I’ve had more jobs than I can count since I ‘officially started working’ at the age of 14. And I say officially because I was always hustling as a kid. There were the ordinary things like lemonade stands and selling my old junk at our family’s yard sales but I could get pretty creative when it came to making money. In high school, I remember asking my mom to give me extra bags of chips and snacks in my lunch so that I could re-sell them to my classmates for 75 cents or even a dollar. I was kind of a chubby kid so I guess my mom just figured I liked to snack a lot.
You can advertise your parking offer locally in the classified ads of local newspapers, or go to websites like Gumtree.com. Remember to include important information in your advertisement, including distance from local transport links and anything that will set your place out from the crowd, such as having 24-hour access or the fact the garage is in a CCTV area. We’ve discussed how to get started building passive income for financial freedom in a previous post. Now I’d like to rank the various passive income streams based on risk, return, and feasibility. The rankings are somewhat subjective, but they are born from my own real life experiences attempting to generate multiple types of passive income sources over the past 16 years.
5) Determine What Income Level Will Make You Happy. Think back to when you made little to no income as a student. Now think back to the days when you just got started in your career. If you do this, you’ll reach financial independence and early retirement quickly.

At age 55, I own high-end rental properties (near the beach) and commercial buildings servicing the medical industry. I was widely criticized during my career for not living up to my income; that is, buying big homes with many fancy cars. I married a great woman who understood that saving and investing today meant a better lifestyle and more freedom tomorrow. Our passive income is half of my active income from sales, but my net worth has increased substantially. We are both happier and healthier than we were in the high-stress pressure cooker of franchise sales. The naysayers have become converts to the concept of passive income, but they have locked themselves into a “big hat, no cattle” lifestyle. It has been a great ride!

One of the things I'm surprised your article doesn't mention is the tax advantages of this type of investment. The depreciation and rehab costs (purchasing distressed properties) can be huge deductions to ones income taxes, which none of the others have. Then, along with the appreciation of real estate, this passive income investment outperforms the notion of maxing out my 401k as well.
We currently have 4 sources that are sustainable. W2 income, interest income, dividend income and blogging. Of course only 2 of those are passive and aren’t enough to support our lifestyle, yet. One day! My wife is also working on building up a side job and I’m looking for ways to boost up my own side hustle too. The next big income source I’d like to add to the mix would be a couple rental properties but #1 is likely still several years away from being joined into the mix.
If you are unfortunate enough to find yourself no longer able to physically work in your chosen position, developing a skill set that will allow for a complete career change is a must. The passive income route as a second career is a great backup allowing you to hire out what you can’t physically do. Early on in my career I found I was unable to physically tolerate exposure to tobacco smoke. At that time, smoking was allowed in all offices, restaurants, etc. I was blindsided; who ever thought? It virtually removed me from most positions I had schooling for. As luck would have it, I had purchased a duplex while working and saved a small sum. When I had to leave my career, I made a down payment on another duplex doing any maintenance I could myself. If a physical setback of another sort should happen, I can hire.
Start an affiliate marketing website: This passive income model works for individuals who already own a bog or website. Here, your business goal is to contact companies and offer to tout their products and services, usually for a fee or a commission, based on the number of page views you get. Studies show that more people spend time online and less watching TV or reading the newspaper. Take advantage of that leverage and earn income from the tens of thousands of companies who want to reach an audience - maybe your audience. Either reach out to companies directly or go through a site like ClickBank, which offers affiliate marketing opportunities.

You've probably read blog posts and articles that recommend a certain brand of backpack or water, so you click on their hyperlinked link. Oftentimes, that person gets paid a commission when you do. If you have a blog, the same can happen for you. It's a win-win-win for everyone involved — you, the product you're recommending, and the person who clicks on the link to get the product. Pat Flynn talks about this at length on his website, Smart Passive Income, where you can learn a whole lot more on the topic, aside from affiliate marketing.
This is mostly passive once you have it all set up, but it does take a lot of work at the beginning. Real estate investing also requires occasional maintenance. One last thing to mention that I was truly impressed by, before you start your researching…. the panel of Gentlemen who put their minds together behind all of this, have such amazing, impressive backgrounds and innovative minds, it’s no wonder this is taking off so fast. Founded in 2009, worked through all the Legalities for years and started enrolling this past November, 2012. 2nd largest growth in MLM the past 2 months in a row, ever since it hit our state, Arizona. Canada is now launched, too.
The reverse can also be expected unless the rents rise too.  This rental increase might occur if we imagine interest rates are rising because the economic environment is improving.  At present, it is widely expected that rates will rise ever so slowly over many years.  Indeed the US has been looking for the courage to do this over recent months and they may start rising there soon.
A Risk Score of 10 means no risk. A Return Score of 1 means the returns are horrible compared to the risk-free rate. A Feasibility score of 10 means everybody can do it. A Liquidity Score of 1 means it’s very difficult to withdraw your money without a massive penalty. An Activity Score of 10 means you can kick back and do nothing to earn income. To make the ranking as realistic as possible, every score is relative to each other. Furthermore, the return criteria is based off trying to generate $10,000 a year in passive income.
Developing passive income is different. With the exception of one of my passive income streams (cryptocurrency mining), all of the others require real, hard work. Truly, I understand the barriers for people getting into building alternative income streams. I would say that most people WANT passive income, but truly aren’t willing to put in the blood, sweat, and tears to make it happen.
After many years I finally achieved FI and my dividend portfolio basically covers my living expenses. My wife still works in wealth management and I also help her grow her client base. Just about to release a book that I co-authored called Victory Lap Retirement which will be a new source of income. Also plan on doing public speaking and seminars in support of the book which will be an additional new source of income. I will also be creating a Victory Lap website and blog to help sell the book and hopefully over time create a VL community. I will not advertise as I do not want to commit to when I have to produce a blog. I worked hard to get FI and I don’t want to give my freedom back by forcing myself into a set schedule if that makes sense. So basically I will end up with 5 sources of income including ss and most of them are aligned with my passion play. Not a bad way to go out.
Case Schiller only tracks price appreciation of RE. RE as rental investment vehicle is measured primarily on rental yield or cap rate or some other measure. Price appreciation in that scenario is only a secondary means of growth, and arguably should be ignored as a predictor of returns when deciding on whether or not to invest in rentals. More important key performance indicators for rentals are net operating income and cash ROI. Appreciation, if it occurs, is a bonus.
If you can max out your 401k or max out your IRA and then save an additional 20%+ of your after-tax, after-retirement contribution, good things really start to happen. If one is looking for earlier financial independence, such as retiring in their 40s or early 50s, it may be a good idea to skew towards more after-tax savings and investments given one has to wait until 59.5 to withdraw from their 401k or IRA penalty-free.
