The coolest part for me is a little part called Taxbot. It’s a cloud on the site that tracks all of my business expenses and you can download that to your phone, take a picture of your receipt and toss it. It also will track your mileage via GPS for you, when you need to. This has saved me so much time, and I feel so much more organized. You wouldn’t believe what I deal with during the Tax Season. Boxes and boxes of receipts, trying to piece it all together.

In January 2018, I missed my chance of raising the rent on my new incoming tenants because it didn't come to mind until very late in the interview process. I didn't write about my previous tenant's sudden decision to move out in December 2017 after 1.5 years, because they provided a relatively seamless transition by introducing their longtime friends to replace them. A lot of people these days are moving towards the two job concept. Amongst the people i know who have applied this in their life; the primary reason is that the 9 to 5 job pays their bills, lets the fire burning in the kitchen, and the second job is where their passion lies. CDs seem like a good choice for older people, but I have time on my hands and real estate knowledge, so I’m sticking with what I know, despite the fact that most people will tell me it is foolish and I should diversify.

Real estate crowdsourcing allows you to surgically invest as little as $5,000 into a residential or commercial real estate project for potentially 8 – 15% annual returns based off historical data. Such returns are much better than the average private equity, CD, bond market, P2P lending, and dividend investing returns. With P2P lending, borrowers can sometimes default and leave you with nothing. At least with real estate crowdsource investing, there’s a physical asset that’s backing your investment.
I see you include rental income, e-book sales and P2P loans as part of your passive income. Do you not consider your other internet income as passive? Is that why it’s not in the chart? Or did you not include it because you would rather not reveal it at this point? It’s obvious that stocks outperform real estate in terms of capital gains, but I would like to see S&P compare to Real Estate in SF, Manhattan, LA. Our house in NC was $80,000 20 years ago. It’s only $150,000 now. Same house in Santa Monica went from $200,000 to $1.8 million. People who happen to bought real estate in major metropolitan would have a natural positive association with real estate investment.

Blogging is a great way to stream in income. Some consider blogging as a passive income source and they are pretty much dead wrong. It takes a lot of hard work and time to build your blog into a viable business.  It is not a good get rich quick scheme, but with time and patience you can easily earn a full time income and even exceed what you make at your full time job if you are really good.
And, let’s face it; not everyone wants to sling body wraps or nutrition shakes to their family and friends. That’s why offering a service is often one of the best, and least uncomfortable, ways to earn side income doing something you love. Maybe you want to clean houses or rake leaves or help people file their taxes. It’s totally up to you, and that’s the beauty of this option.
