"That's certainly true for entrepreneurs, but even for people who work inside a company, cultivating a side income stream of some sort — whether it's having an Etsy store on the side, or doing a little bit of coaching or having a workshop now and then, whatever it is, doing a little bit of paid speaking — having that sideline gives you additional protection against uncertainty and also has a lot of other benefits.

I would say it’s better to get into the investing game before an emergency comes up, of course, so that your investment income is a bit more stable (hopefully). They’re good parts to include in your whole plan, which should be a balanced one. I was coming at this from more of a “how to prepare” perspective.
Another great way to get started is to identify an area of interest you have. For instance, Robert Duff has been successful in building passive income by selling books on Amazon. Then, go out and start talking to people. Ask them, “What are you struggling with right now? What are your biggest pains? What’s something you wish existed that doesn’t?” That’ll give you some ideas about where to get started.
Network marketing, or multi-level marketing, seems to be on the rise. Companies such as Young Living Oils, Avon, Pampered Chef, and AdvoCare are all multi-level marketing companies. You can earn passive income through network marketing by building a team underneath you (often referred to as a down line.) Once you have a large team you can earn commissions off of their sales without having to do much.
What are your thoughts on an Immediate Annuity as a passive income vehicle? I suppose it’s not a great investment since you never get your principal back, but the risk is zero and the cash flow is fairly good, approaching 6% currently. And, since you are guaranteed payments for life, you may not care that you never see your principal again anyway since you’ll be dead!
Pardon for being a bit of a newbie to true investing outside of a 401k. What about those of us who have 1) Just been laid off, and unable to find work due to lack of a degree (apparently 17 years in the industry with 5 certifications is just simply not enough – which is okay. It gave me the kick in the arse to get back to school finally) 2)Have three children to support (age 11 and under), and 3) Oh yeah – cannot find work. What do you recommend when the only source of positive revenue has ceased to come in and you now have less time than ever – due to responsibilities (i.e. doing well in university = academic scholarships means investment in time, plus spending 20 min breaks with kiddos) – to create positive sources of income ? I truly am wondering from an investor’s point of view how you would handle the pivot point of life if ever you had been faced with it. I realize this may be only imaginary, but at this point, I welcome your “what ifs” scenario on this one. You’ve truly done amazing work and I thank you for being so transparent.
It’s obvious that stocks outperform real estate in terms of capital gains, but I would like to see S&P compare to Real Estate in SF, Manhattan, LA. Our house in NC was $80,000 20 years ago. It’s only $150,000 now. Same house in Santa Monica went from $200,000 to $1.8 million. People who happen to bought real estate in major metropolitan would have a natural positive association with real estate investment.
What spurred this blog post was an idea put forth by my friend at ESI Money in which he talks about how the first million is the hardest. ESI shares how his net worth growth has accelerated. The first million took 19 years of work (the clock starts when he started working, not at birth!) but the 2nd million took just 4 years and 9 months. J Money took this same idea and started at $100k, which took him 7yrs 11mos. Each of the next $100k milestones took close to 18 months each to reach.
The author speaks in circles a lot in this book. This is more of a motivational book than showing you how to do what the title suggests. Think of it as an "Idea Book". With that said, if you are looking for ideas on how you can diversify your income, then this book isn't terrible. But if you need to know step by step, then this IS NOT the book for you. If you are like me, you already know the concepts this book is referring to, you just do not know HOW to get started. I got one thing from this book that I thought was helpful -- "Tax Lien Certificates" -- look it up!
Not everyone is eager to do this, but consider renting out space in your home for extra income. You could take in a full-time boarder, for example, but you needn't be that extreme. Instead, consider renting out an extra room via a service such as airbnb.com or homewaway.com. If you do so for just 20 nights a year and charge $100 per night, that's $2,000 in pre-tax income! If your home is in a desirable spot, maybe you can rent out the whole house for just two weeks in the summer, charging $2,000 per week and collecting $4,000.
Speaking of credit cards, if you don't use them to rack up debt, you can instead use them to generate income streams for you -- via their cash-back or rewards programs. Some cards offer flat-rate cash-back percentages up to about 2%. Others target certain kinds of spending or certain retailers. If you spend a lot at Amazon.com, for example, you can get a card that rewards you with 5% cash back there -- which can really add up. (It's not hard to spend $250 per month at Amazon, which is $3,000 per year -- enough to earn $150 back.)
One thing I notice about the debates on both tax policy and income inequality is that a lot of people seem to have relatively hazy ideas about how income is earned in America, and how much of each kind of income there is. For example, if someone is earning $300,000 a year, where is their income likely to be coming from? How much revenue is drawn from capital gains taxes? And how is income distributed between corporate shareholders and workers? People don't tend to have very strong priors about the answers to these questions, because they simply haven't yet learned what the relative sizes of different sources of income actually are.
Think about it. If you are saving for retirement, you are trying to save enough in investing to generate enough income to replace your primary salary. Let’s take my friend’s example above: $50,000 a year. To generate $50,000, you would need to have almost $1,700,000 saved, and be able to generate a 3% cash flow on that money (which is reasonable if invested in dividend paying stocks).

Highly-paid professionals (like doctors) should definitely be looking into multiple streams of income. In fact, more than anyone, we are in the best position to accelerate our growth towards financial freedom. We’re able to earn the necessary capital and immediately throw that money into creating additional streams very quickly. We just have to be strategic about it. Keep your expenses in check, and be disciplined about moving your earned income from your day jobs and straight into the money-making machines. There is a balance to be had here. You just have to figure out exactly where it is for you.
I invest about 5% of my pre tax income in 401k that my employer matches. Have close to 70k in cash in checking. Also,I liquidated around 40k in my 401k and not sure where to invest that in (bonds vs stocks) because of stocks trading at record high. Have a rental property that is paying itself now and I will pay off the mortgage completely in 5 years. My immediate concern is the cash in checking acct that’s not doing much. My reasons for diversifying income are simple: I want to be able to quit my day job eventually. But your reasons may be different, maybe your job isn’t that secure or your co-workers are starting to feel the pressure. It really doesn’t matter why you diversify your sources of income, what matters is that you do it. Making money won’t happen overnight with second sources of income so if you wait until it’s too late you’ll be screwed.
Great breakout of some common items that are (mostly) accessible to individuals. My biggest issue with p2p is the ordinary interest it generates and the ordinary tax that we have to pay. That really takes a bite out of the returns. Fortunately, I opened an IRA with one of the providers to juice the return with zero additional risk. 6-8% nominal returns over a long period of time will make me very happy. It should end up as 5-7% of the portfolio anyway, so nothing too significant.
