The key thing to note in those various streams is how few of them rely on my active participation on a daily basis and how they are fueled from savings. Currently we have a duplex and a condo that we rent out. I manage the properties myself so it does take a little time. The rental properties are mostly passive, but I have to do some work occasionally. Recently, I had a tree trimming company out to trim the maple in the back and remove some dead arborvitaes along the fence. We decided to replace the arborvitaes with potted bamboos to help screen the property. So this past weekend, we split a pot of bamboo and planted some mint in the garden. That one sentence sounded easy, but it took us 3 hours to do. We carted an old pot of bamboo from our balcony and it was a struggle. That thing must have weighed 100 lbs. Anyway, we’re willing to put some work into the duplex because we plan to relocate there at some point. Also, the rental income shows up as negative income in our tax due to depreciation. That’s a nice side benefit to being a landlord.

Let’s say a company earns $1 a share and pays out 75 cents in the form of a dividend. That’s a 75% dividend payout ratio. Let’s say the next year the company earns $2 a share and pays out $1 in the form of dividends. Although the dividend payout ratio declines to 50%, due the company wanting to spend more CAPEX on expansion, at least the absolute dividend amount increases.

Capital growth in your portfolio can offset the eroding effect of inflation.  But any capital gains that exceed the overall inflationary effect can be drawn off to augment your portfolio income.  Of course, you must first generate those gains by making thoughtful investment selections.  While allowing strongly growing assets to keep doing that, it is prudent not to allow them to become a dangerously large part of your portfolio lest they go off the boil.  So if you selectively trim profitable positions along the way, you can boost your income.

Rental properties are defined as passive income with a couple of exceptions. If you’re a real estate professional, any rental income you’re making counts as active income. If you’re "self-renting," meaning that you own a space and are renting it out to a corporation or partnership where you conduct business, that does not constitute passive income unless that lease had been signed before 1988, in which case you’ve been grandfathered into having that income being defined as passive. Anthony, nice setup! To your question about the rental mortgages, you haven’t said what interest rate you are paying. As a start, if you are paying more than the risk free rate (Treasury bills) which you probably are, then a true apples to apples comparison would be yes, pay off the mortgage. But, if you are comfortable taking more risk, you have other options to invest in which you *hope* will yield you more over the coming years. You also didn’t say whether the rentals generate net income and if so, how much? What is the implied rate of return on the equity you have invested in them? If you pay the mortgages off, you’ll have even more equity tied up, will the extra net income make that worthwhile? Maybe you should use the money to buy more rentals instead, if purchase opportunities still exist in your town. … this is less of an answer than a framework to analyze the decision, hope it is helpful.

I’ve been researching a path to financial independence, and the wealth of knowledge here is amazing, but at times overwhelming. I’m honestly not quite sure where to start. We had a few property managers, but I wasn’t happy with their work. They didn’t really paid much attention to our properties and the tenant had a tendency to do whatever they wanted to. My dad is in  a similar situation as we speak, things have not been going well for him at work (but I do think he has himself to blame) and seems likely he will get let go.  Mr. Budgets and I both see how our parents are and we totally want to be on the other end of the spectrum when it comes to how they handle money. Great Article. If you think about it, it doesn’t make sense why every person in the WORLD doesn’t have multiple streams of income. Why is it the norm to have 1 source of income to pay for 15 expenses (mortgage, student loans, rent, food, phone, utilities, car note and etc). You have to do something different in order get a head and have some financial freedom or else you are going to stay in your situation at your J.O.B. (Just over broke). I applaud those who have found this site because they are taking the first step to change their life because like I always say, change your mind and your money will follow.

Well written piece, but I question the core premise. Why the fascination with maximizing “income” (passive or otherwise). Shouldn’t the goal simply be to maximize long-term after tax growth of your entire portfolio? If this takes the form of dividend paying stocks, so be it. But what if small caps are poised to outperform? What if you want to take Buffet’s or Bogle’s advice and just buy a broad market index like the S&P 500, (no matter what the dividend because you’ll just have it automatically reinvested to avoid the transaction fees).

One of the things I'm surprised your article doesn't mention is the tax advantages of this type of investment. The depreciation and rehab costs (purchasing distressed properties) can be huge deductions to ones income taxes, which none of the others have. Then, along with the appreciation of real estate, this passive income investment outperforms the notion of maxing out my 401k as well.
Do you know of a successful business that needs capital for expansion? If so, you can become something of a small-time angel investor and provide that needed capital. But rather than offering a loan to a business owner, you instead take an equity position in the business. In this way, the business owner will handle the day-to-day operations, while you will act as a silent partner who also participates in the profits of the business.
5. Make sure you are properly diversified. Capital preservation is underrated. We saw a lost decade for tech stocks between 2000 and 2010 after the first dot-com bubble burst. It actually took 13 years for Nasdaq investors to get back to even. I have to agree. Our Duplex cost us 200k initially in 1998. Over time and completely refurbishing the property with historically appropriate sensitivity, we invested another 200k or so. We just had a realtor advise us we could ask 700k for it today. It nets us 30k annually after taxes, insurance and maintenance. We still have a loan on it which I have not taken into account, that will be paid off within 5 years if we keep it. My mental drama now is, while I am quite giddy over the prospect of earning a tidy sum of profit if I sell, what then would I do to equal the ROI and monthly income this thing generates? Rents are low, they should be 4k a month and will only go up. Tempted to keep it and not sell. And while I do have some stocks, I basically suck at them. I am much better at doing properties.

Have a low barrier to entry. You can’t start a real-estate empire if you don’t have the capital required to buy property. You can’t drive for Uber if you don’t own a car. You can’t start a travel blog if you’re stuck in the middle of nowhere Kansas. You get the point. Every side hustle has a barrier to entry, make sure you pick one where you meet the requirements. But remember, the lower the barrier to entry, the more competition there normally is.

I want to develop a passive income stream in the next 4 years, nothing grand, maybe an extra 500-1000 dollars a month, but I’m not sure how to go about it so I was wondering if you had any tips. I’m so-so as a writer, and am currently finishing up my second book (just write as a hobby), and in the past made about 30-50 dollars an hour as a free lance writer but that was a couple of years back, it was only for about 10-20 hours a month, and the gig just dried up. I just got particularly lucky with that. I’ve tried online poker as a means in the past, and which I learned A) was not passive income but hard work and B) I have an addictive personality which resulted in me losing the 4g I earned in 6 weeks over the span of 72 hours so that’s out of the picture. I also partook in some illegal selling of things when I was younger, but being a little older and wiser the risk-reward ratio for possibly ending up in Jail just doesn’t match up. I tried making three businesses (dog walking, house cleaning, and personal assistant) and while those all were succesful to varying degrees and earned me about 15-25 dollars an hour, they weren’t mobile and quiet honestly I don’t have the time to be a full time dog walker or run a house cleaning operation seeing as I’ll be in school, work, and athletics.
