With $200,000 a year in passive income, I would have enough income to provide for a family of up to four in San Francisco, given we bought a modest home in 2014. Now that we have a son, I'm happy to say that $200,000 indeed does seem like enough, especially if we can win the public-school lottery to avoid paying $20,000 to $50,000 a year in private-school tuition.

One of the things I'm surprised your article doesn't mention is the tax advantages of this type of investment. The depreciation and rehab costs (purchasing distressed properties) can be huge deductions to ones income taxes, which none of the others have. Then, along with the appreciation of real estate, this passive income investment outperforms the notion of maxing out my 401k as well.

Hi, in as much as the article in this blog appears to be a source for information for us folks who are perhaps a little older (and wiser) would it be possible to point a person who is extremely sceptical about earning extra income.. other than worked 9-5 for? ( that person of course is me). Who now in a few years should be retiring, problem is, no money there to retire on. So a second source of income/investing is critical to my wife and I.
The legendary investor, Warren Buffett rightly said that if you cannot create a second source of income by the age of 45, then you have really done injustice to yourself. If you are in business or if you are an independent consultant there are multiple streams that you can consider. But what if you are employed and your existing contract does not allow you to take up other work? Also, your pressures at your workplace may be tight enough to leave you with little spare time to worry about how to create a second stream of income. That is when you have to make money work hard for you. Let us look at two such approaches.
If you need cash flow, and the dividend doesn’t meet your needs, sell a little appreciated stock. (or keep a CD ladder rolling and leave your stock alone). At the risk of repeating myself, whether you take cash out of your portfolio in the form of “rent”, dividend, interest, cap gain, laddered CD…., etc. The arithmetic doesn’t change. You are still taking cash out of your portfolio. I’m just pointing out that we shouldn’t let the tail wag the dog. IOW, the primary goal is to grow the long term value of your portfolio, after tax. Period. All other goals are secondary.
What I did: I first identified my favorite places in the world to live: San Francisco, Honolulu, Paris, Amsterdam, New York City, and Lake Tahoe. I then looked up the median rent and housing prices for each city. Then I factored in private education costs for two kids to be conservative given I may not have two kids and public schools are often good enough. After calculating all vital costs, I then did a self-assessment of how happy I was making $50,000, $100,000, $150,000, $200,000, $250,000, $350,000, $500,000, and $750,000. I decided working 20 hours a week making $200,000 a year is the best income balance for maximum happiness. 
ie first you need to haul ass and do something crazy, eg write a quality 20,000 word ebook (insanely not passive hahahah), but then you get to sit back and enjoy seeing PayPal sale messages pop up on your iPhone each morning as sale after sale after sale is made…on an ongoing basis and without any additional work. Since I knew I’d eventually be losing my day job income, I had to set realistic goals. There was no way I was going to make a six figure salary blogging and working online after only 2 years but I thought it might be possible to cover our monthly expenses for a few months while I took time off and looked for a new job. I already had some secondary sources of income and there were others that I specifically tried to build up.
I agree mostly with the real estate advice. I’m looking for ways to take advantage of the condo I own to get up the rent from ~$0.90/ft to the $1.2-1.5/ft that seems more like the range in the same area. I’d have to put in a bit of capital (probably 10k on the low end for just the basics up to 40k if I wanted to remodel the kitchen and 2 bathrooms up to par with the area), so the return is likely there if those upgrades warrant $1.30/ft (given the unit is larger than most 2br/2ba in the area).

Mike, I don’t consider the income from FS to be passive, as I’m spending time commenting to you right now. But since 75% of my traffic comes from search, the most traffic I would probably lose is 25% for probably a year. And then my search word rankings would probably slowly fade given frequency of posting new content is one of the search algo variables.

This is the best post I’ve seen on passive income streams. I’m similar to you in that I worked in IBanking for a few years but wanted out. My approach is a little different, instead of starting with the CD’s, I’m trying to build up my net worth with riskier asset classes such as stocks and real estate to get the benefit of compounding. Then, as I approach my retirement year goal, I’ll start moving them into CD and bond ladders. In theory at least, it’s best to have the highest net worth just before retirement, then convert them to risk free passive income. You’re method is more patient and probably more practical than mine. I guess I’m willing to take more risks.
Freelancing is basically a kind of work where people are self-employed as they take projects and some piece of work from some company or person but they are not part of that company or organization. As opposed to a regular salary job where the payments are fixed and monthly, freelancing projects/assignments are paid per case basis. Hence a freelancer is not supposed to work full time for the company/person, instead, they just need to finish only a specific task. Freelancing can be a full-time career for many professionals. And the most amazing part of freelancing is that it is not limited to a particular domain, from content to coding, freelance jobs are available in every domain. In India, Freelancing is not considered as a highly paid job, but that’s not true. Your earning capacity depends on your quality and quantity of work. If you want to earn more apart from your full-time salaried job, freelancing can be a great option for you. There are many online websites where you can find a freelancing job. You just need to give time to select and get a good project/assignment.
What I find most interesting is the fact that I had never considered options like LendingTree or realityshares for other income sources. Investing in property has been too much of bad luck for people that I know personally, so I am interesting in getting involved in a situation where I would have to be dealing with maintenance issues or tenants. There are services for you to do that, but I had not come across any that didn’t eat most if not all of the earnings. Then again, I live in the NY area. Investing in the midwest would not be reasonably possible for me, directly, but reading about realityshares is something I am going to look into further. That might be a real possibility.
The original version of Barbara Winter’s book, Making a Living Without a Job, came out in 1993, and in it, she recommended creating multiple "profit centers," as opposed to building a single income stream.
