ($12,240 a year): The first venture-debt fund has returned almost all my initial capital, so I decided to invest $200,000 in the second fund. I took a risk investing $150,000 in my friend's first fund, so I'm hoping there's less risk in the second fund, given he has four more years of experience on top of his 12-plus years of experience running a venture-debt portfolio for another company.
I enjoy how you lay out real numbers. A lot of people wouldn’t do that. While you admit that you are somewhat conservative, I think the $1M in CD’s is just too conservative. Assuming you don’t need the cash flow now (which you say you just save anyways) then all that could be invested for potentially higher returns. For example, what if you bought San Francisco real estate along the way instead of CD’s. Or, an SP500 Index fund. I bet your average return would have been higher than 3.75%. Sure you could lose it, but the point is if you don’t need the cash flow now, you should try to increase that nut as high as possible until the day you actually need it. Your nut could be $5M right now if you had invested in asset classes other than CD’s for the last 14 years. Don’t get me wrong, you have done far better than me, but I guess I would take a little more risk if you don’t rely on that cash flow.
Business Income: Contrasting to the self-employed ones, the business owners do not do all the work on themselves. In fact they get things done by different set of people working for them and they run the business. They create a system which then functions smoothly even with minimal supervision. This calls for a much less risky position and allows you time to build more and more income sources for yourselves.
Let’s say a company earns $1 a share and pays out 75 cents in the form of a dividend. That’s a 75% dividend payout ratio. Let’s say the next year the company earns $2 a share and pays out $1 in the form of dividends. Although the dividend payout ratio declines to 50%, due the company wanting to spend more CAPEX on expansion, at least the absolute dividend amount increases.
Portfolio income can come from multiple sources – interest/bond coupons, stock dividends, financial strategies including derivatives and capital growth. Each offers some cash flow and some also offer potential capital gain with some risk from liquidity and volatile prices. In this low-yield environment, many investors rely too heavily on cash flows and to pursue this are venturing further into riskier areas than they’d normally consider.
