For instance, a business owner who works in the company she or he founded would have to pay an extra 15.3 percent in self-employment payroll taxes compared to someone who merely had a passive interest in the same limited liability company who would pay only income taxes. In other words, the same income earned actively would be taxed at a higher rate than if it were earned passively.

Investing in Index Funds – I use Vanguard for this, but there are several reputable sites out there that allow you to do the same thing.  It’s a good way to invest excess cash that you don’t need now and use it to diversify your portfolio.  I’m not going to make a specific recommendation here, but Vanguard does have a page that will make a recommendation to you based on your risk tolerance.  This is generally going to require more up-front money than Lending Club (probably $1,000+), but if you have the money, it’s something to consider.
Lending Club (U.S. Residents Only) – I talk about Lending Club in every one of my income reports, because I still believe it’s the best source of passive income, even though it’s not my largest source.  You can get started for as little as $25, and over the past 2+ years, my interest rate has been 7% or higher, which I think is very good given the relatively low risk involved.  This is even more true given the recent market downturn. Affiliate and referral marketing involves driving sales for another business which then pays you a commission for each sale it acquires through your efforts. The Amazon Associates affiliate marketing program is one of the best options for people looking to earn money this way. You need set up a website with outbound links redirecting to products on Amazon (or another site that offers affiliate programs) and if a visitor from your site buys the product, then that business pays you a share of the amount spent.


My personal finance blogs were started with $100, but you can start a blog with $20 if you buy hosting on a monthly basis. That’s 4 Starbucks coffees or 4 packs of cigarettes many paycheck to paycheck people do find a way to buy. After six months of HARD work, my first site started generating $2,000 a month, and today, those three sites generate over $5,000 a month, while all I have put in was hosting for $100-ish every year each, and a website redesign for under $1,000 after three years. Freelance writing and translation jobs are also a sizable part of my income that did not require any upfront investment. Investing $10 a month in index funds is also a realistic way for many to build yet another income stream.

Unfortunately, I can’t answer that conclusively one way or the other. It all depends on you, what you like to do, your work ethic, personality, etc. If you are a good writer perhaps you could write a book and make money that way. Or, you could start your own website and do affiliate marketing. Just because you are young it doesn’t mean you can’t make money doing at least a few of these ideas. According to Chris Anderson of The Long Tail fame, this multiplicative impact seems to be related to a networking effect. Power law distributions seem to be created by “preferential attachments” among nodes in “scale-free” networks, which is to say that the winners are more connected than the losers. Mike, I don’t consider the income from FS to be passive, as I’m spending time commenting to you right now. But since 75% of my traffic comes from search, the most traffic I would probably lose is 25% for probably a year. And then my search word rankings would probably slowly fade given frequency of posting new content is one of the search algo variables.

Investing in a business: Another good way to generate passive income is to invest in a business --even a small one -- in return for a percentage of the profits - just like Shark Tank, only smaller. Lending $10,000 to a local business that, for example, is working on a mobile app for Apple phones could lead to a passive income-generated share of the profits when that mobile app starts selling like hot cakes.

I have only dabbled in drop-shipping before when I had an eCommerce platform 6 years ago or so. I think it is something that you could do on the side, but you would want to do in depth research on the industry you want to get into before setting up shop. It may be a little less passive up front, but over time you could take your hands off the wheel.

However, I think for those who are willing to do what it takes, the sky is the absolute limit. As an example, I’m trying to take a page out of FinancialSamauri’s book and create an online personal finance and investing blog. It is an enormous undertaking, and as a new blogger, there is a seemingly endless amount of work to be done. Think about it.  If you are saving for retirement, you are trying to save enough in investing to generate enough income to replace your primary salary.  Let’s take my friend’s example above: $50,000 a year.  To generate $50,000, you would need to have almost $1,700,000 saved, and be able to generate a 3% cash flow on that money (which is reasonable if invested in dividend paying stocks).

This is an interesting take and good advice for those who probably do not need to ever worry about becoming destitute. I’m sorry but too many of your options including your own list of income require quite a bit of initial investment/capital and these suggestions are useless to those living paycheck to paycheck. I’d like to see the average low to middle income household purchase additional property for rental, invest in their portfolio (if they can even start one), or even afford to have a vehicle or room to rent. Dividend investing is right up there for sure. You don’t have to charge $48. You can charge <$10 to boost sales. The internet has enabled so many creatives to publish their works at a low cost. People will surprise themselves if they try to create like when they were in school. The other reason why I have Creating Products edging out dividends is because of the much higher POTENTIAL to make a lot more money. For example, $20,000 a year in book sales requires $570,000 in dividend investments to replicate the same amount. Plus, there is capital risk. With book sales, there is a correlation with EFFORT, and you are not beholden to the whims of the markets.
If you have an empty house or room you can rent it out on AIRBNB and OYO Rooms. Many travelers are looking to spend one night at a place. You can always rent out your empty house or room to them. All you need to do is list your room or house online, explain the rules and you are good to go. Travelers will pay you online. This way you don’t have to search for clients. They will come to you.
3. Start as soon as possible. Building a livable passive-income stream takes a tremendously long time, largely because of declining interest rates since the late 1980s. Gone are the days of making a 5%-plus return on a short-term CD or savings account. Today, the best 12-month CD is at 2.5%, and the best money-market rate is about 1.85%, which is not bad, considering such rates were below 0.5% just a couple of years ago. I think more and more people are recognizing the advantages of having multiple sources of income, thanks to the Great Recession. It was a real wake-up call to many good workers who lost jobs not because of poor performance but due to restructuring and cost-savings. They never considered themselves to be vulnerable and they were. You have to find out ways of creating multiple sources that are suitable for you and can add steady flow of income in your monthly salary basket. It could be as low as INR. 100/- per month but has to be steady.
If you're a graphic designer or even an amateur artist, there are plenty of sites which will pay you for sharing your artwork. Sites like Etsy, Zazzle, and The Souled Store allow people to add their designs to T-shirts, phone cases, mugs, posters, book covers, and more. If and when these products are bought, the sites then pay a commission to the contributing artist.

1) If your property is not under rent control, you have the ability to raise rent to market prices with proper warning. In SF, I have to give tenants a one month warning for up to a 10% increase and a two month warning for up to 60%. Rent control limits to an inflation index, usually around 2% a year, which is why initial pricing and tenant turnover is important for better profitability.


The biggest surprise is real estate being second to last on my Passive Income Ranking List because I’ve written that real estate is my favorite investment class to build wealth. Physical real estate doesn’t stack up well against the other passive income sources due to the lack of liquidity and constant maintenance of tenants and property. The returns can be huge due to rising rental income AND principal over time, much like dividend investing. If you are a “proactive passive income earner” like myself, then real estate is great.


Portfolio income can come from multiple sources – interest/bond coupons, stock dividends, financial strategies including derivatives and capital growth.  Each offers some cash flow and some also offer potential capital gain with some risk from liquidity and volatile prices.  In this low-yield environment, many investors rely too heavily on cash flows and to pursue this are venturing further into riskier areas than they’d normally consider.
