The other point is that it is pretty easy to get started.  You don’t need to be super rich, and you don’t need a lot of time to get started.  To say it requires no time would be a lie, but you don’t need to make anything listed above your life.  You can work at your job, invest your excess income, save to buy a rental property or rent out a room in your current house, and you start a side job online without breaking a sweat.

It’s outdated as far as referencing information contained within. It’s just detailed enough to make you feel like your getting some good information but in reality since the links don’t work your really getting nothing except some information that you then have to find detailed answers elsewhere, to bad they turned off their website with that supposed information. I also emailed the company for links for these detailed answers that they left me wondering and they never replied. I would pass on this book unless you want to get a general idea of some things to look at doing but they are not worth the read since they failed to uphold their website that had more information.


Build a list in a particular niche and tell them stories. Create a bond. Build a relationship with them. It's important. Then, when you've created a bit of culture, start marketing affiliate products or services to them that you think they might like. To your point about Municipal Bonds, my concern is tax reform. While everything is mostly being worked behind closed doors (and likely wont ever see the light of day). There is still the chance they propose to limit the amount of the tax free nature of these bonds. While I dont sen panic in the streets, I do see a scenario where bond prices get additional pressure because municipalities have to increase rates due to people putting their money to work elsewhere.

I don’t really know much about those…I should take a look from a diversification standpoint. If you don’t mind me asking, what do you target for your net effective tax rate on your passive income? Also, I’m sure you’ve probably covered this somewhere, but how do you deal with healthcare? One more dumb question…have you found that you spend more or less money than you anticipated once you retired?

OK, I know what you're thinking — maybe you're not a writer. However, as Tamez says above, chances are, you're an expert sy ~something~. Also, chances are that other people want to know what you know. So whether you write an eBook on dating or tips on how to fix your car, once you write, self-publish the book, and let it go, it can sit on a site like Amazon and sell itself. Of course, you can market it, too, but that's another story! Some sites let you keep most of the earnings, while others do not.
Coaching – I’ve been coaching ever since I was in college and I love it. And since I coach a club team, the time commitment averages only about 10 hours a week. The money isn’t great if you depend on it for living but it’s the perfect secondary source of income since it’s very easy for me to get hired as a coach(and it’s tax free through business deductions).
A number of operations have supported access to safe water sources and sanitation services, and the better management of water resources, including giving 4.2 million rural people an improved water supply (from 2013). Unfortunately, I can’t answer that conclusively one way or the other. It all depends on you, what you like to do, your work ethic, personality, etc. If you are a good writer perhaps you could write a book and make money that way. Or, you could start your own website and do affiliate marketing. Just because you are young it doesn’t mean you can’t make money doing at least a few of these ideas. There are many opportunities that I found and tried out that at the time seemed great. But when I took a step back, I realized that I was working a lot for very little income whereas other things I love doing brought in much more money.

After employment, I think that most individuals gain income diversification through investing.  It is important to look at why we invest: because at some point we plan on using this money for something.  For most, it is saving for retirement, and the investing is done through vehicles, such as a 401(k) or IRA.  But investing is not just about stashing money away for a rainy day – that is what an emergency fund is for.  Investing is about having enough capital to generate income.
As for me, I started focusing on passive income last year, but have owned rentals for 5 years. $25k now outside retirement accounts in mostly real estate. Looking to invest another $500k cash into real estate to get about $65k, and then 1031 under performers next year to hopefully boost that a bit higher. Heavy in real estate, but feels lower risk than the stock market to me if you have cashflowing properties. Real estate is inflation adjusted, and built in cashflow raise when the loan pays off.

1. I started with doing tuitions , even after I picked my first work. Being in IT, I always had 5 days a week schedule but tuition/coaching is a time-tested way to earn clean money. I was teaching Mathematics to class X people. And if your pupil do good, like what happened when I was teaching this lady (in 1995) whose parents have given up on her, she was a in a plush school and I don't know what worked, she got such good marks that they hunted me down for a big pack of sweets after her X board exam, then that is extremely rewarding. You can start from your home, do evening class then move to a rented place and so on. It is very tiring but as I said, noone would short-change a teacher.
Unfortunately, it took a while for the real lessons to sink in. I was probably 20 or 21 when I read Rich Dad, Poor Dad the first time, which means I wasn’t exactly sure who I was yet. I knew I wanted to work hard and make money, but I wasn’t sure how. This made me a prime candidate for  multi-level marketing pitches, and the dream of “getting rich quick.”

Everything passive first takes active energy. The time to put in the effort is when we are young and not ravaged by disease or burdened by family obligations. Pick the niche and stick to it. If it's a diet and fitness related blog, maybe the niche is the Ketogenic diet, the Atkins diet or some other form of diet or fitness.
No one should turn down wind farming’s ultimate passive income for the next 30 or more years … even 60 years when there is a positive cash flow on the sum total of all base payments when computing inflation for the next 60 years based on the previous 60 years, as long as the next era’s energy resource is not perfected (at which time they would not renew the option for the second 30 years).

An obvious example is over exposure to bank stocks, which have been excellent investments for over a century.  Though a foundation of most portfolios, bank stocks do involve more risk at certain stages of the economic cycle than many realise.  Being less exposed to bank shares in the last few months could have preserved some capital.  So, a more diversified approach can help mitigate some of these risks.
